I hope this happens for Memphis. Memphis is a great southern city and has a rich heritage of music, art and architecture. Really hope this happens for Memphis.

The Center City Revenue Finance Corp. has approved a 20-year payment-in-lieu-of-tax incentive and $10 million loan for a project that would forever change the Memphis skyline.

Plans for One Beale include an 18-story South Tower with a 255-room, four-star hotel with 22,000 square feet of meeting/conference space, 8,900 square feet of restaurant and cafe space and an outdoor pool and deck; as well as a 30-story North Tower with 280 residential units — 168 one-bedroom units and 112 two-bedroom units — and 13,200 square feet of commercial space.

"Developers of the high-profile One Beale project have put a hotel tower on hold and are focusing instead on plans for an office building that could house six to eight companies.

Carlisle Corp. vice president Chance Carlisle provided an update Monday on the project, saying in an interview that plans are firm for the earlier proposed 30-story apartment tower while the office building's size is still undetermined.

One Beale originally was to include a pair of iconic riverfront high rises housing a luxury hotel and upscale apartments atop a parking garage placed primarily underground, giving the project a commanding presence on the city skyline.

The high cost of that idea led developers late last year to consider spreading out expenses by adding a third high rise for offices. Under the plan Carlisle outlined Monday, designers would shelve the 22-story hotel, put a bigger but less costly garage on a nearby parking lot and hone in on what could turn out to be a six-story office building. It would be the first opened Downtown in about a decade."

Wish the office tower could be the taller one.  Seems to me that downtown Memphis would have a pent-up demand for more office.  What are the prospects of luring Fedex or IP from the suburbs to downtown?

the prospects are servicemaster they are looking to put all offices under one roof in a modern millennial setting.  They are looking for about 350,000 sq ft.  I think this has such a great presence and is the most millennial spot you can get in Memphis.

I would say next to none. Honestly, I would bet that either (more likely IP) would leave Memphis before relocating downtown, especially since IP just built a fourth tower on its campus. Too many of both companies' employees live in East Memphis, Germantown, Collierville and beyond. I think there would be an incredible amount of pushback (and that's not even considering the cost of such a move).

They have huge soil digging equipment out and have been drilling holes all over the site for the past 3 days.  This is a good sign this project is about to break ground.

No that announcement has changed they are going back to the original hotel design except the parking garage will not be under the building as that is too expensive it will be located as a 3rd tower to the south of the hotel.  With the demand for at least 3000 more hotel rooms in downtown Memphis and with servicemaster putting its headquarters in the old peaybody place mall they decided the hotel was a better fit.  This project should be releasing some construction news sometime between now and mid January.

Downtown site purchase opens way for One Beale tower

Developers planning the One Beale high-rise project in Downtown Memphis have bought an adjoining site, opening way for their apartment, office and hotel plan to proceed.

A unit of Memphis-based Carlisle Corp. purchased Wm. C. Ellis & Sons buildings and land at 245 and 275 S. Front  for a combined $3.5 million, according to the website of Register of Deeds Tom Leatherwood.

One Beale was proposed early last year as a 30-story apartment tower and adjacent hotel on the Downtown river bluff at Beale south of Front Street. But the project was delayed as the developers sought a way to incorporate a parking garage into the plan.

Purchasing the Ellis property nearly doubles the riverfront footage for the project and expands the footprint to nearly 6 acres, allowing the designers to develop a master plan for the property, Carlisle said. The Ellis property would accommodate the garage, which could be surrounded by apartments, Carlisle said.

Modified plans will be presented for  approval to city officials.

The developers have purchased property to the east of the project and are going to demolish the existing buildings for a parking garage.  Hope to see some new plans/ news sometime in the near future.
