1101 Broadway (Zoned for up to 30 stories)

Endeavor Real Estate has purchased the 1.18 acre site at 1101 Broadway, which has been home to a 7-eleven for decades, for $31 million.  that works out to $26.27 million per acre and $603 per square foot.  7-Eleven had purchased the property for $7.85 million just 5 years ago. 

No immediate word from Endeavor on their plans. The site is zoned for structures up to 30 stories tall.  Endeavor already has their 26 story mixed-use project at 1200 Broadway sitting catty-corner to this site, as well as the Gulch Union Development  1.5 blocks to the SW with a 28 story residential tower and 20 story office building.  A twin 28 story residential structure is planned there for the near future.

Not surprising that they’ve purchased this. I’ve seen multiple complaints on Reddit from 1200 Broadway residents about the 7/11 and the noise/crowds it attracts late at night.

It is sort of interesting how certain developers are taking control of certain parts of town while others are taking control of other parts of town. Just wondering if this is how it has worked in other cities or if this is unique to Nasville.  Large development companies buying larger areas of land and developing acres upon acres, and we have multiple developers doing this.

I am not counting on this to be developed anytime soon. I think they decided to snag this to keep anyone else from getting the property. I think this is a long-term plan for them as the will do their third building at Gulch Union first.

As the massing diagram above states this site is primed for a two-building project and I think that is what they will do.

About time it gets bought up. The site has been looked at several times, included some that has never been reported on. Gas stations can be tricky sites due to the clean up/remediation of the site. I have seen some that just remove all the top soil/contaminants and I have also seen the tanks removed and let nature take its course.

This no doubt will have a substantial underground parking structure, probably will go deeper then any remediation would require. I also think they will ask for bonus height when the time comes.

Endeavor has not shown much proclivity to putting underground parking at their locations, so it may be interesting to see whatever plays out. IIRC, I believe even with Bonus Height it would be capped at 30 stories (outside of an OHM of course).

Hopefully if they don’t have underground parking, then whatever parking structure is built has some sort of liner . Preferably with street level retail, and not just solid walls.

It will depend on what happens when the new bonus height program gets picked back up in the new year. But under the draft proposal (which will ultimately change), yes their hand would be forced for bonus height.

The downtown code already stipulates lined use on above-grade parking structures. Now Endeavor has unlined garages on all three of their structures (two finished and the one U.C.) so not really sure what the plan would be, but I would hope that any fronting the two public streets (I dont give a crap about the alley) would be lined. 

I will say this (slightly in jest).... wouldn't it be funny if a developer built a structure with zero parking, completely reliant on modes other than cars at this location? Talk about a statement development right next to the statement bridge that is the Broadway Viaduct lol

Doubtful as that lot includes the building behind it as well. What they would have to do first is subdivide the lot and then sale as it is all owned by M Street Partners AKA Jim Caden. If memory serves me, he bought is off of Highwoods which bought it off the Tennessean. He then consolidated it into the below parcel. It is possible though.
