  2. You're exactly right, Clemson wishes to get involved in the Arts District through a philanthropist in Greenville that deals a good bit with the Metropolitan Arts Council.
  3. Forgive me for not taking pride in the number of posts I have written. I have not name called till tonight, often I call you out on an extremely pessimistic posts. My rebuttals are based in fact and while maybe sarcastic are moderate. If your posts were balanced, say you commended some efforts and provided constructive criticisms on others, I would fully respect your opinions. I have in the past year provided information on countless projects, something you have failed to do. It is apparent your posts are no longer respected by this forum as a whole and they will not be until you yourself look beyond the pessimistic bubble you seem to roll around in.

  5. The "Welcome Center" is called Reedy Square and will be much more than just a Welcome Center. Its being built by Dream Big Greenville, not the Commerce department.
  6. I would disagree with that sentiment. The Kroc Center serves the neighborhood right now and while it has certainly increased property values. It has not done so to an extent that would force gentrification. Same goes with A.J. However the park makes an area suddenly desirable to developers like Bob Hughes.

  8. Actually funny, I think just the opposite. I think the updates the city did will be quite helpful towards the sale of the club.

  10. The Certus Bank branch is almost complete at the corner of Augusta and Church. I'm perplexed by its design and why it does not front either street.
  11. First, can I say how fitting it is that you're an Alabama fan. You have no clue what is going to happen to the development. Leases might not be renewed but it does not mean storefronts are being torn down. Its quite possible that major renovations will take place and stores including a Publix Greenwise. You have no vested interest here anymore, you're complaining about the city, complaining about how things are falling apart. Yet I have not seen any of this. You're criticism is not constructive. At the very least tell everybody exactly how things are going wrong so they can be fixed.

  14. I am fairly certain that funding was not provided through a TIF. In order to recieve TIF monies the city has to set up a TIF district. The city, if I recall correctly, only has three, and they are all in the downtown area. A tax increment financing fund cannot be created for one retailer, rather it must be available to an entire area. If Cabela's did receive incentives it would most most likely be in the form of tax breaks. In tax increment financing a developer is given a sum of money from the bond that is associated with the district. Something that could not have happened because Cabela's is not in a TIF district.   15. I'm going to tackle this one point at a time because there is a lot wrong with you've said. Though some is correct as well Point 1: Certus has a less than certain future. That's terribly incorrect. Certus is one of the best run banks in the region and both the CEO's have said they are not looking to sell. Point 2: I can't see why a bank is putting operation functions downtown. There is something to be said about being located in the city center. Certus would not have the type of brand image or recognition if their main operations were in Greer. Point 3: Market rates would be too high. A valid concern but I think Hughes proved that wrong with nearly filling both towers before completion. Point 4: Greenville cannot attract a large amount of financing. Also valid but as you can see Hughes was able to find financing for the first two towers as the nation was coming out of a recession. I see no reason why that would not be the case again. Also, as Greenville's reputation is growing so is its ability to attract capital. The third tower would not cannibalize the occupancy rates of other buildings because as Greenville grows it will continue to attract outside companies. If Greenville was in fact shrinking in size and not attracting first rate corporations then I would agree with you about the third tower "emptying out" other buildings. Also the third tower will be more than just office space, it should also include a hotel which will aid in financing as well as balancing the rental rates. I completely understand your concerns but I feel that the third tower, if built, will only help Greenville. Especially as vacated offices will have to update their buildings to compete with ONE.
  16. I'm not a fan of developers announcing their project before they have funding lined up. Which I'm assuming is the problem if they're going to wait eight months since the announcement to begin building.

  18. As for the Riverplace expansion who knows when that is going to happen. It looks like its at least a year off and all the planning is being done in a vacuum. My gut says phase three of ONE will be built before the rest of RiverPlace is completed.
  19. Thats exactly who I was anticipating. Who knows what that means for Markley Terrace. My guess is dead in the water.
