oh and yes i do think regardless of what developers, or people with experience say.. The average joe (as in non-urban developer) which is about 99% of our population will think much higher of our city with Trumps name in the skyline.

so i really hope this development makes it...

Perhaps. The name will certainly be recognized. Whether that makes someone think differently about the city as a whole, I'm sure many will and many won't. Sort of the same with the NASCAR Hall of Fame -- big deal to some, no big deal to others, some extremists that hate the idea.

I've said plenty of times -- I hope we do get this project, but I don't think we'll have any less wind in our sails if we don't. We've had quite a boom both in business and construction and growth without him so far. I think the biggest signal a Trump investment here sends is notice that this is a good place to invest proven by a national and very successful businessman deciding to make a large investment (either in cash or in naming rights) here. More than average joes caring this could spur other national large scale investors to follow -- though many are already here and showed up in the last couple of years.

^ You are right Uptownliving. I still don't like Smith's consistently non-critical attitude toward projects in this town. It would be nice to have some analysis from a real estate columnist once in awhile. I share CN's sentiment that Charlotte is fortunately not lacking in quality projects and Trump would be a wash either way. I don't have any personal animus toward Trump I am just not a fan of his past "work". During my childhood summers we used take the family sailboat "Voyager" hence my handle ^_^ , from Maryland's Eastern Shore up to Maine. This required passing Atlantic City, NJ and sometimes staying overnight. We always docked at Harrah's Marina because the Trump casinos and resorts in AC had horrible reputations for service and were revoltingly tacky. I realize this is ancient history and I read a few years back that Trump now takes a more classic lowkey approach to his real estate projects. Just in case though, emblazoning "Trump" across a tower in Charlotte should not be regarded as one of this city's great triumphs in my opinion.

Well i never said it would be a great triumph.. Just a great addition to whats already taking place.

Personally, I could care less about Trump or his name being in our city. I am excited about this project though. The retail for one is suppose to be massive. The architecture as it was described to me sounded amazing, and there are a couple other things that would make this deal huge. If it takes Trump to get those "things" here then you can call me a Trump fan. Of course, nothing is final yet, and the project could be scaled down or completely scrapped. I just hope we get the quality project that was originally planned and not some dumbed down version of a Trump advertisement accross our skyline...

I'm for any project that positively adds to the urban fabric of our fair city. I'm also a nut for skyscrapers (duh) so yeah, a new tallest would be nice, especially if it's got a great design.

One thing I don't care about, though, is how this raises our profiles in anyones eyes. Once you stop caring about what other cities and the nation thinks about you and start focusing on what is great and what can be improved about your own city is when you become "real" in my mind. I doubt people in Boston much care about what we think of their city.

With a vacancy rate of 1%, Trump should be the one begging to build in Uptown Charlotte.

If Trump doesn't build, then someone else will. How can a 1% vacancy rate be ignored by developers who are looking to make big money?

You would think that the developers were lining up to build high rises for office space. Maybe they are.

For the record the Trump story in today's paper comes from Doug Smith writing as a columnist...it is not considered an article (yes there is a difference). That is why the story was told from a much more personal and informal writing style than your typical newspaper article.

Well said. I fail to see how this column is a problem at all. At worst, it's Doug Smith's opinion. Personally, I appreciated the more personal style of this piece.

Thanks for the info. What's the source of your knowledge? Do you have any information re: the project's uses (e.g., mix of office, residential, hotel, etc.)?

I have multiple highly reliable sources, and they all reflect that the Charlotte project is still alive, although it has been a struggle over the past few months due to various issues and its certainly not a definite thing at this point although those "in the know" seem cautiously optimistic. As to the mix, I would not be surprised if the original plan reportedly for 40+ story office and 70+ story hotel/resi on top of approx 200k retail base ends up being reconfirgured to better fit the market, but i have not heard that from anyone close to the project so that's just my own speculation.

If one reads back through this vapor ware, one notices there was going to be a very important announcement somewhere around October/November, that fizzled and disappeared. My guess is that is when this project really died. Even more telling was the party that made that announcement has not posted again on UrbanPlanet despite being the one who has made the most posts in this topic.

This guess could be wrong, but if anything else, these don't seem to be the times that more office towers are going to be announced in downtown as I would wonder who would occupy the space. Both BofA and Wachovia have reported some extremely disappointing earnings in the last day or so and signs are that it might get worse. They are probably going to be shedding office space, again IMO, rather than looking to need more space. Barring an announcement that another very large company is going to move downtown, I just don't see the need.

I always say about these towers, despite the announcements in the paper, bj and tv stations, don't count on anything until the bulldozers show up.
