Boulevard becoming less car-centric (though I will miss having a downtown Car Pool for washes prior to car-meets):

The Car Pool at 1203 N. Boulevard is closing Oct. 31 after 28 years in business. Car Pool CFO Mark Harrison said the parcel, which is less than 1 acre, is in the process of being sold to an undisclosed buyer.

“It is being sold,” Harrison said. “It will no longer be a car wash.”

new neighborhood plan (PDF) for the area around Virginia Union University, Brook Road, Lombardy Street, and Chamberlayne Avenue. It’s a complex and diverse neighborhood with old housing, new housing, and buildings zoned for retail, office, industrial, and institutional uses spread out over about 520 acres. This new plan looks to create a more cohesive “college town” environment while protecting the existing single-family neighborhoods in the area. Check it out:

I am not crazy about demolitions prior to planned replacements but this lot at Belvidere and Leigh certainly has potential:

Bulldozers are going full steam to demolish the 45,000-square-foot Belvidere Medical Center building at 505 W. Leigh St. The work began in recent days and will open up the property’s nearly 3-acre plot to potential redevelopment.

^^^^I don't think the Uppy's Belvidere thing is happening anymore. Was merely a vision for the site, but I don't think it was meant to be taken seriously at the time it was proposed.

I'm also questioning his indoor water park plans in Chesterfield too as I have heard nothing but crickets since his partnership with a Chinese business man last year.  Besides his bowling alley, he hasn't done anything and I don't expect him anything new.

Potential apartments and commercial to replace Department of Game and Fisheries complex:

Kotarides Developers has filed a plan of development with the city to raze the Department of Game and Inland Fisheries buildings at 3900, 4000 and 4010 W. Broad St. In their place, the company would build new structures with plans for as many as 238 apartments and room for retail space.

Take a look at their website. Kotarides projects have a mediocre at best exterior aesthetic. Hopefully they up their game at this site, but I'm not optimistic. http://www.kotarides.com/Pages/compcomm.aspx

Hopefully they at least do something more like Belmont at Freemason versus the rest of their portfolio.

Love the progress!! I hope that the high speed rail line runs through the station. It would be huge for that area and downtown in general if it became a high speed rail hub. Please post more pics if possible!!

Unfortunately, the way the Acca Yard is configured, it would require a whole lot more investment to bring high speed rail to MSS.

Who said it has to go through Acca yard? If they do use main street station, they could use the tracks that go right past RIR. These tracks link with the mainline just north of Ashland so it would give the high speed trains coming towards the city an unblocked path to the station. This would alleviate rail traffic on the main freight line and speed up the travel time of trains going through the city.

Disappointingly, I believe that route was looked at years ago and the cost to upgrade determined to be way too high.  Ashland may also have a fit over losing their station (though Ashland and Staples could remain for low-speed rail).

I would find it hard to believe that they  wouldn't use mss for hsr because of the investment that has been put into restoring the train shed and the fact that it would slow growth downtown as there would be more growth in the suburbs so the city would most likely push for hsr to mss.

This thread hasn't been very active so I thought I would help out. The children's hospital proposed for the boulevard will no be built leaving the site open for private developers. Although the city owns the site, they seem interested in selling. This could stimulate the search for a new ballpark site.

I hope Richmond can resolve this merry-go-round, I'd even settle for consensus and no ballpark.  It'll probably end up right where it is and that may be ok.  Sports backers is there, VCU plays there, get them involved too for baseball, may be ok... did like the downtown spot but that horse has left the stable.  A Libbie Mill style development, though there's a different industry near by, could work. Could also see a Reynolds / Altria style development off Broad and 64.

I don't know if this site has been suggested, but I think the area east of I-95 near arracrow landing would be a good spot for a ballpark/mixed use development.
