  1. New Lebonheur Office tower and garage
  2. NEW SPEC OFFICE BUILDING in east Memphis. This new building is basically a mirror of the existing suntrust building. Due to a very high class A occupancy there is a need for more office space. I just feel east memphis is due for at least a 15 story building by now space is running low.
  3. The University of Memphis area is looking nice the bike lanes and planted median is installed down central avenue, the foundations are being dug for the highland row lifestyle center, and the new richardson dorm is topped out the roof is going on now.
  4. Just an update on IP Headquarter and Pyramid Renovations. The sky walk has been added and the exterior entrances have been added on the pyramid along with the curbs and islands for the parking lot, can't wait to see how this turns out. Next I need to get some pics of the Graceland hotel construction.

  6. Guess they havent painted the stucco yet. Cant wait for one beale downtown I wonder if it will keep its height

  9. I have pictures of lots of development just hadnt posted them, I posted a few a while back under a different topic but I work downtown and they are building things everywhere just no huge towering projects yet. But the graceland hotel, one beale, and the 3 downtown hotels should be interesting

The hot zones in Memphis are Mid town overton square area, the medical district around UT, The University District around the U of M, there are lots of apartments under construction on the south end of downtown around the Central Station and a rumored mixed use development. In east Memphis there is International Paper Expansion and a few banks. Most of the development though is in Overton square midtown. St Jude just topped of a new tower and Nike has actually been building a lot in Raleigh not to far from my place. 1.2 million distribution center, 800,000 square foot expansion, and 200,000 foot call center. Also the first green sustainable neighborhood is being built in frayser, wolf river bluffs. I still have more pictures to upload. There are rumors of Hilton Garden Inn trying to locate near the Autozone baseball stadium.
  11. New Richardson Towers dorms for the U of M, still early in construction foundation should be ready soon. Downtown southwest Tennessee building and auditorium.
  12. Overton square redevelopment, parking garage, hatiloo theater. Lots of construction lots of public spaces, things are filling in University of Memphis Richardson towers, still early on the foundation should be going in soon though.

  14. This is some new campus housing near the University of Memphis south of southern ave there are several more construction projects in the area I need to upload
  15. This is a place where I hope people will update any construction going on in the city and share some pics. This for example is the current state of Beale street landing its close to being complete and I believe it will have a splash park on in now.
  16. The bioworks project has been completely re designed, Its under construction I work across the street. Also the new molecular research building on UT is under construction and the New nursing building at southwest will begin soon across the street. These are some pretty nice projects for this area. Beale street landing is looking great I just hope they dont short on amenities on the park portion.   17. WEll St. Jude should be breaking ground in about a month, and The marriott downtown is adding another tower. Those are about the only high rise construction projects going on. The royal pheonix hotel is still not a done deal.
  18. Im from Memphis and our best skyline picture does not come from across the river but from midtown behind downtown. It truly shows the height of the buildings and how many there are.
  19. Nashville is not necessarily a small city they have just built to many high rise condos at one time. The market is over saturated and if they stopped now it would probably take about 2 years for those buildings to fill up. I think they should put more money into making the streets in downtown pedestrian friendly with more storefronts and bars and things that make people want to live downtown first. Right now there are lots of office buildings and that gets a little sterile when your trying to get people to live downtown. There needs to be an emphasis on atmoshpere. As far as signature tower I dont think people in tennessee are quite ready to live 1000 feet in the air, especially when nothing else is remotely that tall. I think a descent mixed use hotel, apartment, office, condo building about 650ft tall would be feasible in Nashville right now. Office is doing well and rental units are a little cheaper and provide a more affordable alternative to the condos and with little credit hassles.
