  4. Comparing the HPC to a neighborhood association is inaccurate to say the least. I know that SWAN has been everyone's favorite whipping post on this forum for years but in the past half decade we overwhelmingly didn't object to proposals in our neighborhood. However, when we have objected or advocated for changes the city rolls right over us anyway. I feel like the the PC is hanging us out to dry most of the time; they tell developers to meet with the neighborhoods, then completely ignore any of our input. It's off-topic, I know, just defending my hood.
  5. When I was there I heard staff calling it Soven-gard. I can't wait to see that big red 'WESTSIDE' sign up in the biergarten.
  6. It's so exciting to have this space re-imagined. I like this quote from the PDF "GRAND RAPIDS HAS THE “ICON”... IT’S TIME TO CREATE “ICONIC EXPERIENCES!” Even though it might sound a bit hokey, I do believe in it. The entire experience of viewing the Calder can be enhanced by changing up the space. I like a lot of the 'modernist lines' proposal' and really dig the Monroe side of 'urban living room', specifically the wide open stair case.
  7. With the addition of Greyline and Creston, Founders has lost some of their long-time servers/managers. They're working hard to get the new staff up to snuff with, especially with ArtPrize right around the corner. I think Creston will get some of those kinks worked out quickly. I think the beer (Grale and Fox Deluxe!!!) is good and I hear the food is great; those two things should keep them afloat until then.
  8. I agree. I feel like previous brewery experience is a great skill to have but they could all be 'brushed up' on their service levels. I never expect super prompt service in a brewery and will forgive it for the quality of the beer. Good thing they're pushing out tasty beers.

Seems to be a key ingredient in cold weather states to accommodate the freeze-thaw cycle. Honestly, this is the last post about road/highway construction in the wrong thread.

  11. You're right. At the time of construction, one of components of concrete wasn't available but construction moved on with a less durable component, knowing full well that the lifespan of the concrete would be diminished. As someone who negotiates, reviews and approves contracts for a job, this is fairly appalling. Either the contractor is laughing all the way to the bank or the state was too focused on getting that stretch of M6 completed. Either way its a terrible situation.
  12. The top floors are visible from I-196 Eastbound. Gaining floors every few days it looks like.
  13. That's a huge bummer. I love their bulk grain/nut offerings. Only thing like that in the neighborhoods (or at least that I know about). I will say it was never busy in there whenever I was there.
  14. I had a thought as I was passing the site on my commute home yesterday; what terrible views this place will have. One direction you have I-196 and the other direction you have 28th street. Certainly not moat-worthy.
  15. I've noticed that too. The south wall is so big and windowless, a total eyesore. Hopefully something will be built in front of it in the near future (read: Kale's needs to sell that parking lot).
  16. I noticed that you can see the residential portion from northbound on the S-curve between the arena and arena place. While not the height everyone wanted, the infill is nice.
  17. If the recent Third Coast projects (read: Michigan and Union) this will end up more hideous than the barely passable renderings. Also, has anyone ever heard of Leonard St referred to as 'Leo'?
  18. I've received multiple letters from the questionable M Capital Realty LLC offering to purchase my home on the Westside. Pretty much said name your price and be ready to close in 21 days. Went right into the shredder.

  20. Yep, it's still there. I remember small community plays being performed there when I was a kid. I have no idea what's happening with it nowadays.
  21. These homes have been owned by Rockford for a while and were purchased in varying states of disrepair. Its a safety concern, as these houses are 'broken into' on a weekly basis. They plan on demo-ing, seeding and adding lighting until viable plans emerge.
  22. I noticed the windows last week too. Also, from Market St. you can see inside to the exposed beams and the little bit you can see looked in good shape. I wonder if the parking lot/fishing spot across the street will be gobbled up soon.
