  1. You are correct. This intersection could be in line for a divergent diamond intersection similar to the one at Ashford Dunwoody and I-285. There is also a "planned" MARTA station on the west side of the Holcomb Bridge/GA 400 intersection. See map below... I went to a meeting back in 2007 or 2008 for a similar version to this proposal. At the time, the neighboring homeowners were not too thrilled about the size of the development. Glancing at the announcement's specifics, it does appear to be "scaled down" from the original. GA 140 is a heavily traveled east-west corridor. It was bad when I was a teenage driving along it. If the MARTA station becomes a reality..and northern Fulton County seems quite receptive to a line up to Windward Parkway...then I think this could be a boom for the City of Roswell. Such a sizable development would seriously overwhelm GA 19 and the western section of GA 140. Due to the historic and quaint nature of downtown Roswell, you can't widen GA 19 or Grimes Bridge Road in that area. It would be nice if the actual development had direct GA 400 access. This could alleviate much of the added traffic in and out of the development.
  2. I'm a little curious as to why they are showing these as "new". I could have sworn the Miu Miu was already opened inside of Saks. I thought I saw it like five months ago. Perhaps the website has not been updated. LV, Prada and Fendi already have stores across the street at Lenox Square...another Simon property. It seems to be a bit of an overkill. As Martinman mentioned, Dior is heading to the upscale Buckhead Atlanta mixed-use development. Dior is currently constructing a 5000+ square feet, two story boutique there. I'm no retail expert but I would wager that Celine, if they decide to open a full store in Atlanta, would also head to Buckhead Atlanta. Oliver McMillan has been phenomenal in bringing many first to market stores to BA. I don't see how a space within a store can compete with a full boutique. Maybe these brands were added long before BA was opened. They may also precede the full stores at Lenox as well. This is why I am thinking that the website just needs to be updated. Perhaps some of our retail experts have an answer.
  3. Clayton County MARTA Rapid Transit Extension Map Here is a map showing the potential extension of the rapid transit line into Clayton County. I stand corrected. I assumed that it would come from the MARTA Airport Station but the spur will actually occur from the East Point MARTA Station. This is probably due to the rail lines that already exist along the extension route. I'm no transit guru so don't hold me to that assertion. This is a much better route because it has a stop in Hapeville. This is very near the Aerotropolis and the NA HQ of Porsche and whatever automaker that may soon join it. I know that another automaker was scouting the site for a potential relocation. Since this is about transit, I'll leave that speculation to the Aerotropolis thread. Since Clayton County voted overwhelmingly to join MARTA on Tuesday's election, MARTA has been very bullish on getting the county up and running ASAP. Based on the map above, the rail extension could be fully operational as soon as 2022. That sounds like a long time but considering it is almost 2015 and the planning and funding that goes into such massive undertakings, I think the timeline is pretty good. It also helps that planning for the Atlanta-Lovejoy-Macon commuter rail had already been studied along this route. Most of the hard work is already done. Finally...perhaps...transit in Metro Atlanta is moving out of the twentieth century. I can see Gwinnett County being next in line.
  4. Ground has been broken on the site of The Domain at Phipps Plaza. Construction on The Domain at Phipps apartment has commenced. This low rise is located on the ground of Phipps Plaza at the corner of Peachtree Rd and W. Wieuca Road in the Buckhead community. Domain at Phipps Plaza will consist of 319 low-rise, urban-style luxury residences with a variety of floor plans ranging from studios to two bedroom apartments. Design features will include kitchens with granite countertops, wood flooring, and CleanSteelTM appliance packages. Baths will feature granite countertops and ceramic tile floors and garden tubs. Amenities at the new residential building will include a yoga court, outdoor pool, health club with “fitness on demand,” dog park with dog wash stations and rooftop terrace with a resident lounge. I guess to take in the growing skyline of Buckhead. In addition, the property will provide a controlled access parking garage. This development will soon be joined by the previously announced AC by Marriott; which will also on the Phipps Plaza campus.
  5. More information coming about Regent Partners' recent proposal.... As reported by Livable Buckhead, Regent Partners has given us more information on their recent proposal at the Tower Place office complex (which includes Tower Place and 3344 Peachtree). Tower 1: 613,760 square feet of office space 9,574 square feet of retail space 51 condominiums 610' tall Tower 2: 297 apartments 355' tall I was not happy to hear that the development would include 2000+ new parking spaces. This is baffling considering that the site is located, via a pedestrian bridge, ACROSS from the Buckhead MARTA Station. Jim Feldman of Regent Partners went before the Buckhead arm of the Development Review Committee. Rightly so, the committee had some concerns about traffic generated by the new buildings. The developers have acknowledged this concern and will look for ways to alleviate any added vehicular traffic. Renderings are forthcoming. As soon as they are available, I'm sure they will be posted here. I should also add that at 610', this will be Buckhead's second tallest. Some had hoped for a new tallest. 3344 Peachtree will maintain its crown at 635' and will push the Mandarin Oriental, at 580', to the third tallest.
  6. The voters of Clayton County have spoken! After all the votes were counted, the voters of Clayton County have embraced MARTA. Clayton is now poised to become the first county to join MARTA since Fulton and DeKalb County joined in 1971. While it's a small county (pop. 264,000), MARTA will be very beneficial to the county. This is a very underserved market. I'm glad that the voters elected to join the system at the full one cent tax amount. Half of the money raised with go towards starting bus service to the county as soon as March 2015. The other half will be set aside for future commuter rail or another form of high capacity service. Clayton now joins Fulton, Gwinnett, Cobb and DeKalb as counties with some form of public transportation. Congrats to Clayton County. The CEO of MARTA has really reenergized the transit system and I look forward to watching the great things he will do for Clayton County transit options. Hopefully the rail transit will come sooner than later. The extension would come from the south end point which is currently at the MARTA Airport Station. This will open up Clayton to the job centers in Fulton and DeKalb. This is a good day for public transit in Metro Atlanta and Clayton County.
  7. Tesla to open 2nd Atlanta area showroom Nov 21st at Lenox Square If you are looking for a wonderful holiday gift for your spouse, look no further than Lenox Square. Tesla Motors is opening up the metro area's second Tesla Showroom at Lenox Square on November 21st. This opening will coincide with the opening of Metro Atlanta's third Tesla Showroom in Decatur around the same time. The Lenox showroom will be 3,245 square feet and located in the Neiman Marcus wing. It will have interior and exterior entrances. The Decatur showroom will be 18,000 square feet and will be located on Church Street. This location will also have four super chargers that can deliver 150 miles worth of charge in 20 minutes. Tesla also plans to add these superchargers to a location in Atlantic Station. The Lenox and Decatur showrooms will join an existing showroom located in Marietta.   8. One Museum Place to break ground SOON. Sales at One Museum Place have been nothing short of BRISK. The John Wieland condominium development, located across Peachtree Street from the Woodruff Arts Center and the High Museum, plans to break ground soon after a kickoff luncheon later this week. Posters on other sites have reported that movement at the site has already started. The 45 unit development is close to sellout. Prices for the homes range from $900,000 to $3.7 million. Almost all of the higher priced units are spoken for as of my posting. Wieland hopes to deliver the first units at the end of 2015. This clearly shows that there is a built up demand for quality "for sale" units in the Midtown submarket. It also speaks volumes to the type of product that is in demand. These types of nicely scaled, quality, infill developments will help in increasing Midtown's vibrant nature.

  10. Big Bethel seeks big plans for Sweet Auburn rebirth! The Atlanta Business Chronicle is reporting that Atlanta's oldest African American church — known for the blue "Jesus Saves" sign atop its steeple — wants to redevelop about 4 acres on its campus, in hopes of sparking more investment in the Sweet Auburn district — the cradle of the city's civil rights movement. It's about time. I was wondering when they were going to realize that they were sitting on a potential "gold mine". Especially now that the Atlanta Streetcar goes through the heart of the Sweet Auburn neighborhood. Big Bethel is part of the historic King district, birthplace of civil rights leader Martin Luther King Jr. The church is a Sweet Auburn landmark — and pivotal to the area's future. It controls 13 parcels and more than 7 acres at Auburn Avenue and Jesse Hill Jr. Drive, including 182 housing units known as "Bethel Towers." The scope of the proposed redevelopment could include more affordable housing; new apartments; the rehabilitation of existing commercial buildings on Auburn Avenue and the development of new mixed-use projects, according to the request for qualifications issued on October 15th by Big Bethel along with Central Atlanta Progress.   11. One Buckhead Plaza could close for $340 per square foot. One Buckhead Plaza Parkway Properties plans to acquire One Buckhead Properties for $157 million or almost $340 per square foot. Once the deal closes, this sale will trail only 3630 Peachtree ($390/sq ft) and 3344 Peachtree ($360/sq ft) as the highest price paid per square foot for office tower in the Buckhead District. Many in the real estate industry are well aware that price per square foot is a useful indicator for value and strength in a particular market. The building is located at the intersection of Peachtree Rd and West Paces Ferry Rd. It is also across Peachtree from the recently opened Buckhead Atlanta shopping district. Rents in the Buckhead District are also rising and the new owners hope to push rents of the newly acquired building well over $30/sq ft. This information should bode well for the recently announced 40-story office tower by Regents Partners. Hopefully with prices per square foot in rent and sales rising, this will encourage Regents to design and construct a truly unique and beautiful tower to compliment 3344 Peachtree.   12. Construction photo..... Photo courtesy of Cabasse This photo was taken a few days ago by a forummer on another site of the construction going on at the Buckhead Loop. From left to right we have Post Properties' (red crane) Post Alexander: 26-story, Cyan on Peachtree: 23-story (white crane) and the 26 story Skyhouse Buckhead (yellow crane). Not seen in this picture yet is the recently started 30-story spec office tower Three Alliance Center by Tischman Speyer. Once it rises, it will fill in the gap between One and Two Alliance Center. I remember this intersection when the GA 400 extension first opened back in 1993. Even three years after this intersection opened, ninety nine percent of what's shown in this photo was not even there.
  13. Salesforce plans to expand its Atlanta hub and add 300+ jobs. Salesforce plans to double its office footprint in this 34-story Buckhead tower. Perimeter Center looms in the distance. While this is not as sexy as a relocation, Salesforce plans to increase its Atlanta presence by adding 300+ additional jobs. They are adding these jobs at their regional headquarters located in Buckhead's 34 story Atlanta Plaza. As seen in the photo above, this building has direct access to MARTA's Lenox Station on the Gold Line. I'm sure this is an added bonus for this location. Salesforce currently employs 250 in this location. The company has said that it will lease 50,000 additional square feet in the tower. This will allow it to grown organically. Salesforce will be the largest tenant in the tower once the leasing is complete. I love this type of expansion because it comes with no city, county or state incentives. Many may be familiar with the Salesforce name because the company is currently building a "supertall" in San Francisco.   14. Virgin Atlantic will officially begin flights from Hartsfield Atlanta International Airport to London's Heathrow Airport on October 24th. The inaugural flight will arrive just after noon and will be carrying company founder Sir Richard Branson. Although Hartsfield already has service to Heathrow, it is nice to have competition on the route. Well shall see how this will affect prices.
  15. Great!!! We have alot of these proposals moving to actual buildings...and in a "relative" short period of time from initial announcement. So now we have this.... And this..... ...all starting now! SOON we will have these two starting as well.... Seventh and Peachtree condo building. Novare Group's 1163 W Peachtree Street apartment tower. Look for movement as the Skyhouse Buckhead site wraps up. That's a healthy amount of infill development going on for the Midtown District. While they aren't the towering skyscrapers that some would like to see, I'm pleased to see actual construction starting...finally. Atlanta is quietly marching along.
  16. Feds and MARTA team up to launch study of light rail line through the Clifton Corridor The CDC, Emory University and Hospital along Clifton Road. According to Atlanta Business Chronicle,The Federal Transit Administration and MARTA are moving forward with a study of a possible new light rail transit line that would run through the Clifton Corridor.The proposed 8.8 mile line would extend from the Lindbergh MARTA station through the Centers for Disease Control (CDC) headquarters and Emory University and Emory Hospital campuses to the Avondale MARTA station. The Clifton Corridor, which runs along Clifton Road past the CDC and Emory, is a growing employment center that's not served by either direct Interstate access or high-capacity transit. The Atlanta Business Chronicle reported last January that the CDC is considering an expansion over 10 years at its campus near Emory University that could lead to a 30 percent increase in workers and the construction of a big new laboratory and parking deck. At a public hearing on March 20, area residents expressed concerns that such an influx of new commuters would be too much for the already congested corridor. The route options are: Either route will open up a great deal of new riders to the MARTA system! This would make it easy for DeKalb County riders to forego heading to the Five Points MARTA Station Downtown for a transfer to the northbound Yellow/Red Lines. Emory University, Emory Hospital, the CDC as well as Egleston Children's Hospital are ALL valuable assets. It is great to see the Federal Government also recognizing this value.   17. Finally, University House is starting to show some progress. The dueling towers rising above the Georgia Tech campus across the Connector. Centergy North clearly has a decisive lead. Photo courtesy of Scania On Tuesday, October 14th, the developers of the proposed 29-story Modera residential building went before the DRC. After recommendations by the board from a previous meeting were implemented, the board voted to approve the proposal. This building will be located on the same block as the University House but closer to the Downtown Connector. In the picture below, the University House is the u/c building with the red crane. The 19-story 33 Peachtree Place building, currently under construction as well, is one block away. One thing is for sure, the Publix at the base of Plaza Midtown will be constantly busy. Now I understand why Publix is considering adding another store two blocks away at the base of 811 Peachtree Street proposal.   18. Located across Peachtree from the Buckhead Atlanta complex, the six story Restoration Hardware is slated to open on November 21st. Just in time for the holiday season! This photo is from September 26th. I'm sure they will be ready and reeving to go bright and early on November 21st. The Buckhead Village is turning into quite the collection of destination shopping.

  20. The numbers are slowly leaking out about the newly filed Regent Partner's proposal for the lot just across GA 400 from the u/c Skyhouse Buckhead. Building One: 550,000 square feet of office space. 50 Condominiums. 1200 sq ft of retail. 44 floors. (possibly above parking garage) Building Two: 300 apartments. 27 floors (not above parking per diagram) Construction is scheduled to begin in 2015. The architects for this complex will be the same as the ones who built 3344 Peachtree/Sovereign. This is befitting since the buildings will be next to one another. This will be great infill for the Buckhead District. There are so many projects already under construction in the general area. It's still too early to guess on height but this could be the FIFTH proposal in the city limits that will exceed 500'+.
  21. As reported in yesterday's Atlanta Business Chronicle: Hanover files plans for a 20-story Buckhead Village apartment tower. Located in the Buckhead Village, the tower be built on a parking lot next to Buckhead Theater which dates back to 1930. Parking for both the mixed used tower and the Buckhead Theater will be blended into the building. There will also be commercial space along Roswell Road at the base of the building. This space will total 13,000 square feet. This announcement comes on the heels of Regent Partners announcement of 550,000 square feet of office space, 50 condominiums, 300 apartments and 9500 square feet of retail space. Hanover's new apartment tower will be located on the western edge of the Buckhead Business District close to new Buckhead Atlanta development. There is also more development in the pipeline for this part of the business district. Investment has been pouring into the district in the last two years. The skyline of Buckhead is changing by leaps and bounds.
  22. Wow, new news on the development front..... Regents Partners files plans for 550,000 square foot office tower. I guess the Buckhead district refuses to be out done or out built by the Perimeter Center district. I don't officially know what 550,000 sq ft equates to but that sounds like a fairly tall building. This proposal will join the 30-story Tishman Speyer Three Alliance Center spec tower already rising along Lenox Road across GA400. Regents Partners is responsible for 3344 Peachtree...Buckhead's tallest building. Looking at the diagrams provided, this building would go directly behind Pulte Groups new HQ and across GA400 from the nearly complete Skyhouse Buckhead. That's not much space so are they going to go tall? I suppose we have to wait and see...
