  1. It’s not on Concord Eastridge’s website anymore. 500 units is pretty significant- they were planning 207 at the time.
  2. Next earnings call is in two weeks and BB&B will likely have filed bankruptcy by then. With both tenants in bankruptcy maybe we will see some movement on AH’s plans.

    Of all the possibilities, a casino is probably unlikely but if the Pamunkey deal falls through and other sites are considered for a new referendum, I would expect it to be in the conversation. Frankly, I put this as more likely than the mall getting redeveloped into a street grid by 2030. It may be the ideal outcome but I don’t see the economics supporting a full redevelopment.
  4. Preliminary plans filed for 4525 Columbus Street for a mid-rise hotel. Not clear if this would be a redevelopment or built over the existing parking lot.

  7. Not the location this forum was hoping for a new Target. The former Kroger at Wards Corner is being considered and has been in discussions for around two years.   8. I’m not confident the mall will be redeveloped. At least not in the way we would want and especially not as quickly as we would like. So I’d prefer the mall find some way to stabilize. This hurts a little more than B&N or other interior closures as the vacancy is visible from the street. Hopefully it’s a short lived vacancy like Texas de Brazil but also Max & Ermas has been empty for 7 years now.
  9. This is a Breeden project on the rear portion of the Friends School. The site is at the western end of Reynard Drive along I-264.

  11. Neat bird has opened & Cork & Bull is supposed to open next month. Union Taco has been announced as the final retail tenant in 555 Belaire & two more spaces next to Cork & Bull are marked as leased. Not much retail space to lease at this point - hopefully they get started on the next block the first half of the year.
  12. CoStar says 112 rooms & TownPlace Suites, as your snip states. That’s indeed a Marriott brand. Construction start is listed as June 2024 but hopefully it’ll be sooner then that. ETA: the attachment for the site plan link you snipped states it will be 112 rooms & four stories. Hopefully they’ll step up the design relative to other locations of that brand but it certainly won’t be anything significant.
  13. Opening delayed until January 23. Delayed for testing and verification of gaming equipment. Soft open/charity days were also pushed back from this past weekend to next (Jan 19 & 21).
  14. I saw a rendering for it. Looked like they are planning to build over the parking lot behind the building. I’ll see if I can find it.   15. Looks like more of a façade preservation. Structurally it looks like a new build. I’ve come across some smaller projects that had similar conditions (requiring the façade to remain) albeit on some architecturally insignificant buildings.
  16. The Sibony family (Sunsations) now own all of the properties associated with this proposal with their purchase of Breakers Resort. When it was reported earlier this year that they were purchasing the pier, their lawyer stated that he expects a development proposal from them for this site. Something to keep an eye on…
  17. If not the Pamunkey, then another referendum would be likely as a license needs to be issued within 5 years of the election or a new referendum is required. I am curious to know if there are any other site issues holding this up that aren’t mentioned in the article. The city needs to provide a thorough update to residents and it shouldn’t take a letter from a delegate & prodding by the media for them to provide updates. It should be regular- quarterly or monthly even. It’s when things aren’t going to plan that you don’t hear about things. If this was on track, the city and tribe would be volunteering information about the progress and status.
  18. Dang, so concerns Bagby would of been a spoiler turned out to be wrong. Pretty strong turnout too. In line with last year’s regularly scheduled congressional primaries.
  19. Jennifer McClellen - it’d be an upset if she doesn’t. It’s a hand count. That’s why it’s taking so long.
