  1. You've got to wonder if the KC NASCAR proposal would get funding with them wanting to upgrade Arrowhead stadium with $300 million roof and other improvements. Those are two pretty big projects to be biting off simultaneously.

  4. Damn skippy. On a side note, I saw that someone is already trying to resell a FAP unit at $500 per square foot. While others are still available at better prices. They're in for a two-fingered shocker.

If you are interested in the space or if you know someone who is interested, please contact Ashley Ackerman at Boulevard Centro. Seems like we'll have a restaurant in the bottom of the building.
  6. Just got an e-mail from BLVD Centro reporting that Courtside units will likely start closing in mid January.
  7. They were putting in the wood floors on the corner unit, second floor of Courtside today. Running the sanders so you know they've finished all the major work in there. Problem is, when Courtside closes, no one will care because of all the newer, bigger announcements.
  8. Back when they first went on sale, they were going for the high $400K starting from the bottom. Now, I'm guessing they'd be closer to high $500K.
  9. With respect to Uptown development, I think the City should curtail incentives now that things are clearly moving on their own. If I was them, I'd let Levine know that things are on a time line and that he can't get his incentives and the benefit of being last to develop.

  11. Ruth's Chris Steak House is expecting big things in the Queen City. A month before it opens its first Charlotte location in SouthPark and even before its uptown spot is leased, executives are scouting the area for a third steakhouse site, according to sources familiar with the plans. Wonder if Ruth's Chris will lease the bottom of Courtside for its Uptown location?
  12. I went to my appointment yesterday and everything seemed really nice. If price was no object, this would definitely be the tops in urban living. Notably, the cost of pretty much the same sized unit as the one I'm moving into at Courtside (sans, of course, the fancy plumbing, appliances and travertine marble) was quite literally double. Seems like you have to spend twice as much to get the remaining 10% of luxury you'd be missing at Courtside. I think I'll pass. Hanging out there at the highest price point would give me the willies.
  13. The Vue sales team might be able to get it, but if I were you I would just be patient. Ask atlrvr, oversupply will sooner or later draw down the price and you'll find what you need. Profit margins this high will drive a very large number of announcements. See, e.g., Jacksonville which has 4 times as many residences under construction as currently occupied. Or, you could just check out the Avenue which seems to have much more reasonable prices.

  16. That wasn't brick, it was some type of coating or primer layer they put on before putting on white foam which will itself be stuccoed over.

  18. Although good views are all the rage, I don't see what all the fuss is about. The higher up you are, the more rooftops you see. Building rooftops are pretty ugly. Also, about the only bad view I can think of is one exclusively parking lots, a power station (such as the meeting house), or a view without light, such as be being very close to an adjacent building.
  19. They seemed like good deals until I realized that you're buying them unfinished.
  20. For more simplification, I think that if you sell it after less than a year, it is ordinary income(?). If more than a year, the increase is capital gains. And, if more than two years and you lived in it, it would be tax free up to some amount. $250,000? We just need a flat tax on all income, with a personal deduction of $20,000 and no other deductions at all. The savings in transaction costs of accountants, lawyers and collections would balance the federal deficit.
  21. On the amount of the gain in value over what you already paid taxes on, so you wouldn't effectively be double-taxed on the same money, I believe.
