former Earth Fare store getting new tenants that might be a better fit for that spot.

""The former Earth Fare space at Morrison in SouthPark will soon be home to a number of specialty shops.

Foundry Commercial has lined up the first two tenants for that roughly 25,000-square-foot former grocery store, which closed in September of 2021.   

Ann Sacks plans to open its first showroom in the Carolinas. Its 13,124-square-foot space will feature fine tile and stone offerings for residential and commercial projects. It also will have in-stock vanities and plumbing solutions. An on-site slab gallery will allow clients to hand select specific slabs of premium marble, quartzites and travertines from around the world.

The upscale Morrison shopping complex is also home to design-focused tenants such as Circa Interiors, BD Jeffries and Maison by Kim Mauney.

“Morrison has truly become a destination focused on design and luxury living,” Hines says.

Atlanta-based Magnolia Laine Bridal has also snagged just over 2,000 square feet there. This is the bridal boutique’s first Charlotte location. Josh Beaver, with The Nichols Co., represented Magnolia Laine in the transaction.

Hines says a national medical spa brand is expected to sign a lease for another 2,000-

plus square feet at Morrison within the next few weeks.

Negotiations with three additional tenants for roughly 5,200 square feet are ongoing.""

Orvis is leaving Phillips Place for Strawberry Hill Shopping Center. This is a massive space, so I am assuming it will be split into multiple smaller units. Add in the two lingering vacant spaces, and Phillips Place could see some more new-to-market retailers as they continue their upscale transformation. Very intriguing.

In a story about some renovations at the Southpark Towers, the almost twin office buildings on Fairview which are 80% occupied according to the article.  I looked up the rezoning and their plans again.  

They plan to add a 5 level MOB medical office building in the parking lot by the Ruth's Chris and a 17 story apartment tower that includes a parking podium next to the existing parking garage.  On the other side of the garage is where the fire damaged a separate apartment building.

I like the plan and adds more density to the Southpark area.

this was approved last night so major changes to the SouthPark Tower and the surface parking lot for Ruth's Chris.

""Charlotte City Council voted last night to approve Crestlight's request to rezone The Towers at SouthPark site from office flex campus to mixed-use development district. The firm filed the request in July 2022, and according to the updated site plan, will add up to 300 multifamily units, 112,000 square feet of medical office uses or a hotel with up to 224 rooms, and up to 38,000 square feet of retail space at the 9.9-acre site.

Crestlight has also committed to providing a right-of-way easement for the SouthPark Loop along Piedmont Row Drive and Fairview Road, crosswalk and traffic signal improvements at Piedmont Road Drive, and funds paid to SouthPark Community Partners to construct about 700 feet of linear improvement to the loop.""

and yet another surface parking lot dissapearing in the Southpark area this one behind the Apex development.

""A petition by Childress Klein to allow RAC(CD) (regional activity center, conditional) zoning on 2.28 acres on the east side of Apex Drive and north side of Coltsgate Road, west of Cameron Valley Parkway. The project includes up to 400 multifamily units for phase two of The Apex development.""

Apex at Southpark Childress Klein did a great job on this and looking forward to the addition mentioned in the post above. 

Very high density urban project in the Southpark area.

Now just because I have not been inside the mall in the last year I have been to the area many times of course.  anyway the new Mill Creek apartments are rising from where the horrific fire was next to the Barclay and behind the Southpark towers.  Plus around the SP Towers there will be even more apartments which is good too (even though the surface parking lot for Ruths Chris will disappear)  Monday.

walked around a bit in the Southpark area this afternoon.   Lincoln has put up some new fence banners about their planned office tower behind the Capitol Towers.

Was back in Southpark area again today.  Here are the new apartments behind the Southpark Towers that are rising again and also this parking lot by Ruth's Chris will be developed into a building at some point by the new owners of the Southpark Towers.

In and around Southpark area today.  I know Childress Klein is expanding Apex Southpark to have 440 additional apartments over to Coltsgate Rd behind the 2 office buildings along Sharon Rd.  What is going on with the Sharon Station as it looks abandoned and vacant now.  These are the little buildings that look like train stations.    Sharon Station | Childress Klein   Childress Klein owns this too is there anything planned for this site?

CK rezoned the Sharon Station property for a 250,000 SF office building that included two access points that tie into Apex, so it'll likely feel a part of the development once that site is redeveloped.

No activity yet on the Publix at the Colony on the site of the former Colony apartments.  Plus some other photos of Southpark area developments. 

This area has really gotten much denser in the last 10 years with lots of new apartment complexes.

last piece is an office tower and I am sure that will wait until tenant is found.

I can't figure out, did Simon have any input in this planning process?  It feels like this overwhelming corporate presence that the vision plan only cursorily acknowledges.
