  1. Per Arkansas Business, Lowe's is the "Fortune 100 home improvement company" expected to be a major tenant in an announced 1.2 million SF distribution center project at the Galloway exit. It's one of at least two distribution centers planned to be within orbit of the Amazon warehouse along U.S. Highway 70. Various local news outlets had reports last December of Dollar General's plans for a 1 million SF dry and cold storage facility to support its growing DG Market grocery business, and the company purchased the land needed by March of this year, with intent to open the center within 2022.
  2. I'd bet that the McDonald's and Tropical Smoothie Cafe that border the shopping center won't move anytime soon. The McDonald's especially seems to have had good traffic for a long time in that location.
  3. Shopping centers farther west have overshadowed it in recent years, but Breckenridge Village was once one of the hotter destinations for shopping and entertainment in west Little Rock. A new LLC led in part by Hank Kelley and Jim Keet aims to revitalize the property with a multimillion-dollar overhaul, per an announcement that's been making the rounds in local media today — including this appearance on AY magazine's website.
  4. It may have been a bit slower that expected to come online, but Lost Forty's successor in the Rebel Kettle/East Sixth building — Camp Taco — is now nearing completion, with a target of opening later this summer. (Edited to add: Per Arkansas Business, a September opening is now expected.)
  5. The earlier planned expansion of Three Fold into Riverdale now appears to be scuttled in favor of properties out west, per a report from Eric Harrison today on Arkansas Online. The restaurant will move into the former Panera Bread site at Pleasant Ridge Town Center, and add a production facility up the road closer to Pinnacle Mountain State Park.

I had forgotten about that, but I still think Chase would want more of a full-service setup close to the Heights — though that may be their only shot IN the neighborhood that already has a dozen other banks as competition. Unless it's already spoken for, the building vacated by Centennial Bank down the hill at the shopping center in Riverdale would certainly seem like an attractive opportunity, especially if that center can be revamped.

According to Arvest's website, the Heights branch is still around, though it's existed solely as a motor bank for some time (after closing an accompanying storefront a few doors down from Tipton Hurst some years ago). That West Markham branch across from Planet Fitness was also a motor bank when it operated. My guess is that in converting the Zoe's Kitchen by Target, Chase is looking for the added flexibility of eventual inside traffic, but one would think the old NBA/Arvest branch at Markham and Bowman would've afforded that well enough. In the same wave of expansion, Chase is also setting up a loan production office across from Pleasant Ridge Town Center, assuming Verizon's old spot in a building it shared with Mattress Firm.
  8. That sounds like a fair assessment. Within Marriott's portfolio, Delta is classified as a "Premium" brand — on a par with the flagship Marriott brand, and above all the portfolio's other brands in the city (and the forthcoming Aloft) that are all at the "Select" level.
  9. I noticed that they also partner with local smaller coffee roasters in their Texas and OKC markets. Might be a great opportunity here for expansion, for someone like Blue Sail or Guillermo's.
  10. It perhaps also speaks to the strength of the company's existing Anthropologie store. And I agree that it'll be a welcome new presence to help fill out the development.
  11. Now more than a year down the road, from the looks of this Facebook post, the naming rights (a "skyline brand opportunity", as the post puts it) for Little Rock's tallest building may be up for grabs again, though there's no mention of that yet on the property manager's website.

I don't know if it's the best measure of how close White and Pulaski counties are to each other, but the distance from Exit 28 in Beebe (near the White-Lonoke county line at Cypress Bayou) to the east end of Republican Road outside of Cabot (near the Lonoke-Pulaski line) is around 13 miles. For comparison, traveling up to the first Searcy exit (#42) from Exit 31 in eastern Beebe is around 12 miles.
  13. Somewhat related to that, the last remaining El Chico in Little Rock had recently closed — which appears to have been in the works for some time prior to the virus outbreak. The two restaurants have a shared parent company, Dallas-based Consolidated Restaurant Operations, Inc. On the CRO website, there's no specific response to the virus in recent news releases.
  14. Conway County could come in on the strength of enough commuters to the city of Conway, which is a co-principal city for the MSA alongside Little Rock and North Little Rock. The average commute time as of 2018 was just shy of 26 minutes, and that's an easy trip from Morrilton to Conway via Interstate 40. But, plenty more may take that time or longer to travel to and/or through farming areas toward the top of the county -- far north of the I-40 corridor.
  15. The remainder between Trader Joe's (the red "LEASED" space in this graphic) and AT&T looks to be about 40% to 50% of the old Toys-R-Us space -- or 14,459 SF, per Flake & Kelley.
