  3. As Pattmost20 said. You can see it much better from this photo. The "fake window" to the right of the entrance is just painted on.

Which will then become plainly obvious in the rendering submitted to Gains Township.

  6. As discgrab21 said Rosa Parks Circle has a public restroom building. As does Ah-Nab-Awen Park and Heartside Park. If you have the Artprize app the map on it can tell you which venues near you have restrooms open to the public. Or you can use the map at the Artprize website here. On the map click the gear and then check the box for Public Restrooms.
  7. It's measured from Grand Rapids City Hall. Quote from the All Columbus Data website, "One of the more interesting things the Census measures is the population from “City Hall”, or basically the population by a mile radius from the center of each city’s downtown. Since city boundaries come in all different sizes, this is a good way to compare urban populations. " Keep in mind that the data ignores city boundaries. Once you hit the 20 mile circle you're getting into places like Cedar Springs. Also this measurement of density can be a bit tricky when when you look at a place like Milwaukee that is next to a big lake. Or Detroit which has Windsor on the other side of the border that the Census doesn't count.

  9. Is the existing terracotta band at the third floor in that bad of shape that it needs to be replaced? I'm just wondering why the rendering shows a different design from what is existing at the third floor. Also I'd like to point out, in the historic photo, there is very decorative parapet cornice that is no longer present on the building. Only the bottom half of it remains, and the rendering shows a new design in it's place. I know it's not a designated historic building, but it would be nice if those historic elements could be restored / rebuilt. With that said, I do like the look of the new entrance. Oh, and btw the rendering is not showing the traffic signal either.

I would guess it was sold for just under 3 million, but who knows. What is really surprising is that they want to do apartments/condos here. I for sure would have thought Founders wanted that land. The next Founders expansion is probably going to end up in an industrial park somewhere anyway.
  14. Ten years in the future, maybe even less then that, we will not be able to recognize this section of the Bridge Street corridor. Rockford Construction must have big plans for the area. DADDS Magic Bus and Limo – Property is for sale. Swift Printing – This is property owned by city commissioner Walt Gutowski. The walk-out basement of 443 Bridge is where The Sovengard is proposed to go. The Reinhart's own the Monte's and O'Toole's buildings and bars. I think they just own the Anchor Bar building, but I'm not sure. Rockford Berge is a joint company owned by Rockford Construction and Berge. Their offices are located on 36th street. Berge is a Spanish construction company that mostly is involved in infrastructure projects like ports, power facilities, etc. I think the Rockford Berge partnership started when they built a windfarm together. Four of the six remaining homes on Broadway just north of the proposed Sovengard are owner occupied. And north of 1st street four of the six unmarked properties are also owner occupied.
  15. I just use a different browser when I reach my limit. I'm sure it must be stored in a cookie. You could try to clear it, but that would require work to figure it out. And the different browser trick seems to work. It's about as silly as the Crain's Detroit website. You can't read an article on the site unless you subscribe. But if you just Google the headline and then click on the Google search link you can read the story without a subscription.
  16. The site plan looks a little preliminary too. Looks like someone just threw the base plans for the ATC building and Library onto the site and didn't even bother to turn off the structural column grids. Anyway, 20 years ago, rumor was the college had an agreement with the neighboring Heritage Hills homes that nothing taller then one story from the Claremont side would be built there. And the college had no interest, at the time, in building such a small building.

  20. Back in October 2014, 616 Development announced plans for a 40 unit market rate apartment building at 1359 Plainfield. At the site of the former Break Room. This building would have included 3000 sf of retail. This building appears to be canceled and the Break Room property is now part of a larger redevelopment that includes a parcel to the south. From what I can tell in the planning commission packet the new proposed building at the NW corner of Grove & Plainfield will have 99 apartments with retail space on the ground floor. 616 is calling this the SOBA Site. Also back in October 2014, 616 Development mentioned that they had an option to buy 220 Qiumby. They now own 220 Quimby and three other lots next to it. They are calling this the Quimby Site and are proposing a 60 unit apartment building with ground floor retail. What 616 is asking the Planning Commission is for a waiver to reduce some of the required parking at the Quimby Site. And also a waiver to use some of the parking at the SOBA Site for the Quimby Site. Now things get interesting, as the Creston Business Association is asking the Parking Commission to perform a parking study for the area as they are concerned about a lack of parking in the city owned lots.   22. This is the earliest facade I've seen. I'm guessing early 50's. I assume the building is older then that and that the above facade isn't original. But the storefront entry in the above image may be original to the building. But that storefront is long gone. I have no idea what is behind the existing mansard? Awning? I'm not sure what you call it.

  24. The name of the owner for 320 Michigan according to tax records is "Interstate WSHE Corp". Not sure what that is, but there is an Interstate Warehousing of MI out in Hudsonville that deals with meat packing. Maybe they are related, but it seems unlikely. The better indicator of who owns 320 Michigan is the owner mailing address on the tax records which points to "Prime Development".
  25. Jade Pig has already sold that garage to MSU. The Bagel Beanery afaik is owned by Martha's Vineyard. The McDonald's in the middle of everything appears to be owned by McDonald's and not owned by a franchise. Here's a map of the major players in that section of Michigan.
