The residential building on 12th looks a lot like the Renaissance Hotel. Skinny lines below and fat up top.

It was 25% pre-leased before construction commenced, but it is absolutely the best example of a spec building in this cycle.

Vacancy on the newest buildings is extremely low. However, all have been constructed up to this point fully leased to a single tenant (ala Bridgestone) or with major anchor tenant pre-leasing. It is only now that we are seeing office buildings being proposed fully on spec. We have to wait and see how this plays out.

No I’m obviously too stupid to do so. I was referring to the new slew of buildings like 1201 that all seem to have the exact same blue glass without any distinctive features on the curtainwall.

I disagree. It has grown on me. It seems now to be the only building that stands out from a cityscape of the same glass clad skyscrapers.

Just being rich isn’t enough. They will have to team with someone. I see nothing that gives me any confidence that they have the ability to pull this off.

That is the opposite of how it works. The only people incentivized to lie are those with money at stake.

Not many are positive that this one will happen outside the few people selling it.

It’s a Hyatt Centric. Passed through Design Review Committee about a month ago.
