  1. I wish someone would agree to do a trompe l’oeil painting technique on the building to make it look like one or two old historical building(s). Something similar to what donNdonelson2 posted earlier...
  2. The visionary I am... LOL!!! Thanks for the visual mock-up. See, with some modifications it would be a nice addition to the skyline and a much needed break from all the horizontal roof tops.
  3. Do any of the airlines offer non-stop flights from BNA to Cancun (CAN), Los Cabos (SJD) or Puerto Vallarta (PVR)? SW currently offers non-stop flights to Cancun from BWI. About year or so ago it was mentioned that they were looking to offer direct flights to PVR and SJD. That still hasn't materialized.

  5. I'd welcome a modified 39 story version of this St. Regis that is in Qatar. I'd loved to see something with domed top that has really good night lighting as well.
  6. Ahhh... so my source from the Marriott headquarters was correct about a St. Regis Hotel. Dammit, I should have gotten her number and email... she might have other valuable info down the road.... I have a feeling the design will be similar to the one in Atlanta. Which would be a welcomed break from all the glass towers.
  7. I'm curious as to what the design of the external lighting is going to be along the side. It looks like there's going to be lighting between each set of windows. It also looks like they are going to create a covered entrance given the two columns. Hope it doesn't distract from the neon parrot...
  8. I thought I would share this google maps view of the Ikea in Woodbridge, VA which as previously mentioned is a suburb in the greater Washington, DC area. This Ikea location sits across from Potomac Mills mall. As you can see from the view, it doesn't have large parking lots for the store itself. The store has a parking garage underneath it that is the full length and width of the building. If Ikea builds in Nashville, I hope they follow suit with the Woodbridge store even if it is in the suburbs. This store proves that you don't need massive parking lots for it to work well. I know some will assume that since it is located next to a mall that customers may use the parking lots nearby for Ikea as well. Actually that seems to be relatively rare. It really isn't convenient to use the lot across the mall access road from the Ikea store due to the constant flow of traffic for the nearby Costco store and gas station. The parking across the street designated as Ikea parking is really more for overflow than anything else.
  9. I think the second tower is truly needed to give this one a sense of intent. Right now it just looks like a squatty 35 story building because of it proportions. It's not horrible. It just needs a companion to complete the overall aesthetic. Like City Center would have looked better if the developer would have built the second tower that was proposed to be built next to it.
  10. Excellent work Mark. Thank you for putting such a comprehensive listing together for us all!!! Really hate that these projects were nixed. I hope that as the "economy issue" continues to soften that we may see some of these projects return or something bigger and better will replace them.
  11. For domestic flights, DCA and BWI are more convenient than Dulles to the DMV populous that lives in DC and Maryland. For Northern VA residents living in Alexandria and Arlington, DCA is also more convenient. Even with the Metro Silver Line now stopping at Dulles it's still a long haul for most people. Flights out of Dulles also tend to be more expensive than DCA and BWI. Dulles is a bit better than BWI with international flights. But if you're willing to do a layover in JFK as an example you might find less expensive flights to Europe. I live between BWI and DCA, so I tend to use both of those airports far more than I do Dulles. When I lived in Alexandria, VA I was only about 10 minutes from DCA, so that was always my go to airport unless BWI or Dulles had better flights and airfares. BWI would typically be better and quite frankly from Alexandria the distance wasn't that much different than Dulles. With Southwest flying out of DCA now, that has helped to drive down airfares for other airlines operating out of DCA. The last two times that I flew to BNA, I actually flew Delta from DCA. Delta now offers two or three daily non-stop flights from DCA to BNA. The Delta flights in the past year have also been cheaper than Southwest flights out of both BWI and DCA.

I know we don't tend to discuss Orlando much, but for those that have travelled their might not have realized there is a building that appeared to be under construction but actually sat for over a decade without any work being done to it. Over two decades later it still isn't finished. It was literally just the concrete and metal skeleton that was erected then abandoned. It's called the Majesty Building and it sits off of I-4 just north of downtown Orlando. Glass was added to it sometime in either 2019 or 2020. I saw on the news when I was there back in 2012 that locals called it the I-4 Eyesore. Many people wanted it to be demolished. I know Nashville had the West End Summit (Broad West) site turn into Lake Palmer for far too long. But I think an unfinished building sitting for over two decades wins the award for longest construction project embarrassment... LOL!!!
  14. I was attending a training course recently and met a woman that works at the Marriott headquarters in Bethesda, MD. I asked if she knew anything about what is happening with the Ritz Carlton plans in Nashville. She admitted that she is not in that area of the company but she also said that from what she has heard/read is that a developer is working with Marriott to either take over the Ritz Carlton project or that a developer is possibly looking to build a St. Regis in Nashville. She also mentioned that there may be interest in building a Le Meridien Hotel in Nashville. According to her, Nashville and the surrounding area is a high priority region for all Marriott branded hotels.

  16. I see no reason to move the Grizzlies out of Memphis. I'd rather Nashville be part of an NBA expansion than to move the Grizzlies from Memphis. I'd rather Nashville have a team along with Memphis because I think it would be good for the state and it would be a great intrastate rivalry. Don't move the Grizzlies to Nashville. Move the LA Clippers to Nashville...
  17. One thing is for sure, this will be the most well documented build in Nashville's history. Tony should consider a basement level 1010 Tower construction museum and add two more levels to the top to include an observation deck, gift shop and restaurant. Like One World Trade Center in NYC. The museum can house all the donated material you guys can submit that documents the construction of 1010 each and everyday... LOL!!! Note: If you have plans to visit NYC, go to One World Trade Center to the Observatory. Unlike most other observation floors that as soon as you step off the elevator you see the views, they created a video presentation that is projected along a long wall that ends with that wall opening up to reveal the NYC skyline. In December I plan to visit Summit One Vanderbilt which is NYC's newest observation experience. I'll be sure to post photos. If the temperatures aren't too cold, I may do the Edge at Hudson Yards as well.
  18. Some may not see the atrocious act of withholding funds that were due to Tennessee State University as an issue relative to college/university expansion. The reality is underfunding has hampered the expansion and upkeep of the campus. Chances are TSU will not see an amount anywhere near the amount estimated by the USDA and USDE of $2,147,784,704.00 that should have been allocated to TSU by the State of Tennessee.

  20. Updates from TSU. Nothing to announce in terms of actual construction starting, but TSU is in the process of finalizing a masterplan that is planned for final approval in January of 2024. Below is the actual content regarding the masterplan from their Board of Trustees Meeting on September 14, 2023: The masterplan draft includes a review of future development opportunities and partnerships near the main campus such as: Major Hotel and Conference Center • Live-Work Development around Athletics Complex • MLB Baseball Stadium on Riverfront Athletics Opportunities • Relocate Athletics • Improved Football Facilities • New Football Stadium • Replace Gentry Center • New Ice Hockey Arena • New Baseball Stadium • New Rowing Facility with Boat Slips • New Soccer Complex • New Sand Volleyball • New Indoor Golf Practice Facility • New Band Facility The masterplan draft includes a review of future development opportunities and partnerships at the Avon Williams campus such as: Mixed-use Development Partnership • Public Private Partnership (P3) • College of Business Executive Leadership Program • Improved Incubation Center • Graduate / Professional Housing • Expanded Education & Public Services • Classified / Secured Data Business Center ************************************************************************************ Below are Construction and Facilities Updates also from the TSU Board of Trustees Meeting on9/14/23: TSU HOUSING BUSINESS PLAN TSU Campus Planning Department partnered with Moody Nolan and Mackey Mitchell architects to study the current housing needs at TSU. TSU conducted a cost-over-time analysis to determine priorities for future housing projects. This analysis guides the sequencing of future demolition, renovation, and new construction. The housing business plan will be dynamic by design. TSU will have the flexibility to modify the housing style, site, and schedule as necessary to reflect demand in the local market. NEW FOOD & ANIMAL SCIENCE BUILDING Kline Sweeney and Associates was selected as the architect. Tennessee Board of Regents and TSU Campus Planning Department are working to get the architect’s contract executed. The design of this facility will require approximately 9-12 months. Construction is projected to begin in 2025. NEW ENVIRONMENTAL SCIENCE BUILDING On May 11, 2023, SBC approved the construction project for the Environmental Science Building. The architect selection is currently in process. Construction is projected to begin in 2025. NEW GATEWAY ARCH Office of the State Architect approval is required to construct the gateway arch. The required project documents were issued for review and approval. Simultaneously with this approval/review, the interested contractor(s) are conducting a constructability review in response to the latest design proposal (investigates a two-part solution that limits risk and reduces construction & lead times). CAPITAL DISCLOSURE REPORTS TSU updated the capital disclosure project information for the New Engineering Project. The project disclosure previously submitted was for 70,000 SF - $60M. The recently updated project is for 191,000 SF-$184M. TSU continues to work with TBR and the architect (Bauer Askew) to determine the best way forward. At present, TSU seeks your approval to continue designing the $184M New Engineering Building, understanding the design will include segments that can be removed to accommodate reductions in the project budget.
