  1. As a member of the UDO Advisory Committee I can assure the most comprehensive, lively and educational discussion was around tree canopy. It was one of the few singular items that were given more than two full days of time.
  2. There is a stunning wave of high rise residential beginning to crest, I would imagine that is what happens here as well. And West Elm Hotel was the 3rd hotel envisioned on the site in the past 12 years.
  3. Its the hospital. Grubb was just their master developer, I don't believe they are any longer.
  4. Read the article... and it has all the word. It is on the edge of a historic district, you are crazy if you think anything taller than this would be approved by the Fourth Ward Neighborhood. They are already asking for this building to be shorter than what is shown.
  5. Take a look at the Independent's ground floor... its not good, and its on a greenway.
  6. Correct, and they just filed permits for infrastructure improvements, utilities, and have established a grid of 4 one acre parcels and 1 two acre parcel on their stonewall site. So there's definitely movement.
  7. Mattie's is reopening on the corner of Plaza and Shamrock, and there's a big difference between Midnight Diner and Matties. Midnight Diner, and alllll this land is owned by Brian Dominick, the owner of Uptown Cabaret. He will get a $40-50M payday, he will be able to afford to move that diner anywhere he wants.

  10. Just wait for the Atrium innovation district, I truly believe Wake Baptist's campus is going to influence more than any project other than the Blue Line and the Airport. Brooklyn Village even quietly has momentum now.
  11. I was referencing the ghosted image of historic density that is no longer present.
  12. People on site will tell you they aren't building a hotel, and they are correct. They aren't. They are building a podium and refurbishing a theatre, which was their contracted job. Its two separate projects, one of which's financing fell through due to a global pandemic that shut down virtually all business (and this is a business hotel) travel. My sources say this has not died, and saying "no hotel ever" would be a waste of the engineering and structure that went into making this able to support a 30 floor building. There will be a building on top of this podium, will it be now? no. will it be next year? maybe. Depends on if we ever get past the current reality. If I recall correctly floor plates are around 8,000 square feet including the elevators. That would only work with hotel.
  13. Towers are being built uptown because the dirt is trading for $12-18M per acre... If you build single story structures uptown you better find a tenant than can afford the palatial space you will create. LoSo Village is along Tryclan Dr.
  14. The development agreement was approved, it is in permitting. First tower will break ground Q1 2022
  15. That lot is UMUD, as everyone will soon learn nothing is sacred on Morehead from 77 all the way to Kings. I would imagine that office building is gone within a few years, that's lot is worth its weight in gold for high density development

  17. Balboa Park – Land set aside for a park 180 years ago. Mission Trails Regional Park – Established in 1974, but built around mountains that have a prominence of almost 2,000 feet and aren't exactly developable. Torrey Pines Golf Course – Was built on a decommissioned military facility that was closed in world war 2, established in 1957.
