This transaction is ideal for a homeowner who is near/at retirement and wants to make a change in their life. All real estate analysis is local. There is no 'national' RE market. Mortgage rates affect all U.S. markets but even that key variable affects some markets more than others. The Nashville job market is largely based on healthcare which is recession-resistant. The tourist industry is growing and will take a big hit during the next recession. Having the state government here is a positive.

Does anyone have a sense as to whether this development (and others that I'm not familiar with) is helping to extend the Charlotte Pike growth further to the west? This part of town could use some improvement. Will the Bellevue development eventually tie into the growth extending down this major artery from downtown/midtown?

As those "Wall Street of the South" firms were bought by real Wall Street firms, some of the top employees/partners used their sales proceeds to start smaller financial firms in Nashville. There are many local firms in the investment banking, equity analysis, wealth management and related fields that can trace their roots back to those big firms like JC Bradford and Equitable. In a way, the city offers more opportunities for financial professionals today because of the mergers in the late '90s and 00s.

Quite a stretch indeed! How do you turn a 4' strip of crumbling concrete on each side of heavily used road into a High Line? Making it a boardwalk won't do it. On the positive side, I think a High Line type bridge would be a huge step forward in connecting The Gulch with the growing Edgehill area and 12 South.

This picture captures so much of what's happening in Nashville now. A tiny drycleaning shop that is closed because it's more valuable as a parking lot is overshadowed by a 12 story residential building.

During my walk yesterday evening, around 7:30 pm, I passed a group of seven bachelorettes: all wearing cowboy boots and cut-off jean short shorts (or whatever they're called). Their accents could have been Chicagoan. They were walking at a quick pace in front of The Pub in The Gulch, likely headed toward Lower Broadway. This was on a Wednesday. The normal bachelorette party runs from Thursday through Sunday afternoon. This group did not look very tired so they must have arrived a day early.
