Fifth & Lafayette (one 40-50 story tower or two 25 story towers? 739 units, 18,350 sq. ft. of retail, internal garage) on Greyhound Bus Station site at 709 Rep. John Lewis Way South

A mixed-use tower seemingly is being eyed for the downtown Nashville home of Greyhound Bus Station. According to a document filed with Metro and regarding water and sewer availability, the future high-rise would site in Pie Town and could offer 739 residential units and about 18,350 square feet of ground-level retail and “maker space.”

The main address of the three-parcel approximately 1.7-acre site is 709 Rep. John Lewis Way (Fifth Avenue South), with the property partly fronting Lafayette Street. The two other parcels — located to the immediate east of the bus station on Lewis Way (and on the other side of an alley) — offer a small surface parking lot and a lot for bus storage.

The Post has been unable to determine the prospective developer.

The document notes the tower could offer 207 studio apartments, 369 one-bedroom units, 148 two-bedroom apartments and 15 three-bedroom units.

Barge Design Solutions is handling engineering and land-planning work.

An entity affiliated with Stamford, Conn.-based TwentyLake Holdings LLC owns the property, having paid $14.55 million for it in late 2022.

Greyhound officials could not be reached for comment regarding a possible relocation.

Taking an educated guess, I believe this could be one tower of 40-50 stories, or two towers in the 25 story range.

I measured the parcel on parcel viewer yesterday after finding this, and it's only a 2 acre site. You'd think it would have to be decently tall to fit 700+ units even with multiple towers. 

IMO, if this happens, this will go a long way into cleaning up Pie Town. I wonder where the Greyhound operations will relocate to, there aren't many places within the core that make sense.

Millcreek is putting 800 units on 3.95 acres roughly twice the space in a 6 and 11 story building. With that being said, I doubt this will be in the 40 or 50 story range considering it will have 207 studio units which are smaller.

If and we all know “IF” is the key word here, this project comes to fruition. Then I think if there is hope for Amtrak service in Nashville’s future, someone needs to be smart and consider building a transit center/train depot on that parking lot behind Union Station. Then Greyhound can be incorporated into that facility, along with WeGo and ride sharing services . Kinda just seems to make sense to have a central location for all transportation options.

It depends also on the amount of parking space they are incorporating into the design. We know that could lead to an extra 5-10 stories as evidenced elsewhere in this city. I could see this similar to the Albion project now starting on the Beaman site

They are almost required to go underground with parking depending on how metro deals bonus height on this project if they need it. More than likely they could go underground with all of it.

Fair point. And I appreciate that they build a ton of units. Just wish they'd invest a bit more in exterior architecture

I tend to agree, that’s a element that seems to be lacking on many projects around town.

That's a pretty big footprint.  I'm guessing this turns out to be another of the monolithic low-rise housing projects similar to the others in that area.

I tend to lean towards that scenario, but just the dream of a 40-50 story got me checking my blood pressure . Wow, how sweet twins would be!
