  1. 6 second time lapse exposure, video I think, it is on the observer site too.
  2. Taken by Gary O'brien on the roof terrace of The Garrison. They have panos on findyourcenter.com that he was taking for this weekends rooftop terrace tour.

    The Vue

I think they are fluffing up for the Urban Living Showcase event this Friday and Saturday, they are one of the buildings on tour. Details are eithere on www.findyourcenter.com or charlottecentercity.org I believe.

    The Vue

These changes probably least affect The Vue due to their price points. It most affects Furman's developments and Catalyst. They now should try to attain FHA approval if possible. The most heinous part is how these short term punitive changes discourage what we all believe is better urban design by banning most mixed use plans due to percentage of usage. That should be the outrage. I hope the market figures out there are some good financing options during this time as BofA has recently in going after a focused jumbo market that has also been in the loan penalty focus going on a year now. If you care to see the actual rules from December of last year: https://www.efanniemae.com/sf/guides/ssg/an...f/2008/0834.pdf
  5. unless you have 50% presales to owner occupants, my guess is you won't be able to close any loans in the building.
  6. I also think most underwriting guidelines will disallow any new loans if less than 50% are owner occupied purchases.
  7. I thought he said that the uptown apartments were only 2% of the apartment market?
  8. they have torn the corner off founders hall for this project. I guess a big scar is progress.
  9. Looks like the Graffiti art project on the new FatCity building will be done on the 19th of September. Not sure how to link the Observer story by Doug Smith.
  10. E. Trade & McDowell, NE corner.
  11. Dilworth Crescent, corner of Mt. Vernon and Dilworth Rd., built by Simonini, developed by none other than Jim Gross of the"Big Pink" fame.
  12. I go by the office tower several times a week and am loving the canitlevered pieces. Today for the first time I noticed the window grid is not plumb with the cantilevered structure. I think it leans outward, ala Hearst tower, ever so slightly. Maybe that is why it is such a vexing piece of structure. Between that and the bow, I think they have a very smart looking tower and am now more anxious to see the sublte brilliance of the HOF itself.
  13. I haven't found this posted and it is very interesting to watch the time lapse on Aloft... http://oxblue.com/pro/open/?webPath=coxschepp
  14. A new one for the list, Royal Court! http://oxblue.com/pro/open/?webPath=coxschepp/royalcourt
  15. Why would a "North End Square" web site use a south western perspective of uptown? Details people, this is UP.
  16. Duke power & the stadium block some of the visibility of Wachovia at this point from the airport side of the skyline. Catalyst is on the outer edge of the core.
  17. The access road that will connect NCMF is now roughed in! I spotted that a few days back, looks graded but not paved. This will be a major milestone for what can occur on that enourmous piece of property.

    The Vue

a section of crane is parked onsite. This warm weather seems to be causing an outbreak of those things...
  19. There are no 8 unit apartments near that fountain. The Renegars house faces it directly, The house Bruce Keith built(brick) had an efficiency over the garage and behind that is a 6+/- unit condo building... across 8th is the pink house, the condo's , and a duplex(condo), more condos(3) and a four plex... Where is this supposed to have occured? Mostly curious.
  20. I like to knock on the car and touch it a lot as I trail around it... and make sure they can only watch me until I get clear. I do think it is a violation to stop beyond the stop line but your dealing with people who have never used the signal so be careful.
  21. There is a one block wide swath of land between Smith St. and the rail lines that will eventually be developed as residential. Expect density and possibly height... It is supposed to be put out for bid I believe after determining what amount of land is needed or how it will be used for the North line(?) Hopefully the corridor will be preserved for such use even if it is unwanted at this juncture. There have to be some forward thinkers out there.
  22. They could hold training classes at LaTorres on 5th... I know the first time I looked down and there was glass below, the feeling was we're going to need new shorts.
  23. Valet parking my friend, look for the fancy cars.....
