  3. HA! Notice that there are dueling press releases for these two projects. Note the Bar Management press release. They're really going to be going at it. This is going to be fun to watch.
  4. No news on the base. It seems about 1/3 full with residents. Not all floors are closed, though.
  5. no movie theater and they don't know how to spell "receive" but, I'm happy to see what looks like small retail shops and boutiques
  6. I'm skeptical. Those last stages of finishing are pretty hard to complete and do well enough for an upscale product. Courtside is still a bit rough around the edges and I've been there for nearly 6 weeks. And that was 6 months later than original 18 month timeline. Spring of 2008 perhaps for 210 Trade?

  8. I wouldn't say price, I would say value. But, I think that's what you mean. You could markup a bit on some luxury items. But, I don't see that 50% per square foot higher to even the closest comparing luxury project as being an easy sell. Even people who want the best of everything don't want to look like suckers.
  9. How would they deal with all the outstanding contracts for penthouse suites at the top of a 50 story building with views to match? I'm not sure they can unring the bell on that one. They'd have to take a bigger step back than just consolidating all of the committments they've got already.
  10. Someone I know has pressed the sales people on the number of sales so far, and they were evasive. If sales were going well, or even moderately well, they'd be crowing about it. Unless the builder can start without financing, we're a pretty long way off from this building getting started.
  11. One of the buildings is sold out, the rest haven't been released for reservation yet.
  12. With respec too the bamboo flooring, it seems to be harder than hardwoods and pretty scratch resistant. It doesn't, however, have the same heavy, expensive feel to it that hardwoods do.
  13. I do know someone that had buckling problems with the bamboo floors, but mine have been fine. They seem very conscientious in addressing problems, so I don't envision it being difficult to get any problems fixed. As far as the ceiling goes, I like it being a little edgy. I bought this place so as to be somewhere as far away from a McMansion as possible. I want owners of those places to walk through the door and just go WTF? Some people have had good success with painting the ceiling black for a more conventional look that you see in bars and other spaces. I've also played with the idea of putting in a tin ceiling.
  14. Make sure you get the key to let the cable guy into the booth at the end of the hallway. Oh, and try to figure out a place to have visitors park. The one drawback I see (similar to the one mentioned for the Garrison) is that there's not anywhere for the casual visitor to park unless they're willing to walk two blocks or pay to park in the lot across the street. Most Charlotteans, as I'm learning, are pretty unhappy about either of those options. At least if you prepare them ahead of time with your 1st Ward guest passes and good directions, that will take some of the edge off.
  15. If it were in Courtisde, it would be the biggest Quiznos ever at 7,000 square feet.
  16. The only time I notice any noise, it is traffic noise from a very loud motorcycle. However, there seems to be a lot less traffic on Caldwell than I anticipated. Quite pleased really.
  17. Naw, I believe that all but two of the ones listed by the builder are already under contract. They just posted those to give comps for the couple that weren't. Four out of like 100 units up for sale is pretty small so far.
  18. Plans are in the works for putting hoops in the new park area. Hopefully that will get off the ground here sooner, rather than later. I think the aforementioned continued intense development will give the county some more urgency on that one.
  19. Doesn't seem to be a bad percentage, though, given the number of people I see moving in already. Also, the prices are lower on a per square foot basis than FAP, the Park, the Vue, Citidan and just about any other project I can think of except for midrise stuff at the very periphery of Uptown. I would expect then that these will sell fairly readily.

  23. I guess some people are moving in already as I walked past the building this morning and saw a bulldog glowering down at me. He was on the left side corner unit balcony, 4th floor. I was laughing because he already looks like he thought he owned the entire building.
  24. Has anyone noticed that the lights on the building seem to be different colors on different nights. I'm wondering if they're just trying to find the right combination or if the building varies its light pattern automatically and will continue to do so.
