Huntersville Town Board members voted Monday to delay a decision on a massive mixed-use community after a developer made substantial changes to the proposed $800 million project following months of criticism.

The vote came after developer Jake Palillo said he had renamed the community originally dubbed Lagoona Bay Beach Club as “Waterside,” WSOC reported.

The rebrand also comes with other changes, including the addition of man-made ponds and mini lakes used for storm detention and 90 single-family homes that will replace townhomes, which were in the original plan. Palillo also said there are no longer plans to build 212 condos or living options above restaurant and retail space.

I think at this new size this should be approved.  the hotel and convention center is gone.

this land is zoned for a major residential project and this takes the hotel out of it and reduces residential units by 400.  The main complaint is traffic but most of the roads are state maintained like Hwy 73.

Lagoona Bay in Huntersville is no more but Waterside is the new name for radically changed project.  Still with the crystal lagoon but lots of other changes.   This has been one of the most contentious rezoning in the county in years and years.

Changes to the retail lineup at Birkdale Village continue with two new stores setting opening dates in the coming weeks.

Clothing stores Southern Tide and Monkee's are expected to open Aug. 11 and Aug. 18, respectively, at that 250,000-square-foot, mixed-use complex in Huntersville.  Created in Geenville, South Carolina, in 2006, Southern Tide designs coastal apparel for men, women and children with attention to detail and craftsmanship.  Monkee's of Lake Norman, meanwhile, is a boutique offering women's clothing, shoes and accessories. The Birkdale Village store — the 14th location for the North Carolina-born brand — is owned and operated by Huntersville resident Kim Dawsey.

They were among five new retailers announced back in the spring at Birkdale Village. The others — Anthropologie, Evereve and Lilly Pulitzer — haven't yet set opening dates but are still listed as "coming soon" on the center's website.

downtown Cornlieus has outdone here recently its 2 neighbors Davidson and Huntersville in the downtown revitalization projects.    The projects they have within .5 mile of the center of downtown are impressive.

Who owns the land in Davidson on the east shore of the lake including roads like Lake Cornelius Blvd and Gateway Crossing Dr? On Google Maps, this area is shown as a lot of empty grassy space right on the lakeshore. Is this being primed for one of the developments? It's literally right off 77.

I've been thinking it would be really nice if a chunk of the lakeshore was opened up as like a big public beach and boat rental area with tons of lakefront retail, bars, etc. It is a massive and beautiful lake that plays a big role in the region. Was looking around for where something like that might go and found this empty space.

A national homebuilder is looking to the areas around Lake Norman for several new projects.

M/I Homes Inc. (NYSE: MHO) is building nearly 350 homes there across three projects that are expected to begin construction by the end of the year. The homebuilder is developing projects in Huntersville, Troutman and Sherrills Ford with floor plans ranging from 1,884 square feet to over 4,000 square feet. Sales are expected to begin in the first quarter of 2024, but pricing for the homes has not been revealed.........................

""A mill property in downtown Cornelius is about to draw new investment after another key project nearby was completed.

Steve Knox, vice president of Cornelius-based The Knox Group, told the Charlotte Business Journal his team plans to start renovations on Oak Street Mill in 2024. The Knox Group has been part of the 41,000-square-foot mill building's ownership group for years.

Knox said the opening of Cain Center for the Arts next door accelerated their long-held plans to renovate Oak Street Mill. He estimates between $6 million and $10 million will be invested into the renovations.

Knox and his team are targeting a restaurant/brewery use for one portion of the mill once renovations are completed. The remainder of the space will be geared toward office and/or retail uses.

Knox said renovations will take about 12 months to complete. The building will be developed in phases that will be determined by the level of tenant interest.

Steve Knox and Charles Knox of The Knox Group are leading the redevelopment and leasing of the mill building, which currently has tenants such as Oak Street Mill Antiques and Eventive Venues. The renovations will cause rental rates to increase at the property.

Don Peadon of Peadon Finein Architecture is leading design efforts for the renovation project.

Oak Street Mill was built in the early 1900s and was formerly known as the Gem Yarn Mill. The building is at 19725 Oak St.""

New Atrium LKN Hospital should open in 2025.

""Atrium Health is on track for a summer 2025 opening of its new hospital in Cornelius. The $255 million project is expected to be followed by surrounding mixed-use development, according to an Atrium executive.

Bill Leonard, president of Atrium Health University City, said today the Atrium Health Lake Norman building would be encapsulated around the end of this month. Equipment installation in the five-story hospital would take more time, he added. Leonard gave an update on the project during a Cornelius Today Newsmakers Breakfast event at The Peninsula Club. Atrium broke ground on the Lake Norman hospital project last year.

Atrium Health Lake Norman's first phase will include the 38-bed, 170,000-square-foot hospital and a 72,000-square-foot medical office building. The hospital will employ over 282 people, Leonard said. ""

New mixed use development at I-77 exit 33.  

""Cornelius-based NorthState Development is now proposing a plan to develop 480 residential units, along with commercial space, just off Exit 33 from Interstate 77. The developer is seeking to rezone and annex a 52.2-acre site at 443 Alcove Road in Mooresville to facilitate the project. NorthState had previously proposed a development of 660 residential units and 10,000 square feet of retail space at the site before it hit a snag in the rezoning process last year.  NorthState's most recent plans call for 280 apartments and 200 townhomes, town documents show. The commercial element of the project calls for a 2-acre parcel instead of a specific square-footage commitment. NorthState's proposal now includes 27,000 square feet of public recreational space as well.""

Girl Tribe just announced the closure of their Birkdale location. I have heard rumors of trouble within Girl Tribe. Hopefully unfounded. 

It's not really even rumors. They laid off lots of staff in January.
