  2. The new(ish) team owner, Sandler, has been planning and hopefully it's a project that is even bigger scale than the first (Slugger).
  3. Where exactly is this being constructed? Also, any word on the development that's being planned beyond the baseball stadium left field wall at the corner of Edgeworth and Smith?

  6. This site has been on the tip of new development a few times now. The brownfields issue has been a talking point. It will be interesting to see if this happens.
  7. Speaking of development, infill, and densification. There are multiple open lots of land now on N Church St. near Pisgah/Lees Chapel and further down south towards Cone Blvd. I hope something other than single family homes are built on them. The Church St corridor is prime for development, imo. Lots in Red are cleared and ready for investors. There is plenty of space and wooded areas that can be turned into large apartment complexes or retail space. Some of these lots have houses that are vacant/condemned and are in terrible shape.

  9. I don't think this is as far off as you may think. I give it 10-15 years. Development is really starting to ramp up. Investors are taking notice.
  10. With the Toyota plant at the Megasite, part of the agreement with the State was to have the US-421 corridor upgraded to interstate standards as I-685 all the way to Wilmington for port access. Improvement projects are already underway and a large part of the funding was included in the Bipartisan Infrastructure Bill passed recently. This added onto the other good news we've heard regarding development on the east side of Greensboro (I hope there is more). There is big opportunity for developing large portions of land for future neighborhoods and residential developments. The Red X denotes the Toyota site, with the other red dots being big development projects. The Yellow highlight are areas that are ripe for development and could be annexed in the future. Keep in mind that Forest Oaks (population of 4,209 per 2020 census) is not technically its own town, and if Greensboro pushes out that way, it could end up being annexed.
  11. I have a feeling that with all the room that Greensboro has to develop on the east side of the city, it will fill out given all of the development. (Looking at all the land that is undeveloped from the current city limits to the Outer loop band to the East). Of course, the city will need to foster this growth and continue to nurture it. There is no reason for the North and West sides of town to be booming, while the South and East are not. Think about the current rumbling of the N&R lot on the east side of downtown being redeveloped, the big plot of land on East Cone, and the Greensboro-Randolph Megasite. Development will continue to pop up on the east side, and I think housing developments will too. I think Greensboro's population will start to really increase at bigger percentages. Things are just getting started.
  12. @cityboithat baseball field you mentioned, is actually a softball field. Page High School used to play their softball games there, before they built their own field on campus back in 2010. Now they use it for youth and adult league softball. It's owned by the City of Greensboro.

  14. Brassfield Shopping Center has seen it's fair share of empty storefronts and outparcels in the recent past as Covid and other factors have created turnover of tenants. Big news releasing today about many new tenants starting up business in the shopping center is creating a buzz. Golden Ticket Cinemas will open in the 27,000 sq-ft former location of the old Cinemark Brassfield Cinema Ten, estimated to open in Late Spring 2023. Lowe's Home Improvement Outlet store will fill the 36,000 sq-ft location of the former SteinMart. The Habit Burger, a Charburger eatery spot, will open where the former Chick-fil-a was before they built a new outparcel across the street. Trek Cycling Store and an Indigo Art Studio should also be opening up within the next few months. Crumbl Cookies and an XO Nail Lounge have also recently opened. Not to mention the new Biscuitville outparcel, Trader Joe's, Gold's Gym, and Pet Supplies Plus have all been very successful since they've opened. It seems like the shopping center's lull phase is finally over.

  17. Samet and Lindbrook team up to construct the tower and is to be built at 1120 N. Church St. on the 6.5 acres where the old US Army Reserve Center was. The demolition of the old structure started this week, and construction on the new tower and parking deck should conclude Q1 2025. Lindbrook entered into an exchange agreement with the U.S. Government to build a replacement US Army Reserve facility in Charlotte in exchange for the land in Greensboro.
  18. Official announcement from NCDOT says the final leg of I-840, from N. Elm St. to US-29, will be completed on January 23rd, 2023. As long as weather allows.
  19. I have noticed them working later hours (til 7-8pm) and things have been seemingly finishing faster.

  23. The recent Forbes article about Carroll, was covered by Fox 8 wghp.   24. The northeastern leg of Winston-Salem's loop opened to traffic about a week ago. Fox8 News Article on it here. Also I drive over the Church Street overpass of the Greensboro urban loop quite often. They are starting to lay down the concrete surface of the highway, and have installed the very tall lights for the Elm Street intersection. Should be another 4-6 months and the last stretch will be completed.
