  1. Midtown apartments, I love these they are awesome Apartments at Madison and McLean they are moving along one more floor to go.....

  3. The good news is the Clipper has Fed ex as the main tenant so that project is solid, One beale is answering the call for high end, and Union row idk. The Loews hotel is more than needed and studies show another larger hotel can be supported as we have none of those in the pipeline. Almost 1000 apartments is quite ambitious and so is that amount of office space but I do remember that St Jude gets office rights for new development in the pinch district so maybe they can occupy about half the space. Im thinking that the hotel and half of the apartments gets built first. Really would be excited to see this many high-rise buildings in Memphis though that would be absolutely mind shattering. The only good news is Memphis keeps making lists as top place for home flipping, next it city, best affordability, it seems that amazon and indigo ag, and a few new companies has but Memphis on the Map to be invested in by out of towners. This is when the real construction boom starts. Probably about 2 years before any of these buildings break ground in my architectural opinion just a lengthy process of stuff to do. But hopefully the clipper starts soon, and I see bull dozers at the union row site today.

  5. One beale apartments adding tower cranes now when was the last time downtown had 5 at once
  6. quite opposite, actually these huge developments around the building will make them more viable to developers.
  7. Southland Casino in west memphis has the cranes base in for the 20 story hotel.
  8. That building looks so cool with those lights on it. The fins glow as if they are lit from within.

To start the hotel is beautiful, lets remember many of the top state Architecture prizes go to Memphis projects, also the apartments are catered to 6 figure incomes an area that is not really fulfilled in Memphis. The idea is if those see pretty well it will dictate what type of building goes in the river spot where the office tower is proposed. My thoughts will most likely be a condo/office tower as there are 0 condos being built. And there was an article about a huge demand a few months ago. As for the hotel if you look the other direction it faces front street which has a very nice vibrancy and faces beale. It opens to a huge parking lot which the city has a RFP out on now. Lets understand that Memphis will go vertical, the building at least requires a tower crane. Both the Clipper office building and Loews Hotel will be 19 floors giving the height we have all been waiting for. The clipper aims to break ground before Christmas as fedex is almost complete with negotiations and the Loews hotel aims to break ground between February and June. Lets also not forget union row will be starting construction or at least demolition next month. Plus a 20 story hotel is under construction across the river in west Memphis pics will be coming soon on that. Great momentum one project leads to the next. Many developers are waiting to see the outcome of the 1 beale apartments before the condo boom. I am an architect working downtown btw and I would like to let all know there are significant projects being designed and this city is definitely growing so lets keep it positive.
  11. Project submitted to Land Use Control Board for Special Use Permit New Renderings. They did knock off 7 floors but still a beautiful project.
  12. While I know those 2 large buildings are empty it is due to the complexity and cost of renovation. Morgan Keegan building will be far from empty as Raymond James only occupied the23rd floor. They are currently in the process of doing upgrades as there is scaffolding and ropes erected to the top of the building. There is so much development in downtown Memphis right now that may not be as vertical as Nashville but its happening, we can not underscore the growth. Also to note the clipper office tower will be breaking ground soon as fedex is signing a lease to occupy most of the proposed tower. The fact that FedEx is moving corporate offices downtown should speak volumes. I figure as those office move in Fed Ex will ultimately build Tennessee's tallest tower because they totally could. Also lets not forget the convention center is under construction the exterior will be done last so lets not be so negative towards Memphis and understand that our growth is different from Nashville but it will catch up pretty soon.

While the sterrick and 100 north main are empty all the buildings around the sterrick are now open with new offices and hotels, downtown is doing well and those 2 buildings will not be empty too long. The sterrick will be the last existing building to be remodeled im sure due to expense of restoring and dealing with the very low ceiling heights. Keep in mind I was not on the main thoroughfares of downtown. Also 100 north main is caught up in a court battle with the new convention center hotel so there should be some resolution soon.

  17. Madison @ Mclean apartments are about to finish garage level this is a really long building that will fill this entire block.

  19. Well the parking lot is dug up and foundation work has started. So both the hotel and apartment buildings are officially under construction.
  20. I Think this will happen because Fed Ex will need room to expand into the office and the 10 floor parking garage is definitely needed. I think this office building will actually happen. Developers are still waiting on large hotels since there are about 9hotels under construction currently downtown for about 1200 rooms. Just like in Nashville , I think developers want to see what happens after the convention center and its hotel is complete. Many thought Nashville would have too many rooms but obviously that was wrong.
