  1. I'm noticing a bunch of new builds now in South Inglewood with front loading garages (Chester Ave, end of Chapel) that are completely out of character with the neighborhood. I have sent my emails supporting both Bills BL2014-770 and BL2014-771. Thanks again for all you do Brett.

The current proposal calls for wider roads at Woodland Street and Fifth Street to accommodate buses’ wider turning radiuses."
  3. BTW, All this is pure speculation right now. As we are seeing the neighborhood rapidly changing (for better or worse), we are trying to determine how we will fit into our immediate area which appears will be concentrated high end duplexes which probably will not draw many families (or keep them when said young professionals decide to embark on this path). I believe Mike Byrd addressed a similar issue happening in Salemtown on his Enclave website. He mentioned that a vast amount of new construction assumes the younger professionals will want to move out to the suburbs once/if they start a family due to the lack of diversity of the housing stock that is being built. As a father of 2 young kids (possibly 3 soon) that wants to raise their kids in East Nashville and not move to the suburbs, this is becoming a glaringly relevant fact in places like South Inglewood.

Apologies on the rambling below and didn't mean to change the current subject - Well, after consultation with some local contractors and real estate agents, it's confirmed the value of my property is in the lot. The house me and my growing family is in is post-war and thus with the rising housing costs in the area is now considered a teardown (despite the love I've put into the last 8 years). It would not be advantageous for us to add on and to go into extra debt apparently. For us to stay in East Nashville, around the neighborhoods we have grown to love and for my wife to remain mostly a stay at home mom (which we highly prefer for now), we will probably either need to stay in house that we have, which we have already outgrew (moved to the house when we were childless) or develop the land into a duplex (umbilical cord I'm guessing) ourselves (we will have the means) and sell one side and keep/pay off the other side. We will then proabably either live in it or rent it while we buy a larger house in the area so we can raise our family. It's a great location, so I forsee us moving back eventually if we do temporarily move out. There is a large group of older duplexes (in pretty poor condition) owned by one company that is near us and wouldn't be suprised if some type of high density cottage development goes in there when market forces demand. And like previosly mentioned, almost ALL NEW CONSTRUCTION in South Inglewood appears to be duplex orientated (a lot of it tacky and expensive like Brett said). So we'll probably be surrounded by young childless professionals pretty soon (most of our friends live in Eastwood now). The only thing I can hope for is some type of design guidlines being put in place. I would also like to see a sidewalk stipulation for all new construction as many of the roads (besides Cahal) do not have any sidewalks and there is regular pedestrian traffic on the roadways. Anyone else in South Inglewood or any neighborhood that can give any advice or chime in, please do (or private message me). I haven't engaged Anthony Davis yet but would like to when I know a little more about the process. Thanks

  6. I live in South Inglewood (south of Cahal) and would like to get some kind of overlay going. The current one they are trying to pass may be adequate because like bwithers said the housing stock is just so varied and the lack of pre-war houses seems like would be a big detriment. They are putting up some really out of character stuff...check out some of the new builds on Straightway Ave you get a chance. The umbilical duplex that was just finished actually looks better than the rest of the builds. Also check out a mini umbilical duplex on Chapel near Chester Ave they are building now. It's ridiculous looking. I should have went to planning meeting for the Porter Rd development. Is there somewhere online you can see blueprints for new build applications?

  8. Yeah, I scoped the bike/walking situation to the new Sounds stadium from East Nashville. Doesn't look very safe. As a "casual urban biker" it does not inspire confidence. The ride to Greer (from East Nashville), while longer and with more hills, looks a lot safer than this bike ride. Oh and they really need to widen the sidewalks on the Jefferson Street Bridge.
  9. Interesting. Apparently the Inglewood Neighborhood Association was created in 1996 to stave off a developer who wanted to build cheap, inexpensive homes on this property (Inglewood/Riverwood Riding Academy).
  10. Yep. The tzatziki pork appetizer is great, but the pizza is inconsistent and pretty expensive (last time I went, it's been awhile). I would think 5 Points Pizza has also taken some business away. There was a start up record label that signed the Lumineers in an office on the top floor (they recently moved to a location on Meridian Street). So maybe the office space and the fact they "got in early" might have helped out. It's a great location with beautiful views from atop the little hill. You have to wonder how the new tax assessment that is just starting to kick in will affect it and other businesses.
  11. I actually prefer a dry rub like Bolton's style but Pepperfire is good for wet...oh and let's give credit where credit is due, Ghot Wings are the best wings in Nashville. They just moved in the space where Eastside Fish formerly was located. BTW, went to Mitchell's Deli Sunday and Riverside Village was rockin and busy. The new sidewalks look good. It reminded me of 12th South back in the day...
  12. Congrats on the house purchase and welcome to the eastside. It really has a small town feel but with city amentities. I bought my house over here about 8 years ago and my wife and I are also starting a family. We have a toddler and one that has just left toddlerhood. The Mom's Club is very active and we have met a lot of our newer eastside friends through this organization actually. I believe the area you are in is covered by the Eastwood Neighbors club. I occasionally make it out to meet the old childless 5 Points crew, but not like in the day... If your worried about crime and If you don't already have a big dog or two, I would highly suggest adopting at the animal shelter. An alarm helps as well (but not as much as the dogs). I love the eastside, but I would not have moved to where I did at the time without a big dog. BTW, the only incident I have had in 8 years, is someone rifled through my unlocked truck one night. Anyway, my wife grew up in West Nashville and could count the times she came to East Nashville on one hand...she loves it over here now. Lot's of things going on in the city and the eastside (as you know), can't help but get excited.
  13. It's funny. I'm in one of the areas that Google fiber would probably be installed. And literally, my internet speed has pretty much doubled tonight. I have never seen it so fast (I have AT&T basic service) and have had this service for years. Hmmm wonder if that has anything to do with it?

  15. Very cool bhibbs. They did do a great job and I'll be there often. Filled up on Mayday Evil Octopus and the 10 year Yazoo IPA. Both very good.
  16. Finally, downtown development that addresses 1st Ave, the river and the East Bank (even if just slightly)! Glad to hear more is on the way. Maybe we can invite Carl Icahn down for happy hour on the veranda.

  18. Apologies for going off the current topic. I used Lyft for the first time last night. Really good experience. A car arrived at our house within 4 minutes. The driver took my wife and I to a house in Whites Creek. When it was time to leave, another driver arrived in about 15 minutes to pick us up. We were using an introduction membership promo, but I'm guessing it would have been at least 15$ to $20 cheaper than a cab (including both ways). You know what your fare is before getting into the car, and also with the elimination of cash as payment, it cuts down on possible sketchy scenarios with the driver and with the driver's customers.

I would have liked to see the first leg go to at least to Douglas/Cahal or even Litton/Trinity Lane in East Nashville (For what it's worth, the East Nashville YMCA is near this location). Of'course there's no corporate booster/cheerleader like St Thomas on the eastside sitting on the turnaround in this area but I think it would really help boost the initial ridership. Unfortunately, I was working every night and couldn't make any of the AMP meetings.

Welcome NashDevelopment (from a former lurker as well)...two things I really like about this is 1) it is replacing a gas station. 2) Across the street is Advance Financial's Corporate HQ, also a branch of Advance Financial, and a building housing thier IT staff. I'm sure they are OK with it as well considering what it will do for thier property values. Maybe it will ease thier iron grip on that intersection/area and something more appropriate will move in.

  23. Well the permit is for a $120,000 "rehab" so I'm guessing this place isn't going anywhere anytime soon unfortunately. Hate that it will be in such a highly visible location. I agree that is (or will be very soon) a prime location. I would also love to see something more substantial built on the old Mrs Winners building (Main turns into Gallatin) site other than a Jet's pizza chain. The owner lives in 5th and Main so maybe there's hope. That could really help activate that beginning stretch of Gallatin Rd. In my dreams, an urban Trader Joe's would rise on the HG Hill property on Sharpe. I realize it might be a little too far out from the downtown core though.
  24. Well, in the case of two steps forward, one step back - "Easy Money" has applied to codes to "rehab" the old Eastside Scooters/circuit training place across from Kroger Eastland.
