I took the comment re: hotel near Tyber Creek as the one that's been planned for Cleveland and Worthington for the better part of 5 years.  Could be wrong and the comment was in regards to something else slated for the area.

100 room hotel in Dilworth on the old abandons autoshop land next to Snooze.

No that's it, it has had some progress with the DCA recently.

No that's it, it has had some progress with the DCA recently. 

Is the car-restricted workforce development project happening?  I absolutely love that proposal and how it looks.  Would love to see that come to Historic West End along the streetcar line with ground-floor incubator retail.

They were working with the DCA on it, but I haven't heard anything since early Covid. I hope it gets built too, as its the perfect area in the neighborhood for that.

So, the hotel at the abandoned lot at Worthington and Cleveland is outside the Historic District.  It did take several redesigns to pass city council for the rezoning it needed several years ago, but at this point doesn't need additional approvals as long as the design doesn't materially change.

The workforce housing apartments on Euclid between Tremont and Worthington is in the Historic District.  While it doesn't need rezoning, it does need HDC approval.  The redesign had it first hearing this month.  Not sure how well it's going.

Whether they need to or not, the Hotel has been working with the DCA and the Historical District Commission on design.

Oh....I see now that the OmShera (the hotel developer that owns the land) has asked for TOD-NC (CD) rezoning.   Originally they asked for TOD-NC, but after pushback from the neighborhood, added the conditional amendment that stipultes to parking minimums, but see that of a few weeks ago (according the minutes from the neighborhood meeting) they would not be committing to a site-plan or specific use, only parking minimums.

From that, it seems like OmShera is probably not planning to develop the previous hotel, and is more likely preparing the lot for sale.....flip side is could be a back-door into a much denser hotel, or a way to use cheaper materials (the last rezoning dictates a high % of the facade being brick, this would eliminate any such material requirements except what is in TOD-NC).

Looks like city zoning staff is supportive of this.

My personal opinion is this probably shouldn't be approved without additional restrictions on height (75' max, not eligible for bonus) and some stipulation banning certain materials that would normally be banned from this historic district (which is across the street) such as vinyl and EIFS.

I recall from my visits here at my introduction time that it was to be condominiums from Wendy Fields, developer. The site had (has) an underground fuel tank(s) and was an auto transmission shop* and taxi repair shop in other iterations. The soil tested poorly for residences and cleaning cost was prohibitive for the size of the project. Then came the hotel which is less concerning since habitation is for such short periods. Likely this is the best use considering the cost of remediation for other uses. Insurance and finance would also have a say in this.

*The transmission shop was there in the late 70's and I had an auto transmission repaired there at that time. The owner had moved his shop from Morehead Street where the Clock on the Greenway is at Kings. That location had been a service station before the transition to transmission repair. Next door was the Center Theater.
