So for some reason I've been stalking this house, 1311 Fatherland...just as of today property records are updated with the new owner, Marc De Jaeger...I could not find which builder/developer he's affiliated with though...http://www.padctnwebpro.com/WebproNashville/Summary.asp?A1=1546062&A2=1 Still no permits on file for rehab, but I saw a few guys cleaning out the interior and filling up a dumpster 2 weeks back or so

I agree at the stark contrast, but I'd rather have a modern structure that contrasts sharply with surrounding structures, but happens to have residents that support local businesses and add to the local fabric of East Nash than a vacant lot that does absolutely nothing. That's what I tell myself anyway.

  8. Drove by there last night and made a wish as I tossed a penny in the parking lot, must've worked. Also looking forward to Rudie's Seafood/Sausage/Taproom where old Mitchell's was previously. They took out a wall and are adding what used to be Sip's next door I believe? And I wonder what/who in the world will go where Watanabe is? Such a great location.

I believe it said 'Reconstruct 2nd Residence' ... It appears they're requesting a tear down? Could 114, the smaller house, have been built in the 'back yard' of the larger residence on the corner? ...and yes, it appears that is the request: To demolish and reconstruct a new single family residence.   15. Saw zoning sign at 322 S 16th St, in the 'gully' of Boscobel...couldnt read entire sign but looked like teardown request hearing? I assume this structure is 'non-contributing'? Looked up permit, "requesting item d appeal to replace non-conforming residences' applicant Ken Cunningham
  16. So drove by So Clean Auto Detailing Shop today - corner of 10th and Shelby - and looks like they were doing some heavy excavating in their front parking area...could not find any kind of demo or construction permit... address: 410 S 10th Street Nashville, TN 37206

  18. Does anyone know specifics about building a 2 or 3 car detached garage in Lockeland Springs, on Fatherland? Basically how tough it is to get approved assuming it would be a very nice structure built to fit in with neighborhood architecture? I have seen quite a few get built, so it's definitely do-able...just not sure if one must jump through 2 or three hoops, or dozens of hoops...Also, is it legal/permissable to build a loft on top of the garage and rent it? I have heard a ton of conflicting anecdotal evidence, and just don't know where to go for 100% accurate info. Thanks everyone!

  21. Yes in that picture 1311 doesn't look bad at all. Also went back and re-read my choice of words: "hasn't been taken care of in decades" Probably exaggerated there, poorly worded! Didn't mean to 'bash' that property quite like that. And 1309 is kept up perfectly. I believe same family has been there since 2008, as far as I can tell. I zoomed around to the back of 1311 and the grass was freshly cut in that picture. But there have been multiple codes complaints called on it over the past 2 years, mattresses discarded in yard, trash everywhere, waist high grass in back yard, junk cars left parked, etc
  22. So 2 houses within a few blocks of our home appear to be 'turning over' soon. One is 1311 Fatherland, which does not have a sign out front but is on MLS for $169,900...the Realtor said there's already a contract on home, apparently estate sale. I have to assume it will be a tear down, as it's a corner lot and the house hasn't been taken care of in decades...I would assume it's 'non-contributing' but am not certain? Also 1704 Fatherland sold last month to Garafola Properties, who appears to be the owner of Cathedral Construction? Do these guys build umbilicals? Or is Fatherland protected from those? 1704 appears to have some historical/architectural significance so perhaps it's 'contributing' and will be a rehab with an addition like 1801 Fatherland was. Personally I'm a big fan of the job they did at 1801.
