  1. Developers care about making money. Not saying this is their only concern but they are a business, they need to make profit year by year. If you "mothball" a bunch of floors you have already paid for them but they are making you no profit. If a deal makes them a good return short term it is less risky then building more and speculating that the extra space is rented out in the future. Most office tower projects are sized due to the anchor tenant for instance Tryon place jumped up and down in levels many different times before it settled at 26 floor and that is due to the amount of space rented by the anchor tenant. Floors sitting not rented looks bad on the books.
  2. @SouthEndCLT811 Beautiful examples of old mixed with new but I wonder if government building that are not really for public use are weary of spending so much money on looks. The lot this is on is obviously not large enough to do that type of stuff which you did acknowledge but I do get your point about putting something in for the public. I do still like this project though I think it will be an improvement over the current building. Still very early on in the life of the project as well. I am truly not hinting toward anything but there could still be time for changes.

  4. I disagree I like the look of a more Gothic style architecture for a courthouse (I know it's not really Gothic style but you know what I mean). I would rather see the new library be the ultra modern addition to the city. They are not tearing down the existing court house so adding a modern addition to the back of it would look so forced.

  9. ^^^ haha if you want to keep bashing him start a new thread in the coffee house and swing away (don't really do that) but lets try to keep this thread about the hopefully upcoming Duke tower. Does anyone have any speculation as to whether this tower would be smaller or larger in height than their current building? All of the best guess sketches I have seen have shown it at about 30ish stories.
  10. The US is behind on all aspects of infrastructure investment. I totally agree that customers footing the bill for coal ash clean up is ridiculous but raising rates to create an up to date grid that for one thing could allow individual and businesses that invest in solar to feed their excess energy back on the grid consistently is going to be the way of the future. Duke needs more office space just like they need to update the grid. they are growing and our society is growing. Duke is building an addition onto their call center in Charlotte as we speak. That is not for fun, or because they are loosing customers it is because they are growing. I hope a fair rate hike gets approved and Duke can continue doing what they need to do to provide us with good service.
  11. Chill out @Hunted the person above is not even talking about Charlotte he is from Minneapolis as it clearly says under his icon. I agree lets not derail the thread further but the "side note" comment you make is just being aggressive and obnoxious. Getting this thread back on track. I am starting to hear more grumbling around the industry about this tower so I do believe it is going to happen after this rate hike talk settles down.
  12. Is there anything the public can do in this situation? A petition or something to get the cities attention that is is not OK? Its not just that it is ugly but sitting abandoned half finished for what, like a year now? It is embarrassing and Daniel Levine is making it seem like he does not care about the area. I want him to receive some sort of penalty or at least a slap on the wrist for this piss poor follow through.

  15. Updated plans are out. Some exciting things are in the works for the ground level facade. I am looking forward to seeing the finished product at the ground level. A lot of focus is being placed here.
  16. Agree to disagree. I think the key to any great skyline is diversity. I think this older style tower will bring a much need diversity to the Skyline. I can see why some dislike it but overall I think it will be a nice addition.
  17. Anybody know when the short list is supposed to come out? Seems like there is no date set at this point. I really want this to come to Charlotte but either way Amazon just needs to wrap this circus act up. This short list crap is just a way to keep them in the spot light. They know who they are going to pick, quit dragging it out.
  18. That looks terrible... I mean the building already looks bad but with those big, I assume LED, screens with adds and the wire frame overhang... What has happened to architectural design? This is just flat lazy.
  19. Panthers stadium has the 10th largest capacity out of all NFL stadiums. Since its capacity is already better than most other stadiums it seems like a totally new stadium would be a waste of money. I would think the money could be better spent renovating the current stadium. I do not have the plans for the building but my assumption would be that a dome could be achieved with minimal re-engineering of the existing structure. I would think the foundations and structure itself is probably over engineered to begin with due to the changing live loads of crowds. This is all just a guess, but the point is the stadium has the size it needs it just needs to be modernized which would still be expensive but when compared to demolishing and rebuilding a stadium from scratch it is exponentially cheaper. To @nashvylle's point why build a new stadium with more capacity if the NFL's future is looking unclear?

  21. I played around with adding extra seating to the BB&T ballpark. I would love a MLB team and have to say one of the reasons I moved to uptown was to be able to walk to things like baseball games. So if we did get a MLB team and they moved out of the city it would be a serious bummer. I think the existing lot is plenty large enough to double maybe triple the current seating. You could extend the current stands over the existing structure along MLK, extend and wrap the stands around 4th street, and add box seating on top of where the stands would step down along Graham street
  22. I actually agree with @jednc. I think it would be a better move to put it on the north side of the city to give everyone more convenient access. The walk from the south side is MUCH more doable than my walk from the north side of church street to the current Target. What about Market 42? I do not believe there is enough retail space available in the residential towers of that project to fit a city Target but the office tower could potentially have enough space if the first 1.5 floor were dedicated to retail. Might be another couple of projects on that side that go public that could be good candidates for a Target also.
  23. Great point. Parking fee is big business. I bet that is why so many stadiums move outside of the city, then everyone has to drive there and park. I am not a football fan but still love that the stadium is in uptown because of the crowds it brings to the city for events. It would be a shame to loose that but the owners will most likely not care about that if they can get a better profit at a different location. It is sad but most people who would own the panthers do not care about helping the city they just care about lining their pockets.
  24. I would be shocked if it went to a city that is not on the east coast.... and Austin's airport is pretty small. I have said Atlanta is the clear favorite on paper but... It is Atlanta, maybe I am the only one who feels this way but the city always seems pretty dead.
