    Rendering vs Reality... Often you will see lower quality materials substituted to reduce cost vs what is usually shown on initial renderings... there are numerous ways to reduce the overall cost of a project.

    Bellevue's tallest building is at 450'? Charlotte has 11 buildings at 450' or over... not including anything currently U/C or proposed. Bellevue does have a gorgeous backdrop though...

    This would depend on floorplate size but a good rule of thumb is adding an elevator per additional 50k SF of office space.

    Above 420' requires an additional egress stair unless you are providing an elevator for occupant evacuation.

    That would be the ‘Encore at Carolina Theater’ Description: 20 Story, mixed-use, high rise with luxury condos, 3 theater levels, 3 office levels, a restaurant level, and a roof-top terrace pool. Internal car elevator for direct garage access to condos. Structure consists of cast-in-place post-tensioned slab and beam concrete floors, shear wall core with moment frame interaction lateral system, and core mat foundation and pile caps supported on mini piles.

    When Fiorentina replaced Roma it was obvious the crowd wouldn’t be as strong. Fiorentina doesn’t have a strong international following and finished 16th in the Italian league, barely surviving relegation.

    A lot can be done to improve the connectivity of Elmwood Cemetery to the urban fabric, but removing it would be thoughtless and lazy. There is a lot of undeveloped land just within 277. As the urban core grows, places such as these should be planned around carefully, not removed...
