  1. Sephora, Aerie, Loft, and Starbucks have all closed. These are some pretty big name losses to the tenant lineup and come after Abercrombie & Fitch and Dick’s Sporting Goods closed last year. On the bright side, Toys R Us will open inside of the Macy’s location at the mall.
  2. Charlotte will also have the largest concentration of US employees despite New York City being billed as the North American HQ.
  3. The Charlotte MSA is 2x the size as the Raleigh MSA and 4x the size of the Durham MSA. The Research Triangle (which is a CSA) has 750,000 less people than the Charlotte CSA. The Triangle can continue to grow faster than Charlotte (which isn’t a significant difference in the first place) for the next decade and would still fail to get anywhere close to Charlotte’s CSA population. Raleigh is playing catch up, just as they have been for a decade.
  4. There isn’t really any way of knowing whether or not Raleigh’s population would be similar to Charlotte’s if it were the same size by area though. There are plenty of cities Charlotte’s size by area that are not Charlotte’s size by population. Regardless, from an unbiased standpoint, Charlotte is definitely the dominant city in the state and really in all of the Carolinas from multiple perspectives.
  5. These are very small parking lots. Neither of these spaces are large enough for a parking structure unless the current Dillard’s parking deck is expanded. Otherwise this parking would have to be moved elsewhere for redevelopment of these spaces.
  6. There isn’t much surface parking left. Aside from the small amount fronting the anchors, the only surface parking with enough room to develop is surrounding Dick’s and The Container Store. If Simon could acquire the land that the (outdated) DoubleTree currently occupies it would allow them ample room to expand the mall outwards towards Symphony Park. Speaking of Symphony Park, I wonder if the plans Simon announced before the pandemic to convert it into a town center were cancelled.
  7. Finding creative ways to add more square footage to the mall isn’t unrealistic. Simon is currently doing exactly that at Phipps Plaza in Atlanta.

  11. 12-15 years to build two clubhouses, a field, and renovate existing spaces is ridiculous. For comparison, the entire football stadium was built in 2 years.
  12. 12-15 years is a little ridiculous. By that time these planned improvements will likely be outdated themselves.
  13. Definitely not upscale but they do have or plan to have locations at multiple upscale malls throughout the country.
  14. Uptown has plenty of opportunities for small businesses, they just aren’t leasing any of the thousands of currently vacant retail square footage available. South End is the new hotspot for restaurant and actual shopping options and Uptown needs something to stand out. An aquarium is really a must have for a city of Charlotte’s size and pretty much every single one of our peer cities (and cities smaller than us) have one. The Georgia Aquarium is a great aquarium and brings in roughly the same amount of annual tourists as Carowinds does in a much, much smaller space. Even the World of Coca Cola is a more interesting and generalized attraction than anything Uptown currently has to offer.

All of these examples excluding San Jose (and Santa Row’s tenant list is not really comparable to any of the others mentioned) have much larger population centers than Charlotte to support that kind of retail. I don’t think Charlotte is at the point yet. Luring actual high end names such as Gucci and Saint Laurent took way longer than it should have and SouthPark has a history of losing high end stores as well.

  17. Sorry but an employee making a six figure salary is not giving up their job because the company is forcing them back into the office. At least not enough to have any real effect. People are replaceable, especially in Charlotte.

  19. I think some of you are underestimating Charlotte’s ability to attract leisure tourism for an event like the NFL draft. The mindset of draft attendees isn’t “let’s travel to Nashville because it’s Nashville, oh, and the draft is there too”.
  20. I just looked into it and the concept seems interesting however the Buckhead location is 90,000 sq ft so if it is Life Time Athletic then we are getting the budget version which seems to be a trend lately.
  21. No heights or tenants announced… I’m assuming the “national wellness brand” is going to be Equinox.
