    It would be nice if they left that neighborhood alone. Between that small pocket neighborhood and the ever shrinking shell of the Stanhope Ave neighborhood, soon there won't be any homes left on that side of Hillsborough Street in that area.

    Ha interesting. So that's why the Smoker Friendly closed there. Guess they got a good offer to sell.

    A relative of mine moved into an apartment in a multi-block complex like that in Charlotte. You would walk out of their apartment, turn a corner down a hallway and the rest of the building was essentially a construction zone with basically no interior walls complete yet. Utterly crazy to be living next to that in the same building just a few units away, but hey, it works indeed.

    I really wish they had pushed ahead with this sooner so it could have been coordinated with the Union Station project. They were already ripping up some of the rails in that area. It would have potentially been "easier" to just dig a trench (over simplification) with nothing there at the time, but I digress.

    February 16th, 2018 The day that I've at least personally been waiting for is here! For the more entertaining "gory" pics (and a video), scroll to the end of the below series. They started processing down the building around noon on Friday and in roughly three hours had about 12 of the bays knocked out in the back of the building. The weather was pretty terrible toward the end of the day so they packed it in shortly thereafter. I imagine it won't take that long for them to bring this building to the ground now. Dust is making its way through the front of the building in the below picture, opposite of the demo work: Water that is being sprayed to keep dust levels down is visible at ground level in the area in front of the bays being removed: Now for the nitty gritty pics (and video) that I'm sure most people will be more fascinated by today: For a rather windy video of this in action: https://streamable.com/qpsjw

    February 15th, 2018 So first thing first, confirmation that they will not be imploding the structure and will be taking it down in a more controlled fashion. I reached out to FOSS and they happily provided a response (see below). It should start getting pretty exciting next week! Now for some pictures to ogle at. A new big banner has been strung on the top of the building for FOSS DEMOLITION and there is increased activity on site this day, centered around the assembly of the aforementioned high reach excavator / multi-processor (further down this post). The two yellow excavators below were being used to assemble this goliath piece of equipment: It's "better half" that will allow for exceeding reach to take apart the building: The building now as it stands is nothing more than a shell with some stairs to allow access:

    I believe you're right and upon reading the article it looks like all 51 unit owners would have to agree to the sale. That's definitely going to be interesting as there is always that one hold out that digs in their heels. I can understand why they wouldn't want to sell however. That's a prime location and if you are older, where are you going to go? If you get on the lower end $250k from the sale, there isn't really a swath of residential nearby you can buy into. I guess it depends on just how much a developer wants it -- they could give all unit owners #extra on top of the assessed value so that these people have a shot at still moving to another home in the area, but I doubt that. With that said, if you're voting to sell your home and then are unhappy that you can't afford to live in the area after -- beggars can't be choosers.

    Should be interesting as they very well could, but I'm not entirely sure they'll be able to implode it as it sits right next to NC-147 and across the street from a car dealership. They might just take it down floor by floor in the end.

    February 13th, 2018 Exterior walls on the 2nd floor are now all removed, scaffolding is being taken down on the North side of the site, and there appears to be a rather large piece of equipment in the front lot of the building on the back of a tractor trailer. It looks like what might be a crane for aiding in demolition.

    February 12th, 2018 Exciting day indeed with the plastic tarp coming down on the North side of the site. Scaffolding should be removed soon and you can see workers taking down the remaining exterior walls on the 2nd and 1st floors below. Will be interesting to see what happens over the next few days.

    February 9th, 2018 Today was another day of not much more visible change to the naked eye. There is increased grading being done to the South of the site and abatement continues under wraps toward the North of the site in the pictures below. One new unique detail is that FOSS DEMOLITION banners now adorn all the blue fencing surrounding the site.

    February 8th, 2018 Nothing overly notable today outside of an increase in exterior wall removal on the East and West sides of the building.

    February 7th, 2018 Per a special request from @KJHburg, some up to date photographs of this tower construction. I started further out and worked my way toward it, trying to get as many angles as possible. It's just so massive when you get up close, making for some entertaining camera work on a rather dreary rain day. Such a huge game changer for the inner-loop of downtown Durham.

    While out taking pictures today of the tearing down of that blighted failed hotel turned condo turned hotel again project, I grabbed the below "tower" pictures. Crazy all the new development that's now happening around the American Tobacco area. Will be interesting over the next few years as University Ford gets gone shortly.

    February 7th, 2018 Building is increasingly becoming a shell of its former self. Exterior walls are coming down on the East and West sides of the building. Trees/planters that were directly in front of the building have been removed. That and continued abatement of the walls on the North end of the site appear to be the majority of the work taking place right now. When the gate is open, this guy is always parked here sitting in his truck keeping a watchful eye on things. He's been here every day since before the fencing went up: Quick shot showing the "clean room" tent on the North side of the site: Debris piled up in the narrow area between the building and former pool area:

    February 2nd, 2018 Not much of note just a day later. All work appears to be focused on abatement to the North of the site, within the tarp covered scaffolding. Didn't take any closeup pictures this day, but the interior of the first floor is seeing quite a bit of demo with the new vehicular access in the middle-center of the first floor in the picture below. The building looks so sad now with its windows being gone these past few days.

    February 1st, 2018 The scaffolding on the Southern (left in the below picture) side of the site was in the process of being dismantled. It appears that abatement of that side of the building has been completed and work is ramping up on the far side of the building, with scaffolding being wrapped with plastic tarp. It appears they are stripping the exterior down to bare concrete and throwing everything into a hazardous tarp-covered dumpster, wrapped in red tape. Additionally all the windows have been removed from the exterior of the building to the East and West. What appears to be access to the first floor for bobcats/equipment has been provided by removing part of the wall on the middle of the first floor. Grading continues further across the front of the building.

    That's slightly amusing considering there used to be outdoor escalators and a pedestrian bridge connecting parts of the upper level in that general area of Waverly before they "redeveloped" the center.
