Le Bonheur announces four-story, $95.4 million addition:

Le Bonheur Children’s Hospital Announces Major Expansion

Le Bonheur Children’s Hospital announced the largest building expansion since the hospital opened in 2010. The four-story, $95.4-million addition will allow Le Bonheur to continue on their sustainable, long-term growth trajectory. The expansion includes enlarging the cardiovascular and neonatal floors, in addition to the surgery recovery area and main floor.

The 128,575 square foot construction and renovation will extend the west side of the hospital to the sidewalk of Dunlap Street, between Poplar and Washington avenues. Updated plans include an additional two stories to an expansion that was first announced in 2019. That version was put on hold during COVID-19.

The additional infrastructure will support an expansion of the Neonatal Intensive Care Unit (NICU) for premature babies bringing 14 new beds to the existing 60-bed unit and will include eight additional surgery recovery bays. Le Bonheur will also convert 12 existing beds to critical care use immediately to ease capacity needs during construction.

Prominent Cotton Row building plans makeover

The owner of a building anchoring a prominent Downtown corner plans to renovate the exterior.

Mike McCullough has applied for an $80,000 Exterior Improvement Grant from the Center City Development Corp. to renovate 77-81-85 S. Front.

The Cotton Row building on the southwest corner of Front and Union houses the Front Street Deli, FIVE ONE Architects and a second-floor, one-bedroom apartment.

The application states the 4,500-square-foot building was erected in 1943.

Opera Memphis announces they are leaving their East Memphis facility and moving to the Edge district.

That building would need a lot of work. I'm a huge proponent of adaptive reuse, but I'd love them to build from the ground up. But regardless, it's exciting to see another business moving to the core.

The article says they were looking at "buildings", but yeah, they need to have a major overhaul to convert something to a concert hall.  They have listed their current place for $3.8.  They have a $500k donation, and another donor that's matching up to $1 million.

Lots and lots of plans for the Pinch.  If everything gets done, it will be an amazing place.

One of the guys in this group (Kennieth Richardson) proposed a different building, at a different location.  He's the architect from Memphis, but works for HOK in Miami.  In one of the articles, he stated the other project is on the backburner.  The location for that is owned by the city, and they have yet to put out a RFP.  Intrator also has this property in his plans for his Pinch project.

Bridge update: Reopening plans for I-40 eastbound and westbound lanes announced

The Tennessee Department of Transportation (TDOT) announced July 28 that I-40 eastbound lanes, traveling from Arkansas into Memphis, will reopen Monday, Aug. 2, by 6 a.m. Additionally, I-40 westbound lanes into Arkansas will reopen Friday, Aug. 6, with a time still to be determined.

All phase three plating will be completed by July 30, according to TDOT. The I-40 bridge will remain an active work zone, even heading into the limited traffic reopening. Kiewit will break down platforms, and remove equipment and barriers beginning with the eastbound lanes next week.

 

Downtown to gain record store with River City Records on South Main

There's some townhome lofts on the backside of those that are almost finished. They look nice too.

I believe these apartments are being constructed by Elmington. Company out of Nashville that have already built a few apartments outskirts of downtown.

Forum Flats, Uptown Flats, Patterson Flats, 2nd Street Flats, & Crescent Bluff.

I'm still bummed we lost Trolley Stop Market, but it's good to see this building getting some TLC.

Orleans Station developers seek renovation grant

The developers of Orleans Station unveiled a rendering of its planned adaptive reuse of the old Trolley Stop restaurant building as part of their application for an $80,000 Exterior Improvement Grant.

The Center City Development Corp. will consider Henry Turley Company and ComCap Partners’ application at 9 a.m. Aug. 18.

The 68-year-old retail building at 694-704 Madison will be part of the 10-acre mixed-use development. Orleans Station will comprise 372 apartment units and 16,000 square feet of retail.

A building permit valued at $23.58 million has been filed for 316 and 324 S. Front St. The total building area for the proposed project is listed as 190,000 square feet. John Halford, project manager with CNCT Development LLC — who’s listed as the licensed professional on the permit — said both will be mixed-use developments, with commercial space on the ground floor and residential units on the upper floors.

Some new developments have surfaced for developer Tom Intrator's plans for Downtown Memphis.

According to an application with the Memphis & Shelby County Office of Planning Development Board of Adjustment, Intrator’s 18 Main LLC is requesting a variance to allow for the adaptive reuse of 386-390 S. Main St.

The project hopes to include 32 residential units, which equates to 133 dwelling units per acre, higher than the 60 units per acre allowed for mixed-use density in the code. With a lot footprint of 0.24 acres, that would allow for 14 units, based on the regulations.

That's going to be a really big building, as the lot is an L-shape, and wraps around the building on the corner.  It will look really nice next to Gus's and across from Old Dominick.  Carlisle owns the warehouse catty corner across the intersection, but the redevelopment for that got put on the back burner when they bought the Nylon Net building.  I don't know if Old Dominick owns the empty lot next to them on the corner, or if there's any plans for it.

It's good it will be put to a more productive use, but sad that our newest high rise office building downtown is being converted to residential because it can't be filled.  Its shocking that its at only 8% vacancy since Raymond James moved out.  It hurt to move all those jobs from downtown to out East.  There needs to be a good mix of jobs and residences downtown, and if it skews too far one way or another, it has negative impacts.

Memphis continues to struggle mightily, especially downtown. The fact that this building has an 8% occupancy and is largely empty doesn’t bode well for future office tower development (or redevelopment).  This also spells big trouble for any plans for the Sterrick and 100 North Main buildings, both empty and shuttered for years.
