  1. Having recently moved back to Nashville after an extended stint in DC, I can assure you that the Nats are most definitely hurting the Orioles. People forget how close Baltimore and DC are geographically. In many ways they operate as one metropolitan area. A lot of people who grew up in DC were Redskins fans for NFL and Orioles fans for MLB. A lot of that shifted when the Nats came to town. There is ongoing litigation between the teams because the Orioles have the better TV contract and it prevents many Nats games from being televised the way they otherwise would be. Despite that, there are FAR more people who fall into the typical demographic that follows the MLB in DC than in Baltimore. Not to mention DC and its suburbs are growing rapidly (almost at Nashville levels!) while Baltimore is losing population. And despite all of Baltimore's downtown revitalization efforts, downtown Baltimore still feels really dead. Even on a weekday with all of the office workers. I chalk quite a bit of that to geography. The bay prevents the city from being fully surrounded by suburbs and distributing the population around the core. So while downtown may be the geographic center of the city, it is not the population center of the city, making it harder to get people from the suburbs to go downtown . You have a lot of Cool Springs and Sandy Springs (ATL) type areas where the suburban dwellers and workers congregate instead of having those businesses and attractions downtown. As much as it will piss off anyone on here who is from Baltimore... at this pace Baltimore will soon be DC's equivalent of Fort Wort/St. Paul/Newark.
  2. The Arcade can be a bit of a hike for those of us in SoBro. As someone who works in SoBro but often grabs lunch with friends who work in the core, I think this will be a welcome meeting spot for casual weekday lunches. I have found myself in this scenario often trying to find a quick, casual, non-bar option that is midway between myself and the person I am meeting for lunch. While a lot of the bars on Broadway serve food, it feels weird and somewhat unprofessional walking into a bar at noon on a Tuesday, even if it is just for food. I especially appreciate the focus on local options and not the Subway/Panera/Chipotle mix that typically dominates the "fast casual" lunch scene.
  3. I'm 100% positive they do. Bedrock is not very far down in most of Nashville. If you look at some of the pics of the sheeting & shoring for Asurion or the Amazon towers you can see that the bedrock is most likely no more than 20-30ft down. The bedrock (as well as flooding risk) is the main reason why almost any mass transit that involves tunneling in Nashville would be prohibitively expensive.
  4. Agreed. The rents they are charging would be somewhat justified once all those projects are done. But the current reality is much different. Not to mention residents will have to deal with all of the construction in the interim. If I owned a condo in that building, I would be happy to deal with all of the construction since it will only increase my property value. As a renter, I would expect heavily discounted rents or at the very least, not astronomically high rents.
  5. Just wait until you see the rents they are trying to charge in that hideous building! Also, they are marketing as "in the Gulch" but at this point it is pretty much an island in the middle of empty lots and the interstate. I would call it "Gulch -adjacent" at best.
  6. I would argue that the Hearst Tower in New York is a better (read: more widely palatable) example of this. Granted, the original building was built as the base for a tower that never came to fruition so the notion of adding a tower on top of it was not completely out of left field.

While this is most likely a long-term play and nothing will be done in the immediate future (read at least 10-15 years), this acquisition could be transformative for both the university and its relationship to Centennial Park. Remember that Vandy already owns 2525 West End so it now owns the entire West End frontage across from Centennial. Maybe have the stadium on/near West End and open up Centennial for tailgating/game day activities? As for Memorial Gym, as a Vandy alum I would have no issue with them building a new basketball arena and renovating/refurbishing the existing Memorial Gym into a new rec center. As far as day to day convenience, the current rec center and the basketball arena should switch places to put the rec center closer to the dorms, etc.
  8. What is with Nashville developers and BROWN these days?!? This is not Arizona/NM/West Texas. All the brown looks awful. Please stop with the brown accents!
  9. Why why why why WHY would the city allow this block to be planned with the alley intersecting with KVB? A solid street wall like what The Joseph has with the Holiday Inn should be what is along KVB if they are going to make it the major thoroughfare they envision it to be. ~Rant over.~
  10. Definitely the elevator/stair shaft. It would be the base of the white strip in the rendering above. It also gives you a good idea of how the rest of the building will sit on the footprint. In the rendering above, note that the glass on the ground floor doesn't go all the way under the parking garage portion. That's because the garage will be cantilevered over a portion of what is now the sidewalk. Presumably the cantilevering is to provide a consistent building wall along Malloy in anticipation of it (possibly... HOPEFULLY) being realigned.

  12. I was just doing a Google Street View stroll down Printer's Alley to better visualize how this would look and I stumbled upon this. Pour one out for Sam's Sushi.
  13. But look at all of the downtown Nashville hotels they have built and feature on their website. Oh wait... IT IS ALL THE SAME HOTEL! I get that it is a tri-branded property but something about putting the building on your portfolio site three times from three different angles screams shady/trying too hard.
  14. After recreating this angle with Google Earth, it appears that is the top of the Cumberland on Church Apartments. From my very scientific virtual flyover of the city via Google Earth, Suntrust Plaza appears to be too short to be seen from pretty much any angle when looking at the skyline from the north or the east. The 5th + Broad office tower should pretty much fill that entire gap from this angle. If this were looking directly south down 5th/6th, the 5th + Broad office tower would be largely blocked by 505 and First Tennessee Tower.
