  2. Yeah, but they're stuck now. Can't drop prices now that others have locked in at higher prices. There would be a huge outcry. I dunno, they might have a bigger marketing budget, but if they can't unload enough units to be able to begin construction within a reasonable timeline, they might start losing existing contracts like the Park. I'm concerned that I haven't heard the people from the Vue trumpeting any numbers indicating strong sales.
  3. Sounds to me like they're getting desparate. Is this another version of the Park?
  4. As other parcels are developed, the land he's got will only get more valuable. Barring something fairly disastrous, in which case we're all hosed.

  7. If the breakfast club wasn't there, you'd get a great shot. It looks great from the various BOA towers, but of course it looks real short from there too.
  8. Those are some pretty amazing windows. Anything that lets light through is going to allow temperature variations. Also, no material is a perfect insulator, although I'm sure they've got a few tricks with films and whatnot that can cut down a bit on thermal transfer. Unless perhaps they're some type of self-polarizing double-paned storm window with a vacuum space in between the panes, which sounds pretty gawd-awful expensive. Considering the cost of most the places in the Vue are literally three times what I paid for the same sized space, I guess that some type fancy windows are possible. I doubt it is worth the money. I just work in an office with two walls having floor to ceiling windows and wouldn't really want that for my home. Too much of a good thing.
  9. It seems fine to me. As a resident, I actually don't want floor-to-ceiling glass like the newer projects. The end result is large temperature variations and too much sunlight. No place to paint or hang pictures either. I think the front side views down sixth and caldwell looks great. The back is a little bland, but certainly not offensive (like a pink building we know of). Hate is a bit of a strong word, probably better reserved for the BellSouth building or parking decks, or parking lots. Even then, they're just buildings and primarily are functional in purpose.

  11. The president's term ended and he wasn't reelected to be on the board of directors, pretty much ending his chances at being involved in the First Ward Association. The new board was elected by residents at the meeting and by a proxy vote with the involvement of the existing directors. The ex-president tried to fight back by saying that the bylaws had never been ratified and therefore elections shouldn't be in December (as required by the bylaws). The issue motivating the proxy votes appeared to be the president failing to recognize or request the votes of existing board members before acting on various issues as president.
  12. Speaking of First Ward, the president got the boot last night.

There's some resemblance in the rough shapes of things due to the allowance for the culvert, but this was a 3D rendering that showed a lot more detail with greater separation between four different structures. A large parking lot was on the North side in between three of them having retail facing the parking lot and some green space beside the parking lot in between a fourth and the other buildings. Apparently, the drainage cuts through west to east through the parking lot with a dog leg at the end into the greenspace.
  14. The site was divided up into four portions. One large midrise building that was residential with a swimming pool on top of (?) a parking garage and having what I would think are skyline views. Three other components with varying retail and residential. Large parking lot in the center to allow for a drainage cooridor. Apparently, the price points of the majority of the condos (except for the penthouse units) will be in the $150K to $250K range, and some even lower than $150K. Its hard to describe much more, one just has to see the rendering. I think it will be his best midrise work yet and I'm very excited about his statements about having a half dozen or so quality retail establishmetns such as coffee shops, etc., that supply services to the residents.
  15. First Ward just got the preview of the development last night. It was pretty fantastic. Actually, it looks really fantastic.
  16. How cool would it be to live over a Whole Foods? Is it open 24 hours per day? You wouldn't need a refrigerator.
  17. And gee, all the flaws seem to downplay the competition. Do you think it is coincidence?
  18. I guess there's just a bit of a disconnect in my mind when condos are more expensive per square foot than sfh's.
  19. If someone puts up a reasonably priced midrise there at around $150 per square foot with a good view, I'm in. Unfortunately, the pricing I'm seeing doesn't reflect the surrounding neighborhood. I wish Tuscan were a bit more Blvd Centro-like in their pricing and sweeten the deal for early adopters.

  21. Five Courtside units just hit the MLS if anyone wants to grab one. Notwithstanding the allegedly ugly backside of the building, of course.
  22. Considering it is supposed to be done in a month and a half, I would say no.
  23. They're disassembling the construction elevator. Building should look a lot nicer after today.
