It would be as big as the L'Auberge Du Lac Casino as it has the almost the same number of rooms as the proposed hotel.

Here you go. It was a little tricky because it was rendered at an angle, but I think I got thi down pretty weel. I the first is the origna, the second is 19 and the third is 23 just in case. As you can see I didn't bring the left side granite? up but it does make for nice visual interest. :)

Dan, all of your rendering mods have been great, but this one is just outstanding. I looked closely at this one and couldn't tell that it had been modified.

Has River Place broken ground yet ?

River Place is still a BIG-TIME-GO! Too much investment+ the hospitality center has been operating on Third Street @ Laurel Street :thumbsup: I'm tired of waiting too.

River Place would be 1/2 way up by now if not for the stinkin' hurricanes. And it would have been 36-stories :( But at 30-stories that's still seven more floors than the original at 23. Thats a good median number.

The original was 23-stories;

Then two towers 27 & 17;

then 36, now RiverPlace has been re-engineered due to construction cost(hurricanes) now it's 30-stories for now???

*remember this is over 3-floors of parking

I sure hope not flatiger. That's not a very good location IMO. Personally I do not believe BR can support a 3rd casino; esp. with the Miss.Coast re-emerging. But it would be nice to see a high-rise hotel tower at Casino Rouge along the riverfront downtown near the State Capitol. That would be a great location for the hotel.

If this does get built down river on Nicholson; one of the casino's would eventually shut-down( Belle of BR or Casino Rouge) ??They would definitly feel the effects of the new casino.

So all the floors including parking eqaul 33 stories and 39 before rengineering?

I wonder how tall the ceilings are in those Penthouse levels on top of the New Two City Plaza?? They are gonna look sweet. Some great night-time lighting is gonna help set-it-off the tower too.

I think it's going to look awesome too. Dare I say the penthouses look a bit lofty to me? I think the rendering I used shows the back(you'll notice City Plaza I to the bottom right corner infront of the building). And if that's the back then imagine how nice the front is. I think the spire might go down the the top few floors because it seems to go past the top floor instead of sitting completely on it. Just speculation though.Either way B.R. will have a 21st century tower to go along with it's other upgrades. :)

SUBURBAN NEWS

Developer R.W.Day closed on a deal to buy 800-acres along I-12 for $4.8. The property borders Oschner Hospital, Amite River, and So.Harrels Ferry Rd. There are no plans as of yet.

This is where the Zoo/entertainment complex, ski school; was talking about moving before that idea was rejected. Maybe a master-planned community with a mix of housing and condo's with nature trials and lakes. Who knows. 1/2 that 800-acres should be a wildlife/wilderness preserve.

Here's a drawing of RiverPlace I found. I think this is a old picture. This as big as I could get it without it being fuzzy. Maybe this what it will look like. I counted the floors and it added up to about 29/30. Awesome! 800 acres is huge. Bossier City recently annexed over 600 acres into the city limits for a large subdivision, and I have been surprised at just how large that area is. 800 is even larger than that!

^Yes that's a huge area; 600 acres in Bossier City; that's a large subdivision. Some of that 800-acres(1/2?) is in a flood zone. This is on the eastern fringes of the city so this would qualify as sprawl.

Impressive work again there Dan. I really like the location for the New Courthouse;on a direct-axis on Fourth Street opposite with the State Capitol. I also like the luminating night time pic. :thumbsup: I still have not heard if an additional floor has been added or not? At 10-stories that will be a nice addition for the southern edge of the CBD.

Thanks. Even at 9 stories that's a big building because if you look to the right you can see it's rendered slightely taller than the Governmental Building.

HOTEL KING

Downtown on Lafayette Street & Convention Street (across the street from Hilton Capital Center)

It opened as a hotel in the 1920's; 1973-2004 operated as a office building.

Renovation plans for the seven-story building will begin in early 07' as a 90-room boutique hotel with a 8-story roof-top terrace.

No, they are not adding a floor. It's hard to seen in the pic above, but if you look closely you can see a smaller/rectangluar box on the roof-top. That's it; it may be something similar to what's on top of the Shaw Center. The details are not known as of now.

Oh I see it now. I guess the picture just looks shorter than the real thing. What is a boutique hotel ?

What's yall opinion on the virtually all white historical hotels ? Would some color variations help the King Hotel??

Personally I'm not too keen on "all white." But how would you add color and still retain the look of historical significance and sophistocation? That I'm unsure about.

Here's the definition from Wikipedia:"Boutique hotel is a term originating in North America to describe intimate, usually luxurious or quirky hotel environments. Boutique hotels differentiate themselves from larger chain/branded hotels and motels by providing personalized level accommodation and services / facilities."

Also Marriott sure has a lot of different hotels:

TownPlace

They definetly know how to monopolize. :)

They way I see is that as long as they don't make anymore all white hotels then we'll be fine.
