  1. There's a Duke substation that would need to move or go away, so probably not feasible. Otherwise, it would be feasible, although you'd likely get a lot of pushback from the Dilworth residents because it would likely funnel a lot more traffic from uptown through Dilworth via Euclid to East Blvd.
  2. They were marketing this for sale last summer and went under contract with a national apartment developer but the deal got dropped and they're marketing it again. It looks like Duncan is leading the rezoning, likely to save them some time when they do get a buyer.
  3. The property owners engaged a broker to market the property last summer. It was tied up but fell through when the market started to tank last fall. It'll get sold at some point, but not any time soon.
  4. Not sure if this is exactly what you're referring to, but Spectrum's apartments are named The Prospect as a nod to the gold district and Link Mint has a ton of art and other references in the interiors to the history of mining and Charlotte having the first US mint.
  5. They're going into The Line. Not sure if 75k is actually what they're taking, I just know that the Line is the space they're taking per someone who works for them in Chicago.
  6. You're 100% right that it won't start anytime in the near future, maybe with the exception of demo. Peebles is just buying this cheap and selling it for profit. They had an apartment developer under contract, who I'm told has walked away from the deal so there's little to no chance someone else steps in and gets this started this year. Peebles also had JLL marketing the office pad for sale, which in the current environment will never trade. This land sold for $41/SF, which was probably fair market value in 2016. There's ultimately going to be no benefit from there being a "master developer" since it's being sold for parts, so they city should have just sold these pieces off themselves. They would have greatly benefitted financially and there would actually be development under construction by now. The med school paid $181/SF for the ~4.5 acre parcel on the opposite side of 277 for reference...about 4.5x as much per square foot.
  7. Why is it a bad fit? It's a women's boutique and the same parent company as Vow'd that's already at Design Center.
  8. That's Kairoi LoSo and it's apartments in the pic but it'll have both apartments and townhomes. The towns will be on the north side of the site (the pic is looking south).
  9. It's less density than Inlivian at Tryon & 7th and a number of other wood frame projects. Given that will have a sizable affordable component, there's no reason to think it would be anything more than wood-frame construction.

From the bizjournal - "As part of TIAA’s planned sale of TIAA Bank, we are retaining the trust business, which will be conducted as an OCC-chartered trust bank," a TIAA spokesperson told CBJ by email. "That business will be headquartered in Charlotte. We do not expect any material change in staffing levels in Charlotte to occur as a result."

  12. Morningstar (Storage) is actually developing 113 unit apartment project that will also have a percentage of the units available as short-term rental (Airbnb). Similar concept to Placemak'r and others like that.
  13. Per the presentation, 1315 East is 88' tall and what suncap is proposing is 85' tall. I've been in the developers position in this exact argument before and it's so hard not to just destroy the person trying to make this argument against the development, so I give them credit for appearing to bite their tongue.
  14. There will also be an apartment tower fronting South in the future that will ultimately screen the exposed portion of the deck. There are far more offensive treatments than this.
  15. I wouldn't be surprised to hear an announcement that they've closed on the acquisition of Phillips Place in the next ~30 days. It's purely speculation, but otherwise it wouldn't make sense for them to just buy the hotel since that's not their core business and gives them no angle.
  16. It'll be just the multifamily tower and parking that gets built initially from what I've been told.
  17. North American should be able to continue to cherry pick any tenant from Northlake they want or have room for. If the town of Huntersville can get out of their own way and actually approve the rezoning, Birkdale has HUGE potential.
  18. It's the project just north of Clanton on Tryon by Mill Creek. They're just using this corner lot for materials storage.
  19. Yeah, I don't see this happening. There aren't any elevator shafts in the parking structure below so it would likely have to be bolted on to the existing tower to utilize their vertical transportation. Otherwise, retrofitting new elevator shafts through the parking garage is likely going to be cost prohibitive, particularly for inefficient 12,500 SF floorplates.
