Rebirth of Downtown Chattanooga (2006 and on)

Recommended Posts

I was scared for a moment and thought the Pickel Barrel had closed as that is in another Flatiron building downtown and then I looked closer. Glad to see they are still alive and well. That is one of my Go To places when I visit Chattanooga.

This is why I love downtown Chattanooga, they have so many older unique buildings there.

I found this information and rendering on the architect's web site. I'll check on the status. It's beautiful. It needs to be another 10 floors.

Just copying this to this page so it doesn't get lost too soon and I'm adding a copy of the current status of what's proposed and under construction from the marketing report River City Company had done.

There are some interesting facts about the hotel market in Chattanooga.

And this find of mine is not official, but some of the renderings of the 'The Bend' project show a hotel on the riverfront with what appears to be a 'W' logo on the highest part of the building. Hmmm.

A 'W' hotel would be a huge get.

Pete, I recall seeing an article  in TFP about two Sundays ago on the subject of new hotels (around 2000 new rooms) being planned or u/c in downtown.  However, I just tried a quick search and could not find it. Do you have anything on that? I'm sure it was in the past 2 weeks.

More on the groundbreaking for the new Embassy Suites hotel per the Chattanooga Times Free Press, including my updated card.

Quote

Chattanooga’s biggest hotel operator plans to make the biggest new investment in downtown in more than a decade by building a $54 million Embassy Suites hotel at Fourth and Broad streets. Vision Hospitality broke ground Monday for a 184-room hotel and conference facility the company plans to build over the next two years beside the Majestic 12 Theater in the 300 block of Broad Street.

...

The seven-story hotel will feature 5,000 square feet of meeting space, including an event center and a rooftop bar, along with 4,800 square feet of retail space along Broad Street for a street-level restaurant, bar and coffee area and restaurant, Patel said.

Just across the river from downtown the Chattanoogan.com has a report about a proposed apartment complex that will be on the river with a boardwalk and access to a marina. There are some interesting renderings, but other information regarding who the developers are and how many units there will be is not included. I am making a guess that there will be about 150 units. Some quotes....

Quote

Developers said it was decided to have the parking as part of the buildings, though that is more expensive. That way a wooded portion of the property that abuts Renaissance Park can be retained as a nature area instead of used as a surface parking lot, it was stated.

A board walk is planned along the river at the rear of the project, officials said. There will be access at the river to a boat dock.

And a few renderings (the map is my design) ....

20-story office tower planned for downtown Chattanooga. From the Chattanooga Times Free Press;  (not free)

Quote

A 20-story office tower in downtown Chattanooga is planned on what's long been known as the Civic Forum Block and would stand as the tallest building to go up in the central city in nearly a half century.

Located on what's now a parking lot at Market and 11th streets, the structure would reinforce the city's core as the business, civic and cultural hub of the region, said Matt Phillips, managing partner of Chattanooga developer Rise Partners.

.....

While the building is still under design, it could hold from 400,000 to 700,000 square feet of space, Phillips said.

No renderings yet.

Chattanooga City Council unanimously approves extra floor for North Shore development

https://www.timesfreepress.com/news/2023/sep/12/chattanooga-city-council-oks-extra-floor-development-tfp/

The Chattanooga City Council unanimously approved Tuesday a seven-floor apartment complex on Manufacturers Road, one floor above the maximum allowed on the North Shore under the zoning regulation that governs the city's downtown.

At a meeting in June, a planning committee allowed the development at 418 Manufacturers Road to go past the six-floor maximum. Joseph Wingfield, the owner of the land, also requested to decrease the minimum space from the Tennessee River from 100 feet to 80 feet. The committee denied that request.

And the Arts building where a lot of art workshops, classes and open studios are available to the public for a small fee.

I love that part of town... Chatty has, in my opinion, the feeling of a much larger city, from it's relatively high density of historic brick structures to it's riverfront, and it's large buildings of importance like the Aquarium.  I mean compare it to one of it's regional peer cities like Greensboro, Huntsville, Jackson, Baton Rouge, Lexington or Montgomery and to me it's not even close as to which one feels like the larger more vibrant place.

At the beginning of the 20th century, Chattanooga, Knoxville and even Nashville were not that far apart in population. They were basically peer cities and had a wide base of narrow streets and brick buildings. Of course, the state capital grew faster and moved up to different peers.

Chattanooga apartment, retail developer to buy Eureka Foundry site on Southside

Riverside Development announced Monday it has entered into an agreement to purchase the site of the Eureka Foundry, which is in the process of shutting down after 121 years of operation. Chris Curtis, the president of Riverside Development, said the 7.5-acre foundry site at 1601 Reggie White Blvd. could house an array of different new developments after the foundry is closed.

Chattanooga Lookouts stadium site developer sees home run potential on Southside site

When the new Chattanooga Lookouts stadium opens on the former Wheland Foundry site in two years, the master developer for the project hopes to offer far more than a playing field for players and fans.

Jim Irwin, the Atlanta developer who has successfully redeveloped other abandoned industrial properties in Fort Wayne, Indiana, Atlanta and Nashville, said Thursday he hopes to bring a mix of residential, office and retail development along with unique community and public spaces around the new minor league baseball stadium planned on Chattanooga's Southside.

New City (Jim Erwin) is the same developer of the Neuhoff project in Nashville.

Site of Chattanooga Lookouts stadium could hold 12-story buildings as owner seeks zoning to spur development

Developers of the planned replacement for the existing Lookouts facility downtown already have chosen a footprint between West 26th and West 28th streets on the parcel. The site will maximize the reuse of its historic foundry buildings in the design, they said earlier.

"They will make it different than any other minor league stadium," said Jim Irwin, president of Atlanta-based New City Properties and the master developer of the tract.

Some of the 5,000 to 6,000 permanent seats for the proposed multiuse facility will be incorporated into one of the existing foundry structures on the first baseline, he said.
