it really depends where in CT... anything over the border on 6, 101, or 44 wouldn't be too bad, but down by the new london area would be one heck of a commute (it's about an hour to new london from providence on 95 with no traffic). i've also driven to CT during morning rush hour and there is a bit of reverse traffic heading towards west greenwich for amgen and gtech and the normal traffic for route 4.

Traveling 95 S to the New London area is an easy 60 min reverse commute. Living in Providence allows for the option of one spouse commuting south to CT and one heading north to Boston. I know many couples that do it. Of course, for the native Rhode Islander, traveling from Providence to Warwick is too far a drive. :rolleyes:

Can I offer a little governor to your comment. MIA is a very spectulative "boomtown"...it is actually losing population, losing it's baseball team (if they can find a new home), and having projects cancelled by the scores! . PVD does have a 1.6 metro and the big condos are more calculated ventures so IMO they have a very good chance of succeeding in a steady market growth over 10-20 months.

A metro population of 1.6 million people.

Edit: that makes us the 34th largest metro in the country. That number of 1.6m includes Bristol County, Mass and its 550,000 people.

Or in other words, nearly a third of the total population of our metro resides in MA. <_<

I secretly want Bristol County to secede from Massachusetts and join RI.

Biscayne Boulevard in Miami has a condo tower that was abandoned at the 8th floor and several others with the "coming soon" banners just like 110. Pete, why did you have to say that this is being seen all around the country? You know that you are going to be chastised for your comparisons to these gigantic metro areas. :angry:

providence city had 173k, the metro, which includes bristol county, MA is 1.6 mil.

providence is expected to grow (and is currently growing). projected numbers run anywhere from about 7200 new residents by 2015 to a total population of over 320k by 2030. obviously those are at either end of the spectrum, so it will be somewhere in between. but providence is growing and expected to continue.

^It doesn't take a genius to figure out that if there are taller buildings to the south, southeast, or southwest of you, you are going to spend part of the day in shadow. If you can afford to pay that kind of money for a condo, you can afford to install the very best ambient lighting available.

try this one on for size...

movement away from premium locations [A+, A, A-]

movement towards B-Cities... [b+, B, B-]

expected surge in housing demand, echo boomer population

its all cycles and providence is in one thats been on an upswing

btw- i want to see about 10-15 tall slender condo or apt towers in central providence locations by 2020. they add great population density and create possibilities for more urban locations
