  1. This is not correct. Developers do not view retail as a risk, but as an asset. That is why every new project has some sort of retail component. Business locations that have retail/resturants in them or near by can fetch a higher rent than office spaces with no retail amenities. Developers are also not the ones taking the risks anymore. It is becoming the new norm to sell off the retail space to a company like Asana who are specialists in managing and renting out the retail space. Saying that retail is dead and online shopping is the only future is a defeatist mind set. I believe we will always have retail locations for people to physically look at items. Retail just needs to adapt and become more streamlined. As KJHburg said above stores like TJ Maxx have it figured out... Keep the inventory changing so people come back searching for bargains.

  3. I am very excited about this project. Sad to see the funky mini park go but all in all I think this is going to be a major win for the North side of uptown.

I think it has actually worked out very well for Charlotte.
  5. Really? Seems low but I do not have any better information, but even if you are right 40% by three companies 2 of which are banks is a large percentage.
  6. I agree 1902 is not that old but everything in Europe was not that old at one point so you have to give stuff a chance to be old. I agree with saving building that are old and architecturally significant I just do not feel like this building really meets that criteria. It just seems to be nothing special this building type was probably a dime a dozen in the 1900s Now if we were talking about a building like 312 west Trade I would be on your side resisting its demolition.
  7. I am not sure I understand. Is there some history behind this building other than it being old? It looks terrible and seems to have no architectural significant. I am not trying to be rude just would like to know why some people are so opposed to this building coming down.
  8. I would shop at H&M, but not as much as a mini target... Point is... I want a mini target. I do not want to drive and park my truck in a deck anymore I just want to walk lol. My wife drags me to target every week for supplies and I am tired of driving over there...
  9. I have not used one of these bikes but I heard it was a pay per ride system? So if you do not put the kickstand down your ride does not reset and you can keep riding without paying more. That can not be true can it?
  10. As a home owner and person who directly benefits from the construction industry I have no reservations about bringing HQ2 to Charlotte. Having said that I do understand others concerns. To me uptown is basically a blank canvas. I do not believe there is much "character" to be ruined in uptown so I just want to see the city grow, especially vertically. One of the other point that was brought up is how having one company renting out the majority of space could effect a city, but we are kind of there now are we not? BofA must own a huge percentage of the office space in uptown, and among the major banks I would not be surprised if it accounted for nearly all of it. I think at this stage in our cities life Amazon would be a great addition as long as their presence does not drive out the banks and other major companies that currently call this city home.
  11. Not sure if anyone else saw church street this morning down near duke energy but the sidewalk was absolutely littered with bikes on their sides! I was driving so I could not snap a picture but there must have been at least 20 bike scattered around all knocked over.
  12. Not to be argumentative but we are not talking about stores like radio shack and toysRus. I think we can all agree that stores like that are a no go. We are discussing useful retail on a smaller scale. I think the savior for a lot of retail like Target could be strategically placing smaller stores that carry a changing inventory of goods based on the local markets needs. I am a big believe in technology and moving forward but I do not believe that retail is dead. I think it is moving through a transition period that will weed out the bloated companies and hopefully stores will learn to adapt to the new environment.
  13. Should not be too much longer. I am sure it will be Tryon some place just not Tryon Place lol. I think it would do better on the North side after Market 42 is built. The south side is going to be getting crowded with Whole Foods and whatever retailers open up in TP and Legacy Union.
  14. I agree with you that a city target would be something that would allow other retailers to get a foot hold due to increased foot traffic caused by the Target. A city Target in uptown Charlotte would almost have a monopoly on running every day errands (within walking distance) so I think it would do well. As I said before though, unfortunately, it will not happen in this project because the biggest retail space even if you combined multiple retail spaces could only be about 7,000 SF. I bet a smaller target would at least need 15,000 - 20,000SF
  15. Hearing possibly a second floor restaurant at the hotel above the retail space.
  16. We will get there. I believe Tryon place and Legacy Union will help get everything started on the south end of the city. My educated guess is Tryon will have 1 large restaurant 1 or 2 smaller food/cafe locations and between 5 & 8 different retail spaces. Not sure what the plans for Legacy are but along with the space that will come with Tryon Place there could be a nice shopping area on the south side of the city. Hopefully the north end of uptown will follow in 2-3 years.
  17. Not really what people on here are after. If it is in Southend it would just be a shopping mall. It would not be a central place that people can walk to.
  18. I do not think we will see an H&M or a Mini Target. I do not believe the largest retail space in Tryon would be large enough for one of those stores. An apple store however.... We will probably not see a H&M until a two floor retail development comes about.
  19. Any news on this project? I will ask around this week and see what I can find out but I did not want to waste my time if you had the info already.
  20. Can confirm Sbarro, Starbucks, and Build a Bear but seriously I have high hopes for at least one national brand.
  21. We will have to seen then. I know some office retail space was growing to accommodate the removal of deck retail. These things move around so much that you can never say for sure until it has a CO... lol But my understanding of the current plan is no deck retail.
  22. That was the old plan. I do not believe there will be any in the Deck at this point. Hotel I do believe will have something.
  23. I do not believe that is correct. Tryon Place office tower, parking deck, and whatever hotel will take over the entire block between stonewall and hill st. All current structures will be removed. Asana will take ownership of all the retail space in the office building and will be responsible for bringing in retail tenants and assisting with finishing the interior retail spaces.
  24. I do agree, just hate it has to be that way. NoDa has a huge parking problem as it is so hopefully the light rail will help alleviate that. Since I moved from NoDa into uptown I have rarely gone back because parking is inconvenient. I will probably go more often when the light rail opens. Maybe one day we will have enough public transport that some of these stand alone parking decks can be converted to something more useful.
  25. Not sure I understand the question. The Stonewall College st side of Tryon Place? That corner will be the site of a future hotel. There is currently no retail planned there.
