Here are some new renderings (I think) of the Seaholm project.  The Seaholm project is being built where the arrow is pointing to a single little crane in the center of the picture.  (The other cranes are for different projects.)

Most of my posts are about Central Austin high rises, but Austin is also a typical sprawling Sunbelt mess on the fringes.  During the last couple of days two big projects on the outer fringes of Austin were announced:  

 

Trammell Crow's $1 billion dollar mixed use (but mainly office) development on the north side of Austin:

A $700 million commercial/residential project in the SW part of town.

Projects like these are relatively common and boring to discuss.  But even though they cause sprawl, they are within Austin's city limits and pay taxes to the City of Austin instead of a suburb.

A site plan was filed with the city today for a downtown Hyatt House hotel.  The location is across the street from the U/C Hotel Indigo on a derelict lot that has been empty for a long time.  The location is at the end of the Red River Entertainment District which is an offshoot of the 6th St. Entertainment District. The two hotels should really help increase business for the clubs on Red River.  The site plan didn't have any elevations or specifics available, but these downtown chain hotels tend to be 10 to 20-stories.

Here's the second big downtown development of the day.  A 50+ story mixed use (condos and office) tower at the former Austin Energy Control Center site which is adjacent to the huge Seaholm and Green Water projects already U/C.  Previously two smaller residential towers had been proposed for the site.  This one will be in the 650'+ range, so I'll take this over the two ~400' towers previously announced.    :yahoo:

Austin now has three proposals in the the 600' to 700' range.  

 

The Fairmont convention center hotel, which has been delayed for over a year and a half, has had some good indications this week that it will be starting as soon as next month.  It will be Austin's new tallest (with the spire) at 691'.  The current tallest Austonian is 683'.

 

Waller Park Place Tower B, which has financing, still looks to be on track for a November start.  It's in the 50-55 story range, but the final height has not been announced.

 

The new ECC tower announced today should be in the 650' range considering that several floors will be office space.  The developers said it would be 50 plus stories and is currently being designed.

There have been a lot of good construction updates posted at SSP during the past week.  I'll share a few of the projects that I have been following.

The Westin is only one block from the heart of the 6th St. Entertainment District.  They should be raisng the crane soon.

Here's the latest rendering of the Green Water development.  Residential #1 which is already U/C is in the lower right corner.  The office tower just north of it may start as soon as this year, but my guess is that will be too soon because the site is used for a construction staging area for the tower already U/C.  The hotel will be in the upper left and Residential #2 will be just to the left of U/C #1.  The little bridge with arches is U/C and will extend 2nd St to connect the Green Water site to the Seaholm site.

This is the location of the proposed 32 to 35-story Aloft and Element Hotel.  The developer wants to break ground in December, and is currently awaiting final city approvals.  The developer is White Lodging which has a good track record for getting their projects done relatively quickly.  They are the developer behind the U/C JW Marriott and Westin hotels, as well as the Downtown Hyatt Place that was completed last year.  The site includes the little parking lot and the building immediately adjacent to it.  This is going to be one skinny tower, and it will not have any on site parking due to small lot.

This is the project - Aspen Heights Apartments.  It's the location and not the size of this project that makes it interesting.  It is on the fringes of Downtown and will help expand the traditional Downtown boundaries.
