  1. Crescent Communities will start construction of Crescent Lenox in October. The 25-story, 352 unit, luxury high-rise apartment building will be located on Lenox Road across from Lenox Square. This will be a truly pedestrian friendly development. It is located within a block of the Lenox MARTA station, the JW Marriott, numerous restaurants and the Consulate General of France. There is a portion of the parcel that is being set aside for a future luxury hotel. The rendering above is from the Oak Valley Road side.

  3. Also Downtown..... A SPI was filed with the City of Atlanta for 311 Marietta Street on yesterday. 311 Marietta is the building on the left. It is a short walk to the highly successful College Football Hall of Fame.
  4. More adaptive reuse........ Downtown's Kiser Building to be reborn as apartments. Originally constructed as a shoe factory, the Kiser Building, located in South Downtown, will be repurposed into 40 apartments. Activity is picking up in the South Downtown market. Many more developers are taking notice so this will probably not be the last announcement of this type that we read about in the near future. The project is located two blocks from the Garnett Center MARTA Station The developer plans to restore many of the historic feature to the building. This will definitely add character and flair.   5. A developer has filed for its SPI permit from the City of Atlanta for a boutique condo building to be located at 238 14th Street. The more infill the better.

Just one day after presenting their 19-story proposal before the Midtown DRC, Landmark Properties and Selig Enterprises releases renderings: The development group wants to start construction THIS SUMMER. This is marketed as student housing and is geared towards GA Tech. Located on Spring Street between 3rd and 4th Streets, the building will be across the intersection for yet another proposal for a 21 story office building. There will be 280 furnished residential units and 11,200 square feet of commercial space.

  8. No, no, no Unifour, you were not being nosy. I allude to the move often in my post. I miss Atlanta but I am really enjoying NOVA. It is so interesting watching how the Silver Line is transforming Loudoun County right before my eyes. The population in the area is very educated, diverse and affluent. As far as the forum, I am baffled as to why it's so quiet, I agree that it's a shame considering the volume of development going on right now. I can only surmise that the 6+ buildings of 19 to 35 story buildings going up in Midtown alone is just not exciting enough to those who were once spoiled by countless 500 footers going up. To me, the increasing density of the city is just as exciting as when I watched the 800 footers rise as a young girl. Just this week, Sandy Springs based Global Payments, a F1000 company, has announced plans to move their HQ to Midtown. While not a new company to the metro area, the move definitely helps answers who will fill the thousands of apartments currently under construction in the sub-market. They are looking for 200,000 sq ft of office space. In other news, a major Midtown law firm has put out fillers for 150,000 to 180,000 sq ft. They are very interested in NEW CONSTRUCTION. So this could be another tower to sprout in the Midtown market. All in all, there is a lot going on. It's hard keeping up with everything. It definitely takes more than two to three people.   9. Hi Unifour, Although I still maintain a residence there, I no longer live full time in Atlanta. I'm across the Potomac from our nation's capital in NOVA.
  10. I hope it happens too Martinman. This will be amazing for the 1000s of housing units being delivered in the Midtown submarket and the people who will live in them. The last time I remember this volume of construction and changes to the skyline happened in the late 80's and early 90's when the likes of the BOA Tower, SunTrust and One Atlantic Center were built. As a young girl, I didn't understand the magnitude of the changes Atlanta was going through then. Now I am loving the quick speed at which Midtown is growing in density.
  11. Dewberry filed plans with the city for his Midtown Campanile Building addition. Last month, Dewberry Capital met with the Midtown Development Review Committee, where it presented an expansion to the 21-story Campanile building that includes 150,000 square feet of new office space and 77,000 square feet of retail, restaurant and office space along Peachtree, 14th, 13th and Juniper streets. The project would require complex engineering to add six floors of office space to the top of the existing building. Smallwood, Reynolds, Stewart, Stewart - Architecture is designing the expansion. Long Engineering is also working on the project. More photos from the Dewberry's proposal to add six floors to the Campanile Building. This definitely will be a welcomed addition to that intersection as well as the Midtown community as a whole.
  12. Related Group has file for a Land Development Permit today for their proposal sown above. The amount of infill development across the city is staggering.
  13. Hartsfield-Jackson revels new renderings of terminal hotel. The Atlanta airport hotel to sit just steps away from the domestic terminal will be an InterContinental. Current plans are for a 440-room hotel, according to airport documents. The location alone will make this a hit...especially in the event of a cancelled flight. The hotel would be part of a broader “airport city” project to be developed by the team, pending approval of the deal. The airport city plan includes the hotel as well as a commercial development with office space and a travel plaza with a gas station and convenience store. The project is being managed by a recently-formed airport division called ATL Business Ventures.   14. The 110 year old Candler Building will be reborn as a Hilton Curio Hotel. The Façade: The entrance: The Lobby: The building has stood as an office building for more than 100 years. It was once Atlanta's tallest steel skyscraper. Now the historic Downtown building will be reborn as The Candler Hotel, Curio Collection by Hilton. This will be a new Hilton flag for the Atlanta market. The new hotel will have 265 rooms. This is great news. This part of Downtown has many historic gems. I am glad to see some quality adaptive reuse of this building. It will definitely add charm to Downtown.
  15. In permitting news...... Developers of 880 West Peachtree Street has filed for Land Development Permit and demo permit for the four story office building currently on the site today. Also, a lot consolidation permit has been filed for Hanover Midtown located at the northeast corner of the intersection of Peachtree Street and 7th Street.

  17. So today is the big day for the grand opening of Tom Ford. I know that there has been pent up demand for this store to open. I hope it does well.
  18. The scale of this project is perfect for this location. The addition of retail space is even better. It is directly across from The World of Coca~Cola and the National Center for Civil and Human Rights. It is also located a block north of Centennial Olympic Park as well as four blocks from either the MARTA Civic Center or Peachtree Center stations. Adding a potential 450+ people to this area could jumpstart even more retail once Allen Plaza is restarted. It's only a matter of time before a grocer moves to this area. This is a win for the area.

  20. 3330 Peachtree Road While I'm in the Buckhead section, here is another newly announced proposal. The 19-story proposal will be an office/residential tower. It will be within an easy walking distance to countless shopping, dining and transit options.
  21. Equity One plans redevelopment of Disco Kroger shopping center in Buckhead. The level of development that is now occurring in the Buckhead District is mind-boggling.The announcement is coming on the heels of the announcement to redevelop "Murder Kroger" on the Beltline. Atlanta is transforming into a better Atlanta. It can't be any other city but it definitely can be a better, more urban city. I'm so glad to see the quality of development down in Atlanta improving.   22. Heavy equipment has been seen on the site of Related Group's proposed apartment tower currently known as 22 14th St. The development will also include a 70,000+ sq ft flagship Whole Foods. The apartment tower will be across West Peachtree Street from Novare Group's 32 story apartment tower which is currently under construction. This will be great infill and added amenities to the north Midtown community. Soon you will not be able to easily see the Atlantic House from the Downtown Connector.
  23. Developers of this glamorous 24-story beauty, slated for the corner of Peachtree and Third, have filed for both demolition and land disturbance permits from the City of Atlanta. JPX Works is bullish on the Midtown market and they are pushing forward for a quick start. This unique offering will be a great addition to that block of Peachtree Street. I think it will compliment the historic Fox Theater very nicely. .
