New-look Terrazzo

passed the Terrazzo site just a few minutes ago--the crane pieces are on site, looks like they are preparing to put it up

The base of the crane is set and will be just to the right of the wood in the pic - right hand side about half way down - I failed to capture it in my pic....... excavation is coming along at a rapid pace.

I have heard that a huge hole of around 60' already exists as it was underground parking for the department store that used to be there... is that confirmed? What's on the property now?

A parking lot. I had forgotten about the whole. Supposedly it's all dirt, and should take no time to dig out.

Drove by today and there are going to be 2 tower cranes! They had the base of the second one up already.

I don't believe it will take that long to build the subgrade parking. Crosland is telling buyers they will be moving in late Summer/ Early Fall of '08. They have stopped sales for a bit, bumping up unit prices. I hear parking spaces have gone from $10K each to $15K.

Drove through the Gulch today and noticed that they are for the time keeping the small red mobile crane on site. Also all digging has been completed for a week or so now and the concrete started to flow as they are building the parking garage at this time.

Also.... now that the Icon is rising a tad bit faster and both segments of the buiding have been merged you can really get a scope of the size of this thing. It's huge. I can't wait to see all the ground level retail go in. There is going to be a large retail enviroment in the Gulch with all the space coming availiable in both the Icon and Griffen Plaza and possibly the two towers on 12th and Demom.

Market Street enterprises has pretty yellow signs all over the Gulch and those plots not under Market Street are being sold independently, even those all the way up to 8th Ave. In a few years you wont recongnize the place.

Another side note... I was at Myers Carpet/ Flooring warehouse over on 8th a few weeks ago and I commented on what a gerat view they had of DT. The owner then said he was approached by the developers of The Icon or The Terrazzo some time ago (he couldn't remember which one but he was pretty sure it was the Icon) before planning had begun and was asked if he would sell his place to them. They wanted to purchase Myers and McDouglas liquor. He ultimatly turned it down and they then chose the current plot on 12th. They told him they were considering both locations but that his was the prefered mainly because of the DT view. I'm glad they chose 12th Ave.

^The flooring and liquor store sites still need to be replaced with something more appropriate. Those buildings are fugly; look like hilltop garages.

Hankster, they are on 5 or 6, just coming up to start working on the tower section. This one should start rising rapidly and making an impact on the skyline over the next few months for sure. It is now visable from the Interstate.

Hankster, with Suntrust and Encore coming along the density is looking better everyday in downtown.

And they apparently have a new 'Sales Studio' across the street now...

Good to see that Terrazzo is above ground now. I think people will be quite surprised how imposing this project will be. It's going to be a "tall" 14 stories....roughly 200 Ft.

Thanks for the pics jice. The first one is striking if for nothing else the density of overhead power lines. Has anybody heard if they will eventually end up underground, or will we have to admire Terrazzo through all that mess?

Tennessean article about new bank leasing at Terrazzo

Attached is a Tennessean article about a bank that has signed a lease for part of the 1st and 2nd floor of Terrazzo in the Gulch. The first of the new retail is on its way in '09!
