  1. That building and the adjacent lot are probably the most prime development sites in the core downtown. I really hope whenever it gets developed, it's 25 stories+
  2. Isn't all of Gaines township pretty much suburban garbage? I don't really get the "we want to preserve valuable corn fields". A densely wooded area, I could see, even the unique Fruitride area I kind of get. If you want to be surrounded by corn fields maybe move to Allegan county? Although the way the southern suburbs have expanded is pretty crazy, so give it a few years and Leighton, Dorr and Thornapple township will be in the same boat, they are also growing fairly quickly.

  4. I find it very hard to believe Kent County only gained 83 people over the past two years. There are still a lot of people moving here and housing prices are rising yet again. How many thousands of housing units were added over those two years? I get it that household size is shrinking, but just look at the Grand Rapids reddit, there's a "I'm moving to GR soon" almost every other day. Sure, people are leaving, but I feel like more are moving in.

  6. They've owned those for awhile, I think ever since they started building over there. They released a master plan awhile ago, but eventually they will build out the area. For now they're just renting out the houses
  7. ahhh that makes sense, I know Arena place is run by them and I'm pretty sure the Warner/Norcross is too. I would love to see that lot across the street from the Amway be developed
  8. Yeah, that's an Ellis lot, but I heard his sons are taking over the business, so maybe they'll be more keen to sell the surface lots.... we can only hope. I'm sure once the amphitheater and mystery development get build, that lot will be gone
  9. I noticed today that AHC acquired a portion of MDOT right-of-way (used to be in red). They paid $1.4 million for it. They're definitely planning something!
  10. A plan from GVSU's strategic plan. Some of the main goals are to eliminate surface lots and add more housing (200 units). I wonder why they never seem to focus on housing DT? I feel like it would be full. Also interesting to note they included the pedestrian bridge and an extension and an extension of Seward to Wealthy. Both would be fantastic, but the extension of Seward would require Padnos to finally leave (if that will ever happen). I would think GV would be the first to purchase it if they did, although the clean up costs would probably be quite a bit.

Real estate advisers see Broadmoor Avenue as next big retail corridor I found it interesting that they mention the likelihood of a Meijer store coming 68th and m37 behind the Meijer gas station. I figured that would be a real possibility. It's crazy how much the southern end of the metro has boomed, but it make sense with it being mostly fields with easy access to utilities. With the way Meijer does real estate now, I could see that area changing rapidly like Wilson/LMD. I'm wondering if Meijer has any plans for an Allendale store at some point? That too is one of the fastest growing townships in the state and larger than Lowell, although the Lowell Meijer probably serves a larger area
  12. Is Wahlburgers even that good? It always seemed kind of gimmicky and all I've heard are mediocre reviews
  13. With Jackson landing the new massive battery plant, I'm curious if there has been any talk on a mega site in west Michigan. These sites are pieced together but the state and reserved for massive developments. I think the other two are in Flushing and Lansing. Jackson seems like a pretty good location being at the junction of 94 & 69. I feel like east of GR could probably be ideal, since 131 really only goes to 94. West of GR would better for connecting to Chicago.
  14. You gotta start somewhere! It's only about a five minute walk to NoMo. The area is pretty industrial currently, but it 10 years I could really see it taking off. This, the renovation of the older building and the possible 10 story residential building on the north end will definitely help.

  16. The genesis project has been reconfigured. They will now be demoing the old funeral home and constructing a three story apartment building. An increase from 38 to 55 apartments. More info in the latest PC agenda packet
  17. More momentum spreading further west down Bridge. The old Duthlers is finally being redeveloped. Partial demo to convert it into a dining area and parking for food trucks outback. Pretty sweet concept that will probably do great. I hope we see some plans for the church property just kitty corner from here. More info in the latest PC agenda packet
  18. Ye Yet another project in Belknap. 52 apartments with parking underneath. This is on Coit, directly north of the current project being developed. I wonder how much longer it will be until this whole area is all higher density. It would be great if they could increase the height limits for this neighborhood. I could really see this picking up on the westside near downtown with similar housing stock. More info in the latest PC agenda packet
  19. I was pretty surprised by this too. A 2.5 year construction would be impressive. It seems like it would simpler than a skyscraper, lots of excavating, building the stage/pavillion, pouring concrete for the seats. installing the seats. I'm sure there's a lot more to it though. I wonder if this will involve some kind of ramp too? My only hope is that we get a new tallest skyscraper out of this project.
  20. It would be a real miss if they didn't do anything with the rooftop, the view of downtown from there is fantastic
  21. It's certainly better than the concrete bunk that's there currently. Were'n't they trying to lure a corporate headquarters there? That block and the block to the east are just horrible reminders of urban renewal
  22. So between Prospect and Division, Wealthy will have this, the new children's hospital and the two other buildings down by Division! Awesome!
  23. I really hope this gets built! I also hope we see much more height outside of downtown and I agree the height restrictions are archaic. I get it, we don't want a 40 story tower in a residential neighborhood, but why can't the business districts and main arteries have some height like a real city? Also, it's an industrial area, who would complain?
  24. This is just phase one of the project, correct? I thought they were going to develop the other lots?
