Here is a screenshot from Smeagolsfree's excellent Nashville Development Map showing the teal site in the center of the frame listed as 100 11th Ave. South:

^ ^ ^ Shelby Smith comes to our Meet-Ups pretty regularly, and he has shared that he gets at least one offer a week for the past several years on this significant tract.  He and his partners are being VERY patient and awaiting just the right one.  I believe they would like partner with another developer if it all makes good sense.

I don't know about all the patience and waiting for the right one. We've had some swings and misses, and possibly some mis-steps. Still hopeful on all fronts. One step at a time.

This always seemed like a pretty light use for a property in a prime location, even if it's a little oddly shaped and bounded. But I assumed there was some kind of reason why it made sense. Any chance they're reconsidering something bigger that would take better advantage of the space?

Who...HealthStream?

As it turns out, Capitol View had been pretty much ruled out in favor of some other options, but their persistence and willingness to work with us ultimately won us over. We have lots of remote employees and guests coming into town on a regular basis, so the close proximity of a hotel (will share the lobby with us!) in Capitol View was a big plus. In addition, the other mixed-uses of the development such as residential, retail, dining, etc. and the big park which will sit between the RR fork all weighed in on the decision.

Interesting, thanks. Did you have a role in this decision?

I don't think this has been posted yet.  The Gateway Germantown project is apparently now being called Gateway 808.  There are a couple of new renderings at this link.  Hopefully this does eventually happen, even though it obviously might not be anytime in the near future.
