I took a few photos today and wanted to get them up ASAP. The real surprise was The Station Lofts. I had not been down 8th in a while and was shocked.

The 4th and Monroe project seems to be under the radar as well. I have noticed the grading over there but there was no work going on today.

Amazing! Those shots don't even look like the Nashville I knew. I can tell it won't be long now before I get back there. Unfortunately, I'm not doing nearly as much travelling as I used to do for work.

In that first shot (of 4th and Monroe), will the WES be visible at the far right from that vantage? Will Icon be visible too?

I'm also favorably impressed by the Harrison project. And what is the name of the project that will go across the street from them (in the foreground of the pic)?

I am not sure if Icon will be visable from that vantage as it is behind the hill but WES should be. The project in the foreground of the Harrison is The District Lofts.

Chris, I was right by the Terrazzo and didnt even go over to take a look. Glad to hear the crane base is in already.

Wonderful update, Ron. You've showed me several projects that I was not aware of. There of a lot of great midrise projects going up in the city. I wish the anti-highrise crowd would realize that there's much more of that being built than highrise. I don't know what they're so worried about. As for WES, I wonder just how much digging they'll have to do there before the skepticism melts away. It's looks like a good bit so far. Just imagine what it will look like in another month or so.

The Neuhoff project is certainly one of the most exciting proposals I've ever seen for Nashville. Good to hear some news on the project. It would be awesome if this one gets built.

It's funny how the Bicentennial Mall area is quietly taking the lead in becoming the first downtownish neighborhood despite all the hype and fanfare that Sobro and the Gulch have received.

I'd like to hear more about it, because the NEU City project/Neuhoff redevelopment is more than a single building, its redeveloping an entire area with lots of buildings. Its a pretty big project.

Is anybody inclined to put together a map of the North Capital/Bicentennial/Germantown/Salem projects? There must be close to two dozen projects on that side of DT. I recall about a month ago, there was a large (block) of six story buildings to go right next to District Lofts.

Thanks for the list Heckles. Its nice to have someone else working on some of this stuff. One thing to note is that the transit center is now only 3 floors and the 11 story rendering has been cxl.

Yeah, I guess 'skyscraper' is a relative term used a little loosely here. In the context of the neighborhood, it seems to stand out vertically. However, next to the 'Pinnacle', it will be dwarfed (435' compared to 210').

I am very happy that Nashville will be getting a super-tall building with Signature; however, very tall skyscrapers do not necessarily make a city great. And I believe that when you squeeze lots of very tall buildings into a small space, it actually takes away from the beauty as so many buildings become hidden from view.

Signature Tower is likely to be completed at current spec, but honestly I want it to stand out for a long time to come. I hope Nashville builds a lot of buildings in the 200-400 range in the central city area. Not necessarily right downtown either, an interesting corridor to watch is the Bi-Centennial Mall area, it could use several buildings in the 200-400 ft range encapsulating the area around itself. The Neuhoff redevelopment appears to be adding several 10-15 story housing buildings and its a great start.

Then again, I'd like to see all the housing projects on the 8th Ave North corridor destroyed and the entire area becoming an urban boulevard right into MetroCenter over the interstate. Germantown would be the perfect old urban neighborhood beside the new corridor.

The most important feature of any new building going up is how it interacts with the outside world. If all these new buildings don't allow people to walk into them except for residents, and if they end up being nothing more than parking spots with stone walls on the ground - they really aren't adding to the city. I expect that kind of architectural design in a more suburban location, not a downtown or urban district in the central urban region.

One of the better buildings opened in the past ten years is 2525 West End. It has retail and is open to the public, its not an architectural marvel, but its clean and modern.

West End Avenue is a good corridor, if for nothing else, because it has businesses you can walk into. Downtown has far too long become a domain of buildings that are drab unless you are a few blocks away looking back and the top.

I'm sure the people living in those projects wouldn't want to see them destroyed, unless suitable alternatives exist. The projects might not be our ideal notion of what is urban, but they're urban nonetheless, and provide cheap housing for the people who work in the urban core.

Part of smart growth isn't just having pretty buildings that interact well with the master-planned street grid. Having low-income housing is important also, and the thought of displacing certain people who contribute to our city just because their dwellings are ugly--that's kind of unpleasant to me.

Well I think sufficient housing can be built as a replacement, and it should be mixed. But the housing projects need to go. All of them... Its concentrated poverty.

They should build affordable housing in select units of the new construction, and the former residents should be diffused across the city. There are new homes just across the river before you head into East Nashville at Ellington Pkwy, there are new houses built south of downtown right off I-65. Between those two areas and affordable units I'm sure there's enough room to fill whats being taken down.

I think its kind of silly not to acknowledge a problem though. Those housing projects are a blight on the city and need to be removed. I make no apologies for feeling that way.

My idea is not a "master plan" its a coordinated plan, yes, but not a central "master plan" to change that corridor. Individual developers can build what they want when the land is put up for sale, but there should be certain codes so the buildings interact with the street. 8th Ave North has a lot of promise, as does MetroCenter, if we plan it right.

I don't like the use of words like "central plan" because that's not what I think we're in the business of doing. By contrast, the master plan to build a lot of housing projects and concentrate poverty wasn't a good idea and we've learned from that mistake.
