  1. A lot of assemblage probably needs to be done for a worthwhile project. Looks like that block has quite a few different owners.
  2. Agree, the parking lot is already well situated to make a street grid. I would much rather see them build on these lots and keep the empty retail to market once construction is complete. The loss of the grocery space is disappointing especially with Publix entering the market.
  3. Proposed redevelopment of Kemps River Shopping Center to be heard by the Planning Commission this month. This site plan was posted on Nextdoor but renderings and more details will come out with the meeting package next week. I would expect your typical suburban apartment design.
  4. Another restaurant has been announced. Toastique, a gourmet toast and juice bar, will be located on the first floor of 555 Belaire across from Wasserhund. They are a franchise with about a dozen locations and appear to be expanding rapidly. Their website has a Virginia Beach location opening in Spring 2023 - not sure if that’s an additional location or not. The leasing flyer has three more spaces labeled as being leased so hopefully more announcements coming soon. And it also shows renderings for the next phase, which will include a hotel, apartments & more retail on the surface parking lot.
  5. I was able to confirm with an employee that the B&N is closing entirely. The relocated bookstore will be for TCC students/staff only and will not include B&N. The store is scheduled to close before Christmas. (Really good deals on books though!)

  8. Same. I’m interested in checking out the TopGolf setup. Sounds like it’ll be more than just golf simulation-the presentation showed baseball as well. Curious if any other sports are included. If the Bristol temporary casino is any indication, they should have a better than anticipated launch.

  10. Virginia Lottery Board approves operating license for Portsmouth casino Rivers Casino got their license today. Guessing the Lottery Board had a special meeting. ETA: looking at the agenda it appears Rivers was the only item. I would expect the video to be published today or tomorrow. Next scheduled meeting is January 25th.
  11. Carnival to add more trips from Norfolk, bring year-round operations in 2025 100k passengers expected in 2023 on 26 cruises. Number should double by 2025. Huge news for Norfolk.
  12. Probably going to see a lot of this in 2023. Costs on every front are going up while there's some indications that new construction is finally catching up to demand. At a minimum, there will be a robust pipeline once we come out of whatever is ahead. Happy to hear his properties are preforming well. AH shared similar sentiments so the best office product in the Town Center area remains strong. I am curious about how the properties on Corporation Lane are doing but those are a tier below IMO.

Third time’s the charm? - Former Williamsburg Yankee Candle store to become Uptown Alley After two previously announced locations in Virginia Beach and Chesapeake never came to fruition, Uptown Alley is planning to open in Williamsburg in 2023. Bowling, arcade, mini golf, and a restaurant are mentioned as attractions and Williamsburg is providing incentives in the form of meals and sales tax rebates up to $600k.

Not a mega data center but one of the Corporate Landing projects did come up at the Development Authority meeting last month & I believe they got an update another one within the past few months as well. https://www.yesvirginiabeach.com/_assets/Documents/AboutUs/VBDA/2022/vbda-powerpoints-10-22.pdf My understanding about the mega data centers, and you may know this but they want to be as close to each other as feasible to reduce latency. Apparently the little extra time is extremely valuable. I don’t expect anything significant in my lifetime. The region was dangled a carrot but only got crumbs. Typical.
  17. Appreciate your insight. It’ll be interesting to see how he votes considering at a minimum his clients are in the development world. Looking at his current listings it’s mostly the spec warehouses in Suffolk so definitely a different type of development. No BT hate here - I appreciate the work he’s done and hope to see many more projects from him.
  18. I didn’t follow the race but Remick is a commercial agent with Colliers. ‘Slow growth’ is not what I would expect from someone with that background. Not saying you’re wrong but just curious where you got that impression. I couldn’t find any info on his platform/positions other than on Rudee Loop.

Virginia Supreme Court denies hearing appeal challenging expansion of VB senior living community Wavy update on the project and lawsuit: “Back in January, Westminster Canterbury on Chesapeake Bay’s CEO Ben Unkle was forced to stop construction of the next phase of work until legal matters were resolved.” No word on an updated timeline for construction to start again.
  20. Interesting point noted in CoStar News’ article, CoStar will have 1.2 million SF of office space in Richmond once the tower is completed. They have 170k SF in DC. Could an official HQ relocation be in play at some point? It would be more symbolic at this point as it seems Richmond is where they are focusing their growth currently and in the future.
  21. They spent literally ten seconds on the Pamunkey Casino. The lottery is holding monthly meetings with them and they anticipate opening a temporary casino ‘sometime in the future.’
