  1. I had to know what 400K looks like scale-wise for a single building. That's pretty much exactly the size of Bridgewater Place.
  2. The only thing for me that is missing is what appears to be suites in the previous renderings. I think that would be a cool feature for an amphitheater. As to the parking lot. Okay, suppose it is there a minimum of 20 years. Do we really think that entire area will be built out by then? Given the general pace of development and population growth in these parts, color me skeptical that such a small surface lot is going to hinder any future development or urban aesthetic for the area. .

  4. Oh, I do not doubt this at all. Like I said, just something I've wondered about, and thought more discussion might lend some insight from people who know more about these issues that I do. Right, getting rid of Prop A would be a heavy lift, but there could be other ways to incentive downsizing through the tax code.
  5. I've been curious for a while now to what extent Pop A plays in the housing stock. I mean, looking at 10,000 units over 3 years, I guess not much, but allegorically, I know a lot of empty nester boomers who are staying in their large homes. They are paid off, and having been in the house for 20+ years, the taxes are capped at a low level. Instead of downsizing and they are staying. I would think if there was incentive to downsize that could 1) induce demand for homes attractive to empty nester retirees, and 2) open supply for those "move up" homes. I would think that having the demand from those with means (retirees with a healthy nest-egg and significant home equity), would make mitigate risk from the developers' standpoint. If incentivizing downsizing would have a real impact on housing supply and not just nibble at the margins, then it would be worth looking into. However, I suspect with the size of the demand, this really would only have impact at the margins, and things like infrastructure is really a bigger barrier as discussed above.

  9. Thanks for the response. I figured it might be a labor issue. I guess I hadn't heard much about continuing supply chain issues for a while now, other than the semiconductors.
  10. Anybody have a clue what is going on here? I swear there hasn't been any activity on it since June when they tore up the "rings". Such a shame to have that space and Relax at Rosa go unused all summer, and likely for Art Prize, when its just sitting there untouched....for months...

  15. I was thinking exactly along these lines. I like the ring of "Old Kent" best, but can't fault the org for selling naming rights. I mostly just call it "the Ballpark" anyway.
  16. I get 5G on verizon frequently around town, although I admit, I'm not actively looking whether I'm getting the signal or not. I see the cell stations on telephone poles here and there too around town, of course not knowing which carrier they broadcast.
  17. Cooley-GR has only 100 students enrolled right now, compared to 700 a decade ago. Lots of economic reasons for the surge in enrollment during the great recession, and lots of reasons law school enrollment has trended down since. But, especially at a school like Cooley, there is a lot more information/education for prospective students on job prospects and bar passage rates. At $45K/year tuition, that is a disastrous (and non-dischargeable) investment for the overwhelming majority of students.
  18. I think the worry is if property values go up, landlords may cash in on the new equity, and a new landlord may raise rents and displace long-time residents. I know that would worry me if I was renting and living on a modest income without the ability to pay higher rent. For the record, I have NO idea what the ownership rate is in that neighborhood, but it is a legitimate concern. On balance, however, if this comes to fruition, it would be great for that neighborhood. Maybe it could even be a catalyst for some development at Hall & Giddings, and make the Hall St Bakery not seem as much like it is on an island.

  20. I was just in the 5/3 building today. The bank branch is still open and operating. I love retail getting added there, and the stairs to the plaza level halfway up the block. Nice to see another bunker-wall bite the dust.
  21. This is exactly my read on it as well. It would not be hard for anybody to emulate the decor and menu at Anna's House--they just have to eat there one time to understand the concept. The allegations go deeper than that. Whether they are true or not, or more importantly, whether they can be proven or not, remains to be seen. I would add, that Silver & Van Essen is a very highly regarded boutique commercial litigation shop. I do not believe they would be inclined to take and pursue this case without some documentary evidence to support the claim. Judge Yates is also a very good judge and handles the Kent County business docket exclusively. He can be trusted to make sound rulings throughout.
  22. Considering when that was built, I'd be shocked if it wasn't full of asbestos. And with them completely gutting it, I'm sure that was for abatement. (I noticed the same when I walk down to DeVos Place along the skywalk from time to time.)
  23. This morning there were two through lanes from WB 96 to WB 196. Traffic in the far left lane was still backed up because I don't think anybody knew they opened the second lane. Does anybody know when the second lane from EB 196 to 96 will open up? EB 96 at Leonard?
