This looks great!   We have one of those mega size Lifetime Fitness centers in south Charlotte and it is very popular.  This will do great in conjunction with their apartment tower.

Due to the size and scope of the Midtown Exchange development, an athletic club of that size is desperately needed at that location. Great planning on their part.

So now the developers need to start thinking about upgrading the hotel game in that area. That North Raleigh Hilton as well as the lower end hotels/motels need to go.

Hard agree. In North Hills “proper” (as it currently exists), The AC and the Hyatt House are both nice but combined offer insufficient space. The Renaissance remains the only luxury-ish Midtown hotel, but both the hotel itself as well as the brand are dated. It’s also far less convenient for business travel to North Hills. 
 

The Hilton on Wake Forest is an insult both to the Hilton chain and the North Hills name. The majority of that strip opposite the Duke hospital from 440 to St Albans, including the Hilton, Denny’s, Bahama Breeze, and a Days Inn, is ripe for redevelopment in the coming years.

As a Hilton guy, I have stayed at many of the Hilton family of hotels in the Triangle but not at that particular Hilton North Raleigh.  I doubt it would go away anytime soon but a refresh and or a rebrand could be done.  The Exchange will have a hotel part of that project.  The smaller motels might disappear as they tend to be family-owned or smaller owners who many times sell rather than renovate.  That Hilton has 23,000 sq ft of event space so that is large source of meeting and event space in that area probably the Renaissance has some meeting rooms as well but most of the other hotels including those at North Hills are limited service products in terms of meeting spaces.

That Hilton has been outdated for the last 30 years.  It has been remodeled multiple times already.

The time has come for them to demolish that hotel and build something more consistent with where that area is headed.

I guess one of the big reasons it still exists is that it provided a large space for conferences. IIRC, when the Marriott Convention Center was being built, the Hilton North Raleigh was the only hotel in Raleigh proper that offered conference space. With the Renaissance being the only major hotel to open since then, I'd say it still fills a void that is hard to replace until the proposed Omni opens down at the CC. Raleigh truly lacks full-service hotels.

I've long argued that Raleigh needs more higher end hotels. The Omni helps with that need, but we will need a five star hotel like Ritz Carlton or Four Seasons.

 

Of course there's the Umstead in Cary, but central Raleigh needs a popular luxury chain instead of a boutique.

I doubt that would happen but what could happen it is a complete remodel.  Their meeting spaces are what is needed in that area and they have a lot of it.  Build a tower on parking lot to add even more rooms.  

But Raleigh does need more high end brands for sure.  Why not a JW Marriott, or a Canopy, Conrad or Curio all Hilton brands.

Pretty sure many republican candidates and the state party regularly use the north Raleigh Hilton for election watch parties and such. Been a mainstay for a long time similar to the way the Sir Walter was for 30 some odd years in its heyday.

Great analogy. Look at what the Sir Walter has become today. That's exactly where the North Raleigh Hilton is headed and to some extent has already become. Question is, does that fit the new Midtown Exchange vision. I would argue it doesn't.

New first to state retailer coming to North Hills from the Biz Journal:

Johnnie-O is scheduled to open its first North Carolina store this summer, located next to Anthropologie in the Main District. Johnnie-O’s product line includes polos, T-shirts, quarter-zips, sport coats, pants, swimwear, hats and shoes. Prices range from $89 for a polo shirt to $158 for a button-up shirt. Its designs aim to blend East Coast classic styles with the relaxed styles of Southern California to create “West Coast prep.”

The new store will feature the brand’s popular sports team apparel.

10 story apartment tower proposed for the area but North Hills or Exchange development but nearby.

New site plans have been filed for Mellow Field, a mid-rise apartment building near the Interstate 440 and Capital Boulevard 401 interchange.

Mellow Field Investments LLC, addressed to REIT Place Rentals out of Cary, is listed as the developer. It also owns the property, acquiring it in Jan. 2022 for $310,000. REIT Place Rentals is a real estate investment, management and development company.  The 1.65-acre site is at 2661 Mellow Field Drive off Atlantic Avenue and is partially forested. The developer is committing to preserving 18 percent of the trees on-site. ""
