Major Project for Clarksville?

Article in the Clarksville Leaf Chronicle concerning a possible major project for the city of Clarksville which would include a Convention Center, Sportsplex, Amusement Park, Shopping, and a "4,000 room Hotel" off exit 4 in St. Bethlehem.

I have heard rumors of this for a year or so now (word has been going around the Planning Commission for a while). But, this is on a much bigger scale than what I had heard. The rumors that initially started called for a hotel and convention center with a 27-hole golf course. Specifically, it is to be built off of Wilma Rudolph Blvd, just north of the Cracker Barrel.

But, as great as this sounds, that area is already so dense. I don't know why they don't propose things like this for the Sango/Exit 11 area.

I recall some posts on this board a while back that mentioned C'ville leaders have been wanting a conference center a'la Franklin/M'boro/Dalton et.al.... Also, you need to consider that this a very long time frame (likely to be over 20 years).

I dont want to sound loony, but a 4000 room hotel is out of the question. Opryland is what, 2800 rooms, and this would be bigger than that. My question is where is the casino? You only have large developments like that with a casino. Maybe they are going to try and legalize gambling through the legislature. I dont think that will happen. You also need a large population base for a large development of this scale. Too far away from Nashville for most people to go to an amusment park. An exception to the rule may be Branson MO. You would have to make it worth the while of the people traveling there and make it a destination itself. The economy in Clarksville is too dependent on the military and if the 101st is deployed, the economy in Clarksville goes to hell overnight. So you cannot count wholey on the local community to support with a situation like that.

I would love to see it happen but I dont think it will and if it did happen, would it make money? Doubtful. There may be some type of development happen but this is very grandiose even for a much larger city. I have seen things happen like this before and is mostly talk and nothing heppens. I dont think much is know about the point man and nothing about the developers or even who they are. There are a lot of questions here.

I hope I am wrong and I hope I have not offended anyone, but I am just looking from a business point of veiw and the first thing that entered my head was a lot of CAUTION.

I'm extremely skepticle about this one until I hear a lot more solid eveidence. I agree with Ron that a 4,000 room hotel being built in Clarksville is a pipedream. Can you imagine the financial risk involved? Clarksville would have to be turned into a "maga-detination" city from this one project. How many years did Las Vegas flourish as one of the major tourist destination cities before it got it's 1st 4,000 room hotel? How on earth could Clarksville go from a very small tourist city to sucha mega-tourist attraction in one fell swoop?

Actually, Clarksville's economy has actually grown since the deployment to Iraq 2-3 years ago. This is a stereotype that is no longer completely valid. But I do agree that the scale of this project is not reasonable for our fair 150,000 people city.
