I noticed the sign up for the 400H 20+ story tower at Hillsborough and Harrington today. Looks like demolition of the existing buildings will start soon.

Well hopefully one of the recent downtown proposals gets underway soon.  Pretty much everything currently under construction is topped out and/or nearing completion, and the Triangle economy is booming way too hard for there to be a construction lull.

I think this initial proposal was talked about in the linked thread.  Maybe we can get a mod to combine them so that there's no confusion.

This is awesome. Thought this was way past dead. Glad to see some movement finally.  Kind of figured it was an either/or situation with 301.

Here is the website and it said construction would start in 2020 so maybe it just a year behind due the pandemic

Given that Dallas based Trammel Crow is behind this I would say it is a go.  They have the means to do it.  They have built several midrise apartments in Charlotte and a high rise office building back in the 1980s.

I think that this development is substantial enough to have it's own thread. That's why I created it.

Hasn't there been a sign up at that location for some time now? I haven't heard any news or updates on this project . I could be wrong though. I hope I'm wrong.

About 2 years now.  I don't think this project is happening any time soon.

400H permitting has been resubmitted to CoR for a fresh review. Design and size remains the same. Still no construction timeline but it's a positive move forward. Now there's at least 8 towers of 20 stories or higher awaiting construction: RUSBUS, City of Raleigh tower 1, 400H, Raleigh Crossing Residential Tower, Smoky Hollow III, South Street, Salisbury Square tower 1 and tower 2.  That's not including all the vague 40 story rezoning items as there's no indication of their current statuses.

Apparently construction is imminent on this project.  Although I'll believe it when I see it.

Plans call for 20 stories of mixed-use space including 150,000 square feet of Class A office space, 242 luxury residential units and 16,000 square feet of ground-floor retail space.   The project is situated on the 400 block of Hillsborough Street at the intersection with North Harrington Street and caddy corner to The Fallon Company's Raleigh Crossing development.""

I did not realize or forgot Trammel Crow out of Dallas is involved and they are major national developers.  and construction financing is in place.

with this and 30 story RUSBUS tower this will really expand the skyline of the largest city in NC's most populous county.

Developers in Raleigh need to go back to geometry class and learn about shapes other than squares and rectangles.

Here is their new website for 400H   Interesting both the office tenants and apartments have outdoor space on the 9th floor. It is separated but looks like they share a large fitness center.

It looks like a J Davis special although I didn't see them listed on the project team.

Currently pre-demolition asbestos removal of the old structures.  Might take several weeks before demolish occurs.

Fencing has been up for a couple weeks now, existing buildings are still there though.  Hopefully this will spur a redevelopment of the parking deck diagonally across the street, which is a huge dead zone and I hardly ever see cars parked there anyway.  This and the AC Hotel are really going to help connect Glenwood South with the Warehouse District, however the tracks are an obstacle and I wonder if there is any chance of a dedicated pedestrian bridge being built to further connect both of those areas.  Currently there are sidewalks mostly everywhere, but a lot of them are narrow and right up against the street which isn't super ideal for an area that is really starting to fill in.

Buildings on this property are currently being demolished, site should be cleared in a couple of days!

Drove by tonight, unfortunately it was pretty dark and I only had my phone so the pictures would have sucked, but about half of the buildings have been knocked down!

Busted a few caps of the 400H site. It's definitely going to make the Hillsborough St approach into downtown a beautiful sight when it's completed. I say now that Raleigh has done it's job with the "filler" buildings. It's time to get those 40+ story buildings.

I was just thinking too that this was the last of this size within the main grid.
