This small town of Gunter, TX, about 20 miles north of Frisco, recently made the news for a new development on 1200 acres, 7000 houses, and is expected to increase the population of the town by 10x. Celina is becoming very popular. They are great places to live but we do miss things about Louisiana though.
  2. It’s a hard market for expansion of anything not housing and even there with rates rising and costs being unpredictably high it’s tough. My town added a new stop light at a nearby intersection and they haven’t been able to turn it on for 6 months because a controller they need is on back order.
  3. It’s very fast growth here. Jerry Jones owns a lot of the property in that area so I’d be surprised if it doesn’t happen. It’s also close to the new PGA headquarters so it’s a very key area for growth. Before we know it the burbs will be to Oklahoma.
  4. This is my first contribution in a while but my oldest kid LOVES Cains so we hit up store 1. The old Wolf advertisement is pretty cool.
  5. I wish that intersection was a round a bout years ago.
  6. We have one in The Colony. I don’t care for it much. It doesn’t seem to help traffic much.
  7. I’m out sure what a typical IKEA does revenue wise but I know the DFW Nebraska Furniture Mart, they were disappointed with just missing out on $1 billion of annual revenue. That place is pretty awesome. I bought couch there last week.
  8. I think Ikea’s furniture sucks, but I really like their kitchen and dining room stuff (cups, plates, pans, etc.). That store is very popular, it would be a huge win for DS!

  11. That Ruby Tuesday’s spot has been empty for years. If On The Border is out, hopefully you can get a Chuys. Way better in my opinion of the chain TexMex places.
  12. DFW is definitely pushing for HQ2. The only low marks here is the public transportation.

    I left, miss it on occasion but wouldn't move back. No regrets. I'm planning on visiting later this summer. The last time I was back I noticed how dirty things were, and the pathetic infrastructure like you mentioned. On top of that, as a software dev, there was hardly any decent opportunities in BR. DFW has a ton.

But state officials said bids for the actual road construction work for La. 42 will be delayed by a month and, once the bid is let, work should start in the early fall on the two- to three-year project through northern Ascension's growing suburbs. I am so glad I don't have to rely on LA42 on a daily basis any longer. These 5 year road projects are ridiculous.
  16. I think BTR would do aot better if it had a direct flight to the midwest (Chicago), west coast (LA) amd the north east (NYC). There is a discount airline called Allegiant that flys between Phoenix or Vegas to smaller airports.
  17. I do miss driving by that neighborhood, it was fun seeing what people drive. I remember waiting at a red light, two BMW 7 series directly in front, a Mercedes-Benz beside me, a Bentley on the other side, and an Infinity behind me. And then there was me, in my dirty Ford. My house is about 40 miles from downtown Dallas, its very spread out. The grand entrances are definitely a Texas thing. They do it on the houses too, our entryway is 22 feet tall from the floor to ceiling. DFW used to be cheap but in the last 5 years its moved into the top 10 most expensive in the country. The house we bought has gone up 30k in less than a year, DFW average is 8% increase in 2016. Frisco just passed 500k as the average closing price on homes. I have a friend who paid 250k three years ago for a 3,000 sq ft house in Frisco that is now valued near 500k. Its absolutely ridiculous how fast the price has shot up here.
  18. Neither actually. We closed on a new house just outside of McKinney near US75. We rented the first year and I drove by Phillips Creek Ranch every day. Its very nice but very pricey.
  19. I agree although 120 lots isn't awful. My neighborhood has 4 to be shared by 1600 houses, high school and middle school.

What is the status of this much-needed road work? Rodney Mallet, a state Department of Transportation and Development spokesman, says, "The project let was moved to the spring to avoid adverse impacts to recovery efforts resulting from the August flood."
  21. At DFW we pay an extra $2 for covered parking at the express lots.
  22. I think that type of store is better a little bit further out.. I actually think across the river in WBR is probably more ideal for them so this may be a good thing. Bucees is building on all the major freeways just outside of the DFW suburbs including one not very far from where I live. They are massive and people plan their travel plans to stop.

  24. Dan, I was thinking the same thing. My only question, when building a tinfoil hat, is the Sams club brand just as effective Reynolds Wrap brand?
  25. I agree on the ascetic features. I live in collin county and most of the county has design restrictions. The short signs and other things are very nice. The various retail restrictions such as the stone faced walls instead of whatever cheap junk is nice. The grass medians have irrigation systems and are watered on a regular basis and mowed on a regular basis. It all makes for a very nice to look at area. Granted, we do pay a lot of money into the system though to keep it nice. My property tax rate is 2.79% annually. For Ascension, it's too late but extending LA42 to I10 should have been critical. I think taking LA44 over to Tiger Bend would provide relief and a much needed alternative route into EBR. I've been in favor for a while making airline a toll way with feeder roads. I only support tolls because the road wouldn't get built without it. This is assuming you still have the free option as the surface street.
